Estate with 1860s' house, pool, tennis court and island up for grabs
Named Elmdale after the century-old elm trees that line its driveway, the 51.8ha property at 468-470 Heathcote-Redesdale Rd, Heathcote, is spread across three titles.
The town of Heathcote is about 100km north of Melbourne and 40km from Bendigo.
The estate is located in Victoria's shiraz winegrowing country, is surrounded by noted wineries and bordered by Wild Duck Creek.
Elmdale's owners of almost three decades, Christine and Bryan Frost, are selling with plans to downsize from their home that features a main house, 1860s-era converted guest cottage and a purpose-built entertainers' pavilion.
Ms Frost said that she and her husband have plenty of treasured memories of Elmdale especially the pavilion which includes a full kitchen with double barbecues and two dishwashers, a pizza oven, butler's kitchen, dual decks and outdoor areas with a wood fire and airconditioning.
'Up on the pavilion there is a deck that faces west and we love to sit there and have a Sundowner as the sun goes down,' Ms Frost said.
'We've had many parties here, our wedding reception here – that is a cherished memory.'
After getting married in Bali, the couple hosted a reception for about 120 guests under a marquee set up on the property's dressage arena.
Other equestrian facilities include stables, paddocks and six sheds, while the outdoor area also boasts an olive grove, large glasshouse, two 200,000L water tanks, a tennis court and five dams.
One dam has an island that can be accessed via a small bridge.
Twenty-eight years ago, Ms Frost and her husband bought the estate from good friends of theirs after falling in love with its many charms.
'As you drive down the driveway, everyone goes, 'Wow, this is gorgeous,' Ms Frost said.
'There are very, very old elm trees near the house and all the way down the driveway.'
The historic stone cottage, now expanded and converted, has two bedrooms, a sitting room, and formal dining room with an open fire place and access to outside.
The farmhouse-style kitchen opens to a cellar and meals area.
Fireplaces throughout provide the couple's two cats, Yogi Bear and Boo Boo, with multiple places to warm themselves.
A newer three-bedroom house near the swimming pool has a large main bedroom with an ensuite and walk-in wardrobe, plus access to the deck.
There's a central living space and the two other bedrooms have ensuites, plus there's gas in-floor heating and reverse cycle airconditioning throughout.
For Mr and Ms Frost, Elmdale started out as a weekender before it became their main home during the Covid lockdowns.
Elmdale is also home to three horses including Ms Frost's thoroughbred Occy, who has won two Victorian Horse of the Year titles and was 2022's National Horse of the Year runner-up.
Ms Frost said it would be hard to farewell the property where they have enjoyed many wonderful times with family, friends and their animals, plus the spectacular natural scenery.
'It's the most beautiful place in the world and we'll be sad to say goodbye,' she added.
AFL legend Kevin Sheedy stars in the home's online campaign video in which he describes Elmdale as a beautiful address that 'showcases nature at its best'.
O'Brien property consultant and auctioneer, John Rombotis, and his colleague Julie Zucha have the listing, which is for sale with a $3m-$3.3m asking range.
Mr Rombotis said the estate would suit a family, horse trainer or owner, or a buyer seeking a country property where they could entertain relatives and friends.
It would also be a great home for someone wanting to set up a resort-style business in the heart of Victoria's famous shiraz country.
And there's cattle-handling facilities for those who'd like to run cattle on the property.
'To actually buy something like that now, with three residences, 128 acres and all the equestrian facilities, it would be $8m to replace,' Mr Rombotis said.
The Frosts are taking their cats and horses with them when they move.

Labor defends $1.5m climate summit junket
Labor has defended sending dozens of public servants to a major climate summit last year at a taxpayer-covered cost of $1.5m. Seventy-five public servants from seven departments and agencies were on the junket to Azerbaijan for COP29 – the UN's flagship climate conference. They attended at an average cost of $20,000 per head, The Australian revealed. Speaking to media on Tuesday, Labor frontbencher Amanda Rishworth said it was 'really important' Australia was represented at the summit. 'I mean, countries across the world attend with their officials,' the Employment and Workplace Relations Minister told Nine. Pressed on whether 75 officials were needed, she said the delegation was being unfairly scrutinised. Ms Rishworth said former Coalition prime minister Scott Morrison 'also attended with a large contingent of public servants'. 'But we are looking to bid to host COP, actually, in Adelaide,' she said. 'And so this is important that we put our best foot forward. 'But it is not true to suggest governments of other stripes also haven't sent large numbers of public servants to COP.' The revelation came amid concerns Labor has been too loose with the public purse. The Coalition has often blamed government spending for driving inflation – a position not shared by the Reserve Bank, which has cut interest rates on the back of shrinking inflation. Appearing opposite Ms Rishworth, opposition finance spokesman James Paterson said he was not convinced 75 public servants were needed. 'Did we really need to send 75 public servants from seven different government departments and agencies, two ministers and their staff, at a cost of $1.6 million at a time when Australians couldn't pay their rising electricity bills and emissions under this government are actually up, not down?' he asked. 'I mean, this is a talk fest which achieved nothing except … a climate junket for politicians and bureaucrats.' COP summits are the main opportunity for governments to agree global action on climate change and often set legally binding commitments for partaking countries. These commitments help shape energy and economic policies in Australia and around the world. Most of the public servants that attended COP29 were from Department of Climate Change, Energy, the Environment, and Water and the Department of Foreign Affairs and Trade. The departments sent 42 and 25 representatives respectively. The national science agency, Department of Agriculture, Fisheries, and Forestry and Department of Finance all sent two each. The prudential watchdog and Department of Health and Aged Care also sent one each.

‘Case not established': Shock blow as RBA keeps rates on hold in July meeting
Australian households will have to wait a little longer for more mortgage relief, with slowing inflation and weak retail sales not enough to sway the central bank that the fight against cost of living is over. A cautious RBA has held the official cash rate at 3.85 per cent following its July meeting, with the shock move defying expert commentators and the money markets predictions. Prior to Tuesday's announcement, the money market had placed a 92 per cent chance on a rate cut off the back of weaker than expected economic data. Mortgage holders will now have to wait until August at the earliest to get further interest rate relief. Tuesday's annoucement follows a rate cut in May, with the central bank opting against back-to-back movements in the official cash rate. Ahead of the announcement, Betashare chief economist David Bassanese said the 'case for a rate cut had not been established.' 'Although May trimmed mean annual inflation dropped to 2.4 per cent, this followed a solid 2.8 per cent gain in April - and there's every risk it could bounce back again in the more comprehensive and reliable June quarter CPI report later this month,' he said. 'Prudence suggests the RBA should and would await confirmation of lower inflation in the quarterly CPI report before cutting again in August - despite the market pricing a rate cut next week with near certainty.' But he conceded last Wednesday's retail data gave the RBA a yellow light when it comes to making a rate call. 'Accordingly, although retail sales rose a weaker than expected 0.2 per cent in May, it does not necessarily give the green light to the RBA to cut interest rates next week,' he said.
