
Why you should be buying 'ugly' properties in ritzy red state city revealed
Carlos Eduardo Rojas, a veteran broker who began investing 25 years ago in the conservative stronghold, revealed on a recent podcast episode that the future of real estate investing lies in one unexpected place - Miami.
But the smartest investment isn't in the flashy, high-end homes, as reported by the Miami Herald.
It's in the overlooked, less polished properties tucked away in up-and-coming neighborhoods - particularly Wynwood.
'Ugly things with potential are where the money is,' Rojas, who is Venezuelan, said during the episode of Miami Oculto, which was posted to YouTube.
'There isn't much money in beautiful things,' he added.
During the June episode, the Miami Riches broker highlighed how the market has shifted over the past decade - and how what once attracted buyers is no longer the smartest bet for your wallet.
In the early 2000s, for instance, investors who bought properties at pre-construction prices in Miami often struck gold.
Then, the 2008 financial crisis, the market crash, and later the impact of Covid completely changed the game - turning many South Florida homeowners into millionaires as property values soared.
This ushered in Miami's new identity: an exclusive playground for glamorous celebrities, executives and hedge fund elites - living in sprawling mansions tucked away in Miami Beach's gated enclaves.
Some aspiring investors still hope pre-construction properties will bring the same returns as years past, but Rojas warns that's no longer true - regardless of what you've heard.
He explained that, after multiple crises, a staggering 95 percent of pre-construction projects are marketed as great investments - but more often than not, that's misleading.
Once you acquire the property, Rojas noted, you often find it's worth less than what you paid.
This happens because builders set high entry prices early on, and when the buildings are completed, an oversupply floods the market - largely fueled by buyers misled into thinking they were making a smart investment, which simply isn't true today.
But if pre-construction is no longer the golden ticket for your pockets, how do you make a smart investment in the so-called playground of millionaires?
Rojas summed it up simply during the podcast: to succeed, you've got to 'get your hands dirty'.
There are three ways to make money in real estate, Rojas described: property appreciation, rental income, and depreciation benefits. To truly succeed, an investor must maximize all three - creating value from every angle.
When you invest in construction, 'you are buying a high point, meaning that in revaluation, it will be very difficult,' Rojas said during the episode.
Second, rental profitability can be estimated in advance, since comparable buildings or properties are usually available to help gauge expected returns.
However, one of the most unconventional - but valuable - pieces of advice Rojas shared came from a seasoned colleague, who once told him: 'Ugly has potential.'
'The formula isn't just to buy something cheap,' Rojas warned. 'Because you don't want to buy something cheap and wait 50 years.'
Earlier this year, Miami's housing market stood on a knife's edge, as a wave of homebuyers backed out of deals - highlighting a volatility that, as Rojas explained in the podcast, can no longer be ignored.
In April, inventory flooded the market - triggering price cuts and stalled sales - as fears of a recession grew in response to President Donald Trump's tariffs.
In March alone, 18 percent of pending home sales in the city fell through.
It gave the city the 20th-highest cancellation rate among the 50 largest US metropolitan areas.
Sellers scrambled to close deals within 24 hours, knowing buyers were more likely to back out the longer they had to reconsider.
Long inspection periods, drawn out closing times and weekslong mortgage approvals also caused buyers to bail.
And Florida is currently undergoing the worst condo crisis in history.
In the four years since the Surfside residential building collapse that killed 98 people, the condo industry has undergone a painful transformation.
It's become a jumble of soaring insurance rates, complex inspection reports, surprise costs, and a tidal wave of inventory flooding the market.
Basically, Florida homeowners have grown hopeless of ever unloading unwanted properties.
It comes after the pandemic where Florida experienced a sales boom as remote work became common and buyers were drawn to its warm weather, low taxes, and affordable living costs.
From March 2024 to March 2025, Miami's listings surged nearly 50 percent - 'a bigger increase than normal,' according to Realtor.com.

Meanwhile, homes staying on the market longer that are also priced too high oftentimes causes many buyers to hesitate.

