Mortgage guarantee scheme offering 95% loans confirmed in government plans
Read below to see when the change comes into place Click to share on X/Twitter (Opens in new window) Click to share on Facebook (Opens in new window) FIRST-TIME buyers with 5% deposits will continue to get help through a mortgage guarantee scheme, the government has confirmed today. The new scheme will be permanently launched from this month and means first-time buyers can borrow up to 95% of the home price. Sign up for Scottish Sun newsletter Sign up 1 Rachel Reeves' Government has confirmed a replacement for the mortgage guarantee scheme Credit: PA It replaces the previous Mortgage Guarantee scheme which first launched in 2021 and ended last month. Plans to relaunch the scheme were initially laid out in the Chancellor's Spending Review earlier this month. The move, reiterated in government documents published today, allows buyers to purchase a home across the UK with just a 5% deposit. The government then provides a guarantee to the lender to cover some losses if the buyer cannot repay their mortgage and the property gets repossessed. It is significantly lower than the 10% or 20% deposit many lenders ask buyers to pay when securing a home. For example, if you bought a house for £350,000, you would only need to pay a deposit of £17,500. Someone required to pay a 20% deposit on a property of the same value would have to make a down payment of £70,000. Since the scheme began, over 53,000 mortgages have been completed using it, with a total value of £10.7billion as of December last year. The small deposit mortgage deals were previously popular leading up to the 2008 financial crash but were phased out afterwards. The scheme has been hailed as an accessible way for buyers to get on the ladder. But the larger loan-to-value ratio for the mortgage means buyers will pay higher interest rates when they make repayments. Rachel Reeves FINALLY addresses Commons tears after she and Keir Starmer put on awkward show of unity Peter Stimson, director of mortgages at lender MPowered Mortgages, said the move comes "a year too late". He said: "The mortgage market has changed a lot since Rachel Reeves swept into 11 Downing Street last July. 'The Base Rate has come down by a full percentage point and hundreds of 95% LTV mortgage products are now available. 'Every lender who wanted to offer a 95% loan is probably already doing so. "The Chancellor's announcement is unlikely to make dozens more suddenly follow suit - as the price of entry is unknown and will vary each year." Many lenders are offering their own take on the 95% mortgage. Nationwide just recently launched a 95% mortgage for buyers looking to purchase a new build home. The offer also allows customers to borrow six times their annual income through its Helping Hand scheme. Elsewhere, Skipton Building Society offers a 100% mortgage deal that allows you to buy a home without a deposit. A similar mortgage deal was recently launched by April Mortgages too. ALL CHANGE Mortgages will also be available at over 4.5 times a buyer's income, following recommendations from the Bank of England to loosen lending rules. This will create more than 36,000 additional mortgages for first-time buyers over the first year, the Government said. Britain's biggest building society Nationwide also announced plans last week to make its "Helping Hand" mortgage scheme for first-time buyers available to people on lower incomes. From Wednesday, eligible first-time buyers can apply for Nationwide's Helping Hand mortgage with a £30,000 salary, down from £35,000, and joint applicants with a £50,000 combined salary – down from £55,000. It has been estimated that this will support an additional 10,000 first-time buyers each year. Brian Byrnes, head of Personal Finance at Moneybox, said: "It is encouraging to see steps being taken to support first-time buyers. "Enabling people to borrow more is not a silver bullet. "What first-time buyers truly need is not just the ability to take on more debt, but meaningful, long-term support to help them start saving and investing earlier in life so they can build up that all-important deposit." Elsewhere, plans to cut the tax-free allowance for cash ISAs have been put on hold by the Chancellor, after speculation that reforms to the savings account would also be announced.

