T'puram: In a significant boost to the capital's real estate sector, Thiruvananthapuram emerged as the frontrunner in residential project registrations under Kerala Real Estate Regulatory Authority (K-RERA) for the first half of the year.
From Jan 1 to June 30, state capital recorded a remarkable 1,068 residential units, the highest in the state and the only district to surpass the 1,000-unit milestone.
The latest data, released by state govt via K-RERA website on Monday, highlights Thiruvananthapuram's continued momentum in real estate development. The city was followed by Ernakulam with 887 units and Kozhikode with 632 units, indicating a strong urban housing trend across Kerala's major cities.
Districts like Thrissur (320), Palakkad (164) and Malappuram (113) also showed notable activity. However, several districts, including Alappuzha, Wayanad and Kasaragod, recorded zero registrations during this period.
A senior K-RERA official commented on the trend, saying, "Thiruvananthapuram's performance reflects both increased investor confidence and the city's growing appeal as a residential hub.
We are seeing more structured and compliant development, which is encouraging for long-term real estate stability in the state," the official added.
Last year too, Thiruvananthapuram was on the top list. Since Vizhinjam Port is operational now and several IT projects are in the pipeline, there is a great demand from NRIs and techies from South Tamil Nadu to buy homes in the city. As per the figures available with K-RERA, number of residential buildings grew by 44% between 2021 and 2023 until Nov.
Trivandrum Chamber of Commerce and Industry (TCCI) president S N Raghuchandran Nair said Vizhinjam Port has become a game changer for Thiruvananthapuram. "Not only Vizhinjam Port, but several IT companies are eyeing this city. Besides, Thiruvananthapuram is a major health destination with many hospitals coming up. Considering all these, the capital city will be the next real estate hub," Nair added.
Currently, the real estate hotspots in Thiruvananthapuram are Sasthamangalam, Kazhakkoottam, Kowdiar, Kumarapuram and Kuravankonam. The apartments on either side of NH-66 at Akkulam and Kazhakkoottam also have huge demand. The reasonable cost of living is also a main attraction. With the launch of two IT majors — Accenture and HCL — in capital, more young professionals chose Thiruvananthapuram over other cities.

J&K's Draft Hydro Power Policy, 2025, proposes tourism infrastructure in hydel projects up to 25MW. A senior official said the infrastructure could include hotels, parks, guesthouses, and water sports facilities The draft policy, reviewed earlier this week by chief minister Omar, will soon be released for public feedback. The policy assumes significance after the Centre put Indus Waters Treaty (IWT) with Pakistan in abeyance following the April 22 Pahalgam terror attack. Omar's National Conference (NC) has long opposed IWT, calling it detrimental to J&K's interests and arguing that it ceded control of river waters to Pakistan without consulting the region. Such tourism facilities will be allowed to be set up only after hydel projects up to 25MW go on stream. The incentive has been limited for projects up to 25 MW as they typically come up on small streams and offer good tourism potential, while larger hydel plants are located on major rivers with little scope for ancillary amenities, the official explained. J&K has an estimated hydropower potential of over 20,000MW but less than 15% is harnessed. Govt expects good response to the new policy. The official cited Ranjit Sagar Dam (also known as Thein Dam) at Pathankot in neighbouring Punjab as an example, pointing out that the area, with lush gardens and scenic surroundings, had turned into a popular picnic destination. 'J&K's upcoming hydropower projects offer similar tourism potential,' the official said. While hydropower developers in J&K will be required to provide 12% of the generated electricity free to the Union territory under the new policy, the obligation will remain suspended during the initial years to ease the burden on developers. Developers will be allowed to retain all tourism revenue from the start, without no sharing with govt. However, after 40 years, developers must hand over the 'hydel project' and 'all related tourism infrastructure in good operating condition' to govt. The draft policy categorises projects into two segments, up to 25MW, and between 25MW and 100 MW. It proposes waiver of water usage charges for all projects, classifying them as 'non-consumptive users'. Developers will also benefit from carbon credit incentives and receive 100% exemption on registration fees and stamp duty on land purchases, leases, or mortgages related to the projects.

