California developer builds first 'wildfire-resilient' neighborhood

ESCONDIDO, Calif. - A California residential developer is building what's being called the country's first "wildfire-resilient" neighborhood.
What we know
KB Home said its new community in Escondido, in San Diego County, is being constructed with fire-resistant building materials and methods to protect against direct flame contact and radiant heat and embers.
The features help to "meaningfully reduce the likelihood of wildfire spread," KB Home said.
The developer said the new Dixon Trail community meets wildfire resilience standards developed by the non-profit Insurance Institute for Business & Home Safety (IBHS).
The independent research group seeks to find ways to protect homes and communities against natural disasters.
KB Home said Dixon Trail was constructed with research-backed methods and materials, including Class A fire-rated roofs, noncombustible gutters, and ember and flame-resistant vents.
The home builder noted the approach goes beyond how individual homes are constructed.
"Research shows that both homesite- and neighborhood-level strategies are key in preventing wildfires from becoming catastrophic," the home-building company said.
The materials used throughout the neighborhood and the spacing of the structures are carefully taken into account.
"Wildfire risk is reduced by separating almost all structures by more than 10 feet and decreasing potential fuels through the use of fire-resistant materials like all-metal fence systems," KB Home said.

The community is being built amid a home insurance crisis in California, as insurers have spiked rates or dropped or reduced coverage, due to heightened wildfire risks and high costs of doing business in the state.

"With fire becoming an increasingly common threat in the West, it's crucial to reconsider how we construct communities in fire-prone regions," said IBHS's CEO Roy Wright. "KB Home is at the forefront, implementing our research-driven wildfire mitigation strategies for both the parcel and neighborhood levels at Dixon Trail."
At completion, the community will include a total of 64 new homes.
Prices start at $1,029,990, KB's Dixon Trail website said.
The community opened in October, and about 50% of the homes have been sold, according to a KB Home sales agent.
The available homes range from being ready to move in to being personalized and built to order.
The home designs come with options offering three to five bedrooms and 2.5 to 3.5 baths.
What we don't know
It's unclear if KB Home has immediate plans to roll out more wildfire-resilient communities.
The Los Angeles-based company has a notable presence in the Bay Area. On its website, KB said its homes are in "commuter-friendly locations," offering easy accessibility to major employment hubs in San Francisco and across the region from the East Bay, Sonoma Valley, Contra Costa, the Tri-Valley, and Silicon Valley.