Bordi advised keeping the home as empty as possible and sticking to a neutral color palette so that potential buyers can envision themselves living in the space. He gave the example of a green couch - someone may love the concept of a bold color for their sofa, but if a potential buyer hates green, that may be all they remember from the viewing. 'If it's a neutral palette - it's aspirational living,' Bordi explained. Personalized decorations, including family photos, kids' drawings, and unique styles, make potential buyers feel like they're walking into someone else's home instead of seeing their future home. 'Buyers don't want to feel like they're intruding on your family memories,' Bordi advised. 'Think model home, not a walk down memory lane.' Staying true to the bones Bordi cautioned that there isn't a one-size-fits-all for prepping your home, and sellers can best maximize their property's value by staying true to its architecture. Selecting a design that meshes well with the home's style makes it more cohesive. Modern finishes and designs may look amazing in a contemporary home, but can be an eyesore in an older house. Painting everything white may be the first instinct when making a home more versatile; however, it can hide certain homes that have unique character. 'If you have beautiful woodwork, paint the walls white, but don't paint the trims and the moldings,' Bordi said. 'We always leave those untouched and give that option to the new buyer.' The designer also warned against black finishes. It may seem like an easy way to update a space, but it can be a mistake. 'Black is a timeless finish. But I think it could go wrong really fast if it's done incorrectly,' Bordi said. 'Just because something's new and trendy, it might not work in your classic home or your hyper-modern home.' Sleek, modern styles have become a popular trend in interior design. Minimalist decorations, glossy furnishings, and sharp lines have recently risen to prominence. However, Bordi said the trend is on the decline and more sellers are opting not to decorate traditional spaces with hyper-modern furniture. He explained that the design is great for certain clients, but doesn't appeal to the masses. A space needs to invite potential buyers, and modern pieces may deter certain individuals from envisioning themselves in the space. More expensive isn't always better Bordi emphasized that opting for the more expensive improvement won't always pay off in the long run. He explained that picking materials for a home remodel should match the home's value. If the materials outvalue the home and the buyer doesn't like the renovation, it could end up being a waste of money for the seller. Bordi clarified that multi-million-dollar homes should have high-quality materials to match their worth, but modest homes don't need that level of investment. If a homeowner wants to renovate a home to live in it forever, Bordi advised going all out, but those who are planning to sell should purchase materials modestly. The designer revealed that two of the biggest mistakes he sees sellers make are focusing on the wrong areas and spending too much money. 'Kitchens and baths sell homes,' Bordi emphasized, adding that these areas should be the homeowner's primary focus when preparing their homes to sell at maximum value. Picking a realtor It may seem like the hard work is done once a home is in tip-top shape, but it's just getting started. Finding a realtor to put a home on the market is no easy feat. Bordi said that the first red flag homeowners should look for when choosing a realtor is a 'yes man'. He cautioned that the best agent will be honest about the improvements that need to be made instead of promising off the bat that the home will sell. Bordi also pushed homeowners to do their research and meet with multiple brokers and compare notes. If three experts say your kitchen needs a renovation, your kitchen needs a renovation, he said. Lastly, and perhaps most simply, he said to tap into your network, reach out to friends, colleagues, and family members for recommendations on the best agents.

In the wake of Donald Trump's 'Big, Beautiful Bill', Florida homeowners are clamoring to add solar panels to their homes before it's too late. Trump 's Big, Beautiful Bill Act was signed into law on July 4. Amongst restrictions to Medicaid and tightening on immigration, it also moved up the deadline for homeowners wishing to receive a tax credit for their solar panels. Now, homeowners who want to conserve energy and earn a 30 percent tax credit must have their solar panels installed by the end of the year. US Representative Kathy Castor told Floridians at a press conference this week: 'Our message today is if you are interested in lower–cost solar for your home or for your business, for your church, synagogue or mosque — you have to act now.' And act they have, but the rush is overwhelming local solar panel companies and creating a dismal future for the industry in Florida as a whole. According to the Solar Energy Industries Association , the appropriately named Sunshine State ranked third in the solar industry. Over 20,000 solar panel systems have been installed, employing 14,000 Floridians. The often sweltering heat and sunny conditions makes low–coast solar a good way to decrease electric bills and promote environmentally-friendly living. Bill Johnson, who runs Brilliant Harvest in Sarasota, Florida told the Tampa Bay Times : 'Within 48 hours of the bill being signed, we had enough contracts to complete the year.' It could take weeks for companies like Johnson's to obtain the proper permits and contracts to even begin installing solar panels. So to get that tax credit homeowners must start immediately. Steve Rutherford, the CEO of Tampa Bay Solar said he can't train enough installers to fulfill every request by the December 31 deadline. But after that deadline has come and gone, solar industry professionals worry what a drastic decline in demand will do to their business. Without the government incentive to install green energy, Tampa businesses could see job losses. Rutherford said that these realizations are 'a bit of a funeral in the industry'. Johnson was a little more optimistic and noted that he'd already had clients create contracts for next year, despite losing out on the tax credit. 'This is a body blow,' he said. Officials worried that losing federal support for solar programs could cause electric bills everywhere to rise, especially amidst the heat waves Tampa had seen this summer. 'As TECO, Duke and FP&L ask for higher rate increases and your electric bills go up, part of the reason is because of the big ugly bill, and taking away the tax credits you were enjoying for cleaner, cheaper energy,' said Castor. According to the United States Department of Energy , solar panels may still be a good thing for your wallet with or without a 30 percent tax cut. Installation can increase the value of a home by an average of $15,000. Depending on a home's location, sunlight exposure, and climate, owners could still save hundreds of dollars a year, per the US Department of Energy .
