Hektar REIT to acquire 41.8 acres in Melaka for RM40mil, signs 30-year leaseback deal
In a filing with Bursa Malaysia, Hektar REIT said its trustee, MTrustee Bhd, entered into two conditional sale and purchase agreements with KYS College Sdn Bhd for the proposed acquisition.
The land comprises a 6.3-acre parcel priced at RM6mil and a 35.5-acre portion of land priced at RM34mil, both located in Mukim Durian Tunggal, Alor Gajah.
The properties will also be leased back to the vendor as part of the agreement.
As part of the deal, the land will be leased back to KYS College.
MTrustee has also signed two lease agreements with KYSA Education Sdn Bhd, the current operator of Kolej Yayasan Saad Melaka, for a 30-year triple net lease on the properties.
The lease includes a 10% rental escalation every three years, with a combined average yield of 8.45% over the 30-year term.
It added that the lessee also has the option to extend the lease for another 30 years, and subsequently until the end of the leasehold period.
Hektar REIT said the proposed acquisition will be funded through a combination of cash and borrowings, with RM24mil in financing expected to be raised.
It said the proposed acquisition and lease align with its long-term goal of providing sustainable income to unitholders by investing in quality real estate with stable returns.
Although the acquisition currently involves only the land, it lays the groundwork for future expansion of KYS. Once the lessee completes development on the site, Hektar REIT may choose to acquire the completed building, shifting the rental structure to one based on gross floor area.
It said this would boost future income potential and further diversify the REIT's portfolio with greater exposure to the growing education sector.

In a research note, Malacca Securities Sdn Bhd said US stocks ended mixed, as President Donald Trump's proposed tariffs between 15 per cent and 20 per cent on European Union (EU) imports reignited trade tensions. 'Wall Street ended mixed last Friday as investors digested strong consumer sentiment alongside persistent trade uncertainties. Trump is considering imposing higher tariffs on EU imports, above the 10 per cent rate that the bloc is hoping for, signalling stalled negotiations ahead of the Aug 1 deadline,' it said. Back home, Malaysia's gross domestic product growth estimate of 4.5 per cent year-on-year for the second quarter of this year, released by the Department of Statistics Malaysia, beat Bloomberg's median forecast of 4.2 per cent, driven by strength in the services sector. 'However, growth momentum may moderate in 2H 2025 amid Trump's tariff headwinds and the Sales and Services Tax expansion. Nevertheless, we continue to favour the construction and utilities sectors, supported by the ongoing data centre investment boom and infrastructure developments," the brokerage firm added.

Bursa slips as investors await new buying leads
KUALA LUMPUR: Bursa Malaysia turned bearish on Monday as - short of buying catalysts - investors realised profits made during a two-day rally last week. At 12.30pm, the benchmark FBM KLCI was down 5.27 points to 1,520.59, reflecting the ongoing downside bias amid a challenging investing environment. Blue chips and lower liners alike were seeing selling pressure, with 639 total shares dipping into the red as compared to 230 gainers for a negative ratio of nearly 3-to-1. Volume on the market was 2.34 billion shares changing hands for RM1.43bil. Feeling the heat from sellers today was Sunway Construction, which dove 80 sen to RM5.18, off an intramorning low of RM4.92. Parent company Sunway dropped 21 sen to RM4.85, in tandem with the selling pressure. Meanwhile, Gamuda shed nine sen to RM5.24 while Nestle fell 34 sen to RM75.40. In regional markets, equities managed to hold steady in light of the corporate results period picking up pace in the US, with investors training their eyes on big tech earnings secheduled for this week. China's composite index was up 0.44% to 3,549 while Hong Hong Kong's Hang Seng gained 0.28% to 24,895. Japan, which recently saw its ruling government lose control of the upper house of parliament, was closed for a national holiday.

Bursa Malaysia opens flat in cautious trade
KUALA LUMPUR: Bursa Malaysia opened flat and proceeded to retreat in early trade today, reflecting a lack of catalysts in the market after a downbeat Wall Street performance last Friday. At 9.15 am, the FTSE Bursa Malaysia KLCI (FBM KLCI) eased 3.22 points to 1,522.64 from last Friday's close of 1,525.86. The benchmark index was 0.60 of a point better at 1,526.46 at the opening bell. Turnover stood at 266.08 million shares worth RM171.57 million. Rakuten Trade Sdn Bhd equity research vice-president Thong Pak Leng said Wall Street closed lower last Friday as US markets took a breather following a decent performance for the week. "Back home, the FBM KLCI maintained its stability to end positively (last week) amid continuous buying support by local institutions. For today, we expect bargain hunting to persist and expect the index to trend within the 1,520-1,530 range," he told Bernama. Among the heavyweight counters, Maybank rose five sen to RM9.57, Public Bank and IHH lost one sen each to RM4.30 and RM6.56, respectively, while TNB and CIMB were both unchanged at RM13.78 and RM5.51. Active counters were led by Nexg, which added one sen to 50.5 sen, followed by Pharmaniaga and Silver Ridge, both accumulating three sen to 18.5 sen and 23 sen respectively, while TWL was flat at 2.5 sen. On the broader index board, the FBM Emas Index erased 32.39 points to 11,447.44, the FBMT 100 Index removed 31.72 points to 11,209.97, and the FBM Emas Shariah Index declined 56.33 points to 11,481.54. The FBM 70 Index went down 82.02 points to 16,615.70, while the FBM ACE Index trimmed 18.82 points to 4,652.97.