CHARLOTTE, N.C.--(BUSINESS WIRE)--The Kent Family has come full circle with their ownership of Pocasset Machine Corporation. Al Kent bought the company, which was a two-man tool & die shop in Waltham, Massachusetts at the time, from a friend who was close to retirement in 1977. His two sons, Barry and Chris, successfully operated and grew the company for nearly five decades. But now ready to retire themselves, they are officially selling Pocasset Machine. Compass Precision, LLC a Charlotte-based manufacturer of custom, close-tolerance metal components for mission-critical applications, announced Monday that it has acquired Pocasset Machine Corporation in Pocasset, MA from the Kent family. Barry and Chris are expected to remain with Pocasset Machine through the transition phase. After that, Compass will replace both men with the rest of the company's staff remaining intact. Pocasset Machine will become the ninth operating company under the Compass umbrella, and the fifth situated outside the Charlotte area, location of the company's headquarters. 'We are thrilled to be joining forces with Pocasset Machine,' explained Bill Canning, Compass's President & Chief Operating Officer. 'Barry and Chris have developed a terrific niche CNC machining business focused mostly on serving the autonomous underwater vehicle (AUV) market, some of which is concentrated on and near Cape Cod.' 'We see many opportunities to grow Pocasset as an integral portion of Compass,' added Jim Miller, Compass's Vice President of Sales. 'Compass loves to acquire shops with differentiated capabilities serving mission-critical markets. Pocasset Machine is all of that and more. They are a great fit for us.' Two years after Al bought the company, the Kents began moving the machine shop to Cape Cod. While most people view the Cape as a tourist destination, Al and his sons saw a business opportunity. 'I checked it out with the associated industries of Massachusetts and found that this corner of the state could use a machine shop,' Al said. 'It was thought of mostly as a vacation spot, but the oceanographic industry spawned a lot of small company spinoffs.' 'We were familiar with the Cape. Everything we made back then was small, location wasn't all that important,' Chris said. 'So, we had the bright idea of over a few months, slowly moving everything out to the Cape.' On the cape, the machine shop became an intricate supplier in Oceanographic instrument products and scientific research. Many decades later, that led to the development of the AUV market, which Pocasset Machine is heavily involved in today. Barry began working at the company immediately in 1977. Chris started a few years later after high school. The two brothers learned under the company's previous ownership – the Paquette brothers. Barry and Chris assumed leadership roles at Pocasset Machine in the early 1980s. Al transitioned from his previous manufacturing company, Millipore, to Pocasset by 1983. He brought Millipore work with him, but he mostly stayed 'out of the way,' as he described it, to allow his sons to operate the company. Pocasset fits Compass' operating model, which has proven highly effective in integrating and supporting geographically dispersed operating units. Compass particularly emphasizes numerous cross-selling and cross-sourcing opportunities to enable each operating company to succeed in ways not possible by itself. Pocasset had other potential buyers, but the Kents saw Compass as the best fit. 'They speak our language. They know what a job shop life is,' Barry said. 'Until you have lived that life, you can try to explain to people what you do, but they really don't understand it until you've lived it. It's a pretty unique life, good or bad.' The Kent family members expressed how proud they are that Compass wanted to acquire the shop. They are looking forward to Compass continuing their traditions to help the machine shop continue to grow and prosper. 'Chris and Barry have grown this unbelievably successful company. They have done a great job, and we have a lot of really nice employees,' Barry's wife, Vicky, said. 'Because of that, we wanted to make sure that the company lived on and continued and didn't just close up and end what they had worked so hard for. 'So, that's the very, very important part of it. 'With Compass, the type of company that they are, adding Compass' family, friends, employees, is what we were looking for too.' Chris sees Compass taking Pocasset Machine to the next level. Al stressed how important it will be for Compass to keep the machine shop's integrity, which he is confident the parent company will be able to do. 'I'd like to see that integrity factor that Pocasset Machine has developed to continue working under the Compass umbrella,' said Al. Compass Precision was formed with the acquisition of Advanced Machining & Tooling, LLC; Quality Products & Machine, LLC; and Tri-Tec Industries, LLC in October 2019. In August 2020, Compass added Gray Manufacturing Technologies, LLC as its first add-on acquisition. Seven months later, Douglas Machining Services, LLC became Compass's second add-on acquisition in March 2021. R&D Machine, LLC was acquired in April 2022, Strom Manufacturing, LLC in July 2022, and Bergeron Machine, LLC in April 2023, becoming Compass's third, fourth and fifth add-ons. Once Smart clears waivers after being bought out by the Washington Wizards, he is expected to sign with the Lakers on a two-year, $11 million deal. The addition of Smart significantly strengthens the Lakers' backcourt rotation. But considering their aspirations of becoming title contenders, the Lakers still have more work to do. To address this, Grant Afseth presented Portland Trail Blazers guard Jrue Holiday as a potential target for the Purple and Gold. He wrote: "Multiple sources recently told that Holiday is a name to monitor, particularly as a potential target for the Los Angeles Lakers." "That's not to say active conversations are taking place, but his name continues to surface in NBA circles as the team evaluates options to add more talent around LeBron James and Luka Doncic. Proposed Trade Details Los Angeles Lakers Receive: Jrue Holiday Portland Trail Blazers Receive: Rui Hachimura, Gabe Vincent, Dalton Knecht Given that this trade package is primarily formulated to help the Lakers get better, it has significant benefits for them. But as constructed, this could have upside for the Trail Blazers too. The Lakers Acquire A Defensive Stopper For the Lakers, this trade is of mutual interest for the team as well as Holiday himself. After being traded from the Boston Celtics, reports were suggesting that Holiday was annoyed because he was traded to Portland. This immediately sparked rumors, marking a potential exit from the team before even debuting with them. Should the Lakers successfully trade for Holiday, they would not only be acquiring a defensive stopper, but they'd also be adding a two-time champion to their roster. In the last five years, Holiday has been a part of two title-winning squads. His recent experiences of winning it all could be crucial in driving success for the Purple and Gold this upcoming season. The 35-year-old also brings tons of experience and productivity with him. With averages of 11.1 points, 4.3 rebounds, and 3.9 assists per game on shooting splits of 44.3% from the field and 35.3% from three-point range, Holiday is the ideal complementary player for a star-driven team. On a team headlined by stars like Luka Doncic and LeBron James, the veteran would carve out a place for himself by fulfilling critical team needs, something that could prove pivotal to the Lakers' success. The Trail Blazers Reinforce Their Roster Depth This deal also has merit for the Trail Blazers, who are poised to be a significantly more intriguing team than they were last season. With the signing of Damian Lillard in free agency, Portland is expected to be significantly more competitive, although this would only be for the 2026-27 season after he returns from injury. Regardless, this deal sees the Blazers acquiring two capable veterans on expiring contracts along with a talented young player. With Rui Hachimura, Portland adds depth to their frontcourt rotation. His averages of 13.1 points and 5.0 rebounds on 41.3% shooting from the perimeter were a welcome sight on most nights. The acquisition of Gabe Vincent could also be huge for Portland. While having him on an expiring contract gives the team a lot of cap flexibility next offseason, Vincent has displayed the ability to be a contributor on the defensive end as well. As a capable on-ball defender, Vincent's high work rate and effort helped him disrupt several plays. He shot 35.3% from three-point range last season, which was a part of his contribution to the offense, having averaged 6.4 points per game. As beneficial as veteran leadership is to a young team, there exists a necessity for young talent that will grow with the team as well. In this regard, Dalton Knecht's arrival could be significant for the Blazers' bench rotation. In his rookie season, Knecht displayed a lot of potential as a sharpshooter and scorer, averaging 9.1 points on shooting splits of 46.1% from the field and 37.6% from beyond the arc. Having showcased his ability to get hot in a hurry, Knecht could prove to be a key scoring boost for this young team when given meaningful playing time. Should The Lakers Pursue Holiday? There are virtually no downsides to pursuing Jrue Holiday for the Lakers. While they will be looking to part ways with expiring contracts, and Dalton Knecht frequently being mentioned in trade chatter, the Purple and Gold will simply be doing what they planned to do. The addition of Holiday gives the Lakers a lot of depth, particularly in their defensive rotations. His reliable presence on both ends of the floor could also be essential in developing on-court chemistry. But considering that the 2x All-Star has three years left on his contract, the Purple and Gold may hesitate to pursue the deal.
