Dubai property sales in February soar to $13.8bln

Dubai's real estate market has continued its strong start to 2025, with property sales in February totalling AED51.1 billion ($13.8 billion), up 40% over last year, according to fäm Properties.
The last month's total of 16,099 transactions also represented a 35.5% increase in volume over February 2024, making it one of the best ever months on record, it stated.
Data from DXBinteract shows that villa sales totalling AED18.8 billion climbed dramatically
by 99.7% to 3,679 compared with February last year, while plot sales worth AED9.6 billion also soared in volume by 74.7% to 608.
Apartment sales worth AED21.4 billion climbed 21.3% in volume to 11,364, while a total of 447 commercial property transactions amounting to AED1.2 billion represented a 40.1% increase in volume over February 2024. The average price per sq. ft was up by 3.4% to AED 1,551, said the report.
"The data once again highlights the robust nature of Dubai's real estate market and the steady growth it has experienced over the past few years," said its CEO Firas Al Msaddi.
"This reinforces Dubai's position as a safe and reliable hub for real estate investment, further boosting investor trust and attracting attention from local, regional, and global markets," he added.
Dubai property sales for the month of February have now risen by 449% in value over the last five years – from AED9.3 billion (4,100 transactions) in 2020, AED7.3 billion (3,700) in 2021, AED15.4 billion (6,200) in 2022, AED27.1 billion (9,400) in 2023 and AED36.5 billion (11,900) last year.
The most expensive individual property sold in February was a luxury villa at Hadaeq Sheikh Mohammed Bin Rashid which fetched AED140 million, said Msaddi.
The most expensive apartment sold during the month went for AED116 million at The Rings - 1 at Jumeirah Second.
Overall, first sales from developers were significantly greater than those of resales - 66% over 34% in terms of volume, and 62% against 38% in overall value, he added.

Dubai, UAE: The Dubai real estate market saw villa sales leap by 65% in total value and 55% in volume over the first six months of 2025 compared to the same period last year. Growing investor and buyer interest in the villa sector was highlighted in H1 2025 as sales climbed from AED 71.6 billion in value to AED 118.5 billion over the first six months last year, built on transaction growth from 13,135 to 20,415. A market update issued by fäm Properties today shows that sales for villas and apartments combined rose by 38% in value, from AED 190.8 billion in H1 2024 to AED 262.7 billion in H1 2025. Transaction volumes grew by 22.96%, from 76,442 to 93,988 deals. Data from DXBinteract reveals that H1 apartment transactions were up 16% year-on-year, from 63,307 to 73,573. Sales value for apartments climbed 21% over the same period, from AED 119.2 billion to AED 144.2 billion. Villas recorded triple-digit growth in three months, including a 118% rise in January, 111.5% in February, and a 147% surge in April, when the total value of villa sales tripled year-on-year from AED 7.8 billion to AED 24 billion. April was also a big month for apartments, with transactions up by 42% from 9,656 in 2024 to 13,736 in 2025, while sales value grew by 48.47%, from AED 18.046 billion to AED 26.794 billion. Average monthly villa deals rose from 2,189 in H1 2024 to 3,402 this year, with average value up from AED 11.9 billion to AED 19.8 billion. Apartment deals grew from a monthly average of 10,551 to 12,262, while average monthly value was up from AED 19.9 billion to AED 24 billion. 'The surge in villa transactions across most months this year highlights a growing demand for larger, family-oriented homes, a trend we've seen strengthen in recent years,' said Firas Al Msaddi, CEO of fäm Properties. 'At the same time, we're witnessing sustained interest in apartments, particularly among investors and younger buyers seeking long-term value and rental yield, and this level of activity underlines consistent investor confidence in Dubai.' Dubai Canal sees 58% price appreciation in three years