Europe's best railway station that's one of world's busiest is getting £1bn revamp – and could launch direct route to UK
Construction is likely to start by 2030 ON TRACK Europe's best railway station that's one of world's busiest is getting £1bn revamp – and could launch direct route to UK Click to share on X/Twitter (Opens in new window) Click to share on Facebook (Opens in new window) EUROPE'S best railway station is set to receive a £1billion upgrade with the possibility of a direct route on the cards. Plans to expand one of Europe's busiest train stations have been revealed and include a new track and second tunnel, as the prospect of a direct link to London grows more likely. Sign up for Scottish Sun newsletter Sign up 6 The major European station is set to receive a huge upgrade Credit: Getty 6 This upgrade will increase the station's capacity by 50 per cent Credit: Getty Major station set for huge upgrade This expansion is estimated to cost over £1bn with construction likely to commence in the latter half of the 2020s. These upgrades will increase the station's current capacity by a staggering 50 per cent. Plans were publicly displayed on May 14 and have since been approved as Zürich Stadelhofen station braces for an upgrade. Commissioned by the Swiss Federal Government, the Swiss Federal Railways (SSB) aims to address a major bottleneck in the Zürich S-Bahn system, Railway Pro reports. SSB intends to achieve this through the station's expansion, as the current three-track layout already operates at full capacity. Plans for direct route to London This comes after SSB revealed hopes to create a direct line to London earlier this year. According to Swiss info, the prospect of a direct high-speed rail link is growing more likely, but Switzerland needs to make adaptations to its stations before this can happen. This new expansion could be a step in the right direction as the proposed upgrade of one of the world's busiest stations will enable more frequent services and improve connectivity. One Brit told Swiss Info: "We feel so disconnected after Brexit. This kind of direct connection would be incredible." Currently, Brits can travel to five places by direct train with Eurostar -Paris, Lille, Brussels, Rotterdam and Amsterdam. Picturesque English town is getting new £27m train line for first time in 60 years – & will cut journey times by an hour But new plans have suggested routes from the UK to seven other cities in Germany, Switzerland, France and Italy. Yann Leriche, the chief executive of Getlink, said: "We are keen to drive forward attractive opportunities for low-carbon [travel] with a range of new destinations in Germany, Switzerland and France. A spokesperson for London St Pancras Highspeed added: "Many European cities could be reached directly by train in under six hours which we believe is really competitive with short-haul air travel." However, the plans are rather ambitious, with no set time frame for when these could launch. Key upgrades to major Zürich station With approximately 80,000 daily passengers and 770 train movements, Zürich Stadelhofen is the third-busiest station in the city and the tenth-busiest in Switzerland. The proposed upgrade will enable more frequent services and support the implementation of a 15-minute base frequency across the network. According to Railway Pro, these are the key upgrades to the station : The construction of a fourth track on the hillside of the station, aligned with the current shopping level Connection of the new track to existing tunnels A new single-track Riesbach Tunnel towards Zürich Tiefenbrunnen Enhanced station access Sun Travel's favourite train journeys in the world Sun Travel's journalists have taken their fare share of train journeys on their travels and here they share their most memorable rail experiences. The snow-covered mountains and tiny alpine villages that we passed were so beautiful that it felt like a moving picture was playing beyond the glass." - Caroline McGuire Tokyo to Kyoto by Shinkansen "Nothing quite beats the Shinkansen bullet train, one of the fastest in the world. It hardly feels like you're whizzing along at speed until you look outside and see the trees a green blur. Kara Godfrey London to Paris by Eurostar "Those who have never travelled on the Eurostar may wonder what's so special about a seemingly ordinary train that takes you across the channel. You won't have to waste a moment and can tick off all the top attractions from the Louvre to the Champs-Élysées which are both less than five kilometres from the Gare du Nord." - Sophie Swietochowski Glasgow to Fort William by Scotrail "From mountain landscapes and serene lochs to the wistful moors, I spent my three-hour journey from Glasgow to Fort William gazing out the window. Mis-sold car finance average payout: how much could you get?