Mumbai, Jul 26 (PTI) RPG Life Sciences has reported a marginal decline in profit after tax (PAT) for the June 2025 quarter at Rs 26.29 crore against Rs 26.76 crore a year ago, according to a regulatory filing. Its revenue from operations for the reporting quarter, however, increased 2 per cent to Rs 168.92 crore from Rs 165.42 crore in Q1 FY25, the RPG group firm said. 'In Q1, we have sustained our sales growth momentum, reflecting the strength of our strategic execution and operational excellence," RPG Life Sciences Managing Director Ashok Nair said. He said the company's domestic formulations business continues to deliver market-beating growth, propelled by a focused transformation agenda and a customer-centric approach. 'We remain firmly on track to accelerate both our International Formulations and API segments, with growth driven by rapid onboarding of new customers, strategic expansion into newer markets, and launch of newer molecules that broaden our therapeutic reach," Nair stated. 'We are actively exploring inorganic growth opportunities across both formulations and APIs to further accelerate our growth trajectory and create lasting value for all stakeholders," Nair added. J&K Bank Q1 PAT climbs 17% YoY to Rs 485 cr

Jammu & Kashmir (J&K) Bank reported a 16.69% jump in standalone net profit to Rs 484.84 crore on 10.35% increase in total income to Rs 3,518.57 crore in Q1 FY26 over Q1 FY25. Profit before tax (PBT) rose 7.45% YoY to Rs 657.75 crore in Q1 June 2025. Net interest income (NII) grew 7% to Rs 1,465.43 crore in Q1 FY26 compared with Rs 1369.22 crore in Q1 FY25. Net Interest Margin (NIM) declined to 3.72% in Q1 FY26 as against 3.86% recorded in Q1 FY25. Total deposits increased 12.05% to Rs 1,48,542 crore as of 30th June 2025 compared with Rs 1,32,573 crore as of 30th June 2024. Net Advances grew 6.06% YoY to Rs 1,01,230.11 crore as of 30th June 2025 as against Rs 95,449.77 crore as of 30th June 2024. CASA ratio declined to 45.71% in Q1 FY26 compared with 49.77% in Q1 FY25. The gross non-performing asset (GNPA) fell 5.69% YoY to Rs 3,638.19 crore as on 30th June 2025, compared with Rs 3,857.59 crore as on 30th June 2024. Gross NPA ratio reduced to 3.50% in Q1 FY26 from 3.91% in Q1 FY25. The net NPA ratio stood at 0.82% as of 30th June 2025, as against Rs 0.78% as of 30th June 2024. The banks capital adequacy ratio (CAR) stood at 15.98% in June'25. CET-1 at 12.69%, Tier- I stood at 13.68%. MD & CEO, Amitava Chatterjee, said, "Despite tough situation on ground due to the Pahalgam terror attack along with its aftermath that affected business activity and credit offtake in key geographies well into June; we have been able to deliver a healthy bottom line growth of around 17%. The sudden decline in NIM should be viewed against the broader environment wherein repo rate cuts announced by the regulator impacted the margins. Pertinently, the profitability for Q1 is subdued on account of impairment provision of Rs 87 crore made in this quarter towards our investment in the RRB - Jammu and Kashmir Grameen Bank, necessitated by amalgamation of Ellaquai Dehati Bank with erstwhile J&K Grameen Bank w.e.f. 30th April 2025. Excluding this non-recurring impact, our profitability growth would be upwards of 30% YoY. This one time provision has also impacted our ROA and ROE, however on a normalised basis both metrics remain broadly in line with our expectation. On the asset quality front, as per our annual guidance, we plan to bring it to around 3% by the end of CFY through prudent lending, robust recovery mechanisms, and proactive monitoring using early warning systems and digital tools like our NPA tracker. With CAR almost 16%, we remain well capitalized and have an enabling board approval for raising further capital to fund our growth plans and seize emerging opportunities across our business segments. J&K Bank offers banking services under the three major divisions of support services, depository services, and third-party services. The scrip declined 2.01% to end at Rs 109.45 on the BSE.