Dubai's residential market continues to maintain its momentum and post strong year-on-year growth across all key indicators. The first half of 2025 witnessed 98,603 property sales worth Dh326.7 billion, data from DXBInteract shows. The second quarter of 2025 closed with 53,252 property sales transactions, representing a 22 per cent year-on-year increase in volume and a 49 per cent surge in value, reaching Dh184.3 billion, according to data from Property Finder, a real estate portal. Among the most prominent locations in emirate, Dubai Canal is set to evolve into one of Dubai's most distinctive residential corridors, offering a new blend of high end waterfront living within the heart of the city, experts say. Spanning from the Business Bay border to Jumeirah Beach, the Canal creates a unique urban waterfront district with pedestrian pathways and direct access to key areas such as Downtown Dubai, Safa Park and Jumeirah Beach Road. The off plan market along the Dubai Canal has seen a sharp and sustained increase in sold prices over the last three years, rising 58 per cent from Dh2,261 per square foot in 2022 to Dh3,563 per square foot by Q1 2025. This 58 per cent growth signals strong investor confidence in an area that is still largely under development, with many flagship projects yet to complete. 'The Dubai Canal is evolving differently from the broader Dubai market, which is gradually moving into a more mature phase. In contrast, the Canal remains in an early stage of its development cycle, with approximately 70 per cent of its residential supply still under construction. What makes the area stand out is its clear focus on boutique, design-led luxury living,' Hadi Hamra, Managing Partner at Driven Properties, told Khaleej Times. Much of the appreciation has been driven by anticipation of future value, with buyers positioning themselves early in what is shaping up to be a high performing luxury corridor. With new supply relatively constrained and demand from both residents and investors rising, the Canal continues to attract premium pricing on a per square foot basis, particularly for well-designed waterfront assets. Its central location places Dubai Canal firmly within the city's core growth story for luxury real estate. 'Even with price growth, the area still presents diverse options across the spectrum to cater to different budgets. Safa Gate, for instance, is currently delivering excellent value in the off-plan segment, while Canal Front offers strong opportunities in the ready market. What this tells us is that Dubai Canal's appeal and offerings are broad, yet its vision remains hyper focused. As more projects are handed over and the area begins to take shape as a fully activated luxury district, we expect pricing power to shift even further in favour of early investors. With only one-third of the supply currently completed, there's still substantial room for growth, both in capital values and rental yields,' Hamra noted. As projects complete and the area becomes more activated, pricing power is likely to shift further in favour of early investors, reinforcing the Canal's long term potential as a key growth pocket within Dubai's luxury residential landscape. 'In fact, rental rates are already starting to pick up, despite the limited number of completed units. As these numbers begin to rise, we expect rental demand to rise significantly with them. This reinforces the Canal's appeal as a long-term investment hub with robust income-generating potential. If current trends continue, we see strong potential for double-digit returns in the area over the next three years,' Hamra said. 'The Dubai Canal is one of the most strategically positioned and under-appreciated residential corridors in the city today. What we are witnessing is the early phase of a district that will soon rival the most established luxury enclaves in the city. Dubai property sales in H1 soars to record $89bln, says report

Dubai real estate market is on its record-breaking path, with the first half reaching new highs of 98,603 property sales worth AED327 billion ($89 billion), according to a UAE-based real estate brokerage. The H1 sales value rose 40% year-on-year, driven by the strongest-ever quarterly performance of 53,118 transactions worth AED 184 billion in Q2, stated fäm Properties in a market update issued today (July 2). The Q2 sales value was 25% higher than the previous peak of AED147.2 billion set in Q4 2024, while transaction volume rose 5.39% above the earlier high of 50,400 deals recorded in Q3 last year. Data from DXBinteract shows Q2 increases in all real estate sectors, led by plot sales worth AED32.2 billion from 1,384 transactions, a 49% leap in volume on Q2 last year and a 27.1% rise on Q1 2025. A total of 10,019 villa sales worth AED 66.5 billion was 38.3% up in volume on the same period last year, while apartment sales worth AED81.6 billion climbed 18.7% in volume over Q2 last year and 22.7% on the previous quarter. Commercial sales worth AED3.6 billion also rose 12.5% in volume to 1,252 transactions compared with the same period in 2024, said fäm Properties in its update. Rising property values in recent years were highlighted by a median price of AED 1,607 per sq ft, compared with the Q2 rates of AED 958 in 2021, AED 1,151 in 2022, AED 1,339 in 2023 and AED 1,514 last year, it stated. "These numbers once again highlight the consistent strength and resilience of Dubai's real estate market," said its CEO Firas Al Msaddi. "Dubai's steady growth over the years is reinforcing its place as a top choice for property investment, attracting more global interest while local and regional demand remains solid," he added. Dubai's Q2 property sales over the last five years have now risen to the current level from AED 10.8 billion (5,400 transactions) in 2020 to AED 36.6 billion (15,400) in 2021, AED 58.2 billion (22,100) in 2022, AED 90.5 billion (31,100) in 2023 and AED 123.9 billion (43,400) last year. According to fäm Properties, the top performing area in terms of overall value was Me'Aisem Second, with total sales amounting to AED14.94 billion for 844 transactions. The most expensive individual property sold in Q2 was a luxury villa on Palm Jumeirah which fetched AED365 million, it stated. The most expensive apartment sold during the quarter went for AED 170 million at Peninsula Dubai Residences, Tower 1, it added. With properties worth AED1-2 million accounting for 32% of sales (16,967), 26% (13,687) were below AED1 million, 17% (9,163) between AED2-3 million, 13% (6,804) between AED3-5 million, and 12% (6,496) more than AED5 million. Overall, first sales from developers significantly outnumbered re-sales in the secondary market - 66% over 34% both in terms of volume and value.