*If you click on a link in this story, we will earn affiliate revenue. MOTOR CLAIM Mis-sold car finance average payout: how much could you get? Click to share on X/Twitter (Opens in new window) Click to share on Facebook (Opens in new window) LATER this month the UK supreme court is expected to rule on whether car finance dealers unlawfully charged millions of drivers secret commission. This means if you took out a car finance arrangement before 2021 you could be in line for compensation. Sign up for Scottish Sun newsletter Sign up In the build up to the ruling, the Financial Conduct Authority (FCA), the industry watchdog, is reviewing how it would implement a large-scale redress scheme. Lloyds Bank, meanwhile, have set aside £1.2 billion in potential compensation costs – with other lenders following suit. Check if you could claim for mis-sold car finance below What are mis-sold car finance claims? Most cars in the UK are bought on a finance agreement, like a Hire Purchase (HP) or Personal Contract Purchase (PCP) agreement. Before being outlawed in 2021, these agreements could be sold with 'discretionary commission'. This meant your finance provider was allowed to increase your interest rate and pocket the difference as commission. Drivers didn't know that they could have paid for a cheaper loan and that part of their monthly repayments were funding this commission structure. What is the average payout for mis-sold car finance? Until the matter is resolved in court, the exact compensation drivers can expect remains unclear. However, we do know the average driver could be due thousands. My Claim Group, a claims management company, estimates that the average driver could receive up to £4,000**. Separate information from the FCA also found that a £10,000 finance agreement on PCP or HP could have cost the average consumer £1,100 in additional interest charges. This information will likely play a role in calculating the compensation you will receive, alongside a few other factors. Check if you could claim for mis-sold car finance below What factors could affect my car finance mis-selling payout? A few individual factors will likely influence your car finance payout. This includes: The interest rate you received The discretionary interest charged might differ depending on your lender. A higher rate means you may have paid more in commission to your dealer, and this could mean you're due an increased payout. The length of the agreement When purchasing on finance, the length of the repayment period affects borrowing costs. Longer repayment periods typically mean lower monthly payments but higher overall borrowing costs. Shorter repayment periods, on the other hand, result in higher monthly payments but lower total costs. So, repayment plans can influence the total interest paid on your finance. A longer repayment period at a higher rate could mean you paid more in unfair commission. The size of the loan In addition to the length of the agreement, the size of the loan also plays a role in determining the total interest paid. A larger loan charged at a higher rate means you could have paid more in discretionary commission. Can I make multiple claims to increase my payout? Discretionary commission arrangements were commonly used before their ban in 2021. During this time, drivers may have entered into multiple finance agreements, each with its own hidden commission. This means you might be eligible to make multiple claims and receive multiple payouts. Check if you could claim for mis-sold car finance below How to apply for compensation You do not need to use a claims management company to make a complaint, you can do it directly via your lender and eventually the Financial Ombudsmen Service. My Claim Group work with a panel of solicitors and they work on a no win no fee***. This does mean if it's successful then they will take a cut of your total payout but you don't have to deal with the administrative hassle of claiming. The Law Firms they work with take between 18 % and 36% inc VAT of successful claims. The total amount you would be due to pay depends on the level of redress you have received. Check if you could claim for mis-sold car finance below My Claim Group is a trading name of the Claims Protection Agency Ltd, authorised and regulated by the Financial Conduct Authority (FCA No. 836470). *My Claim Group will undertake a free check at no cost to you on your behalf to assess if you may have a vehicle finance claim. **See link for the FCA reference, solicitor fee tables & average valuations: *** If you proceed, our panel solicitors work on a no win, no fee basis (subject to exclusions, for full details click on: Solicitor fees are up to 36% inc VAT. We receive a fee after a successful payout or a referral fee from your solicitor and this does not affect the compensation you will receive. You do not need to use a claims management company to make a claim; you can do this yourself for free by contacting the car dealership or finance provider and if that is not successful you can complain to the Financial Ombudsman Service.
