
Mortgage debt grew by over €20bn in last four years
According to the data, there is a steady increase in home loan liabilities over recent years, from €85bn as of the end of 2020 to €106.7bn up to the end of 2024. Of the outstanding debt, 75% was for home loans - a figure which has remained steady in recent years.
Banks accounted for €83.4bn worth of these mortgages while other financial institutions (OFIs) accounted for €22.5bn. There was a further €10.8bn in mortgage debt on buy-to-let properties.
The share of buy-to-let debt within total household mortgage loans has decreased from 14% to 9% since the end of 2020. While the OFIs share of buy-to-let loans increased from 57% to 76%, this includes some bank loans being transferred to other institutions as well as new lending from OFIs.
The remaining €38.3bn was categorised as 'other loans' to households which can include home improvement loans, personal loans or car loans.
The value of outstanding 'other loans' by Irish households has increased 31% from the end of 2020 when the value stood at €29.2bn.
The Irish domestic banks are the largest lenders to Irish households and hold €103.8bn in outstanding loans.
The European Central Bank is due to meet again over two days this month, on July 23 and July 24, in order to discuss whether interest rates need to be cut further.
However, it is expected to hold rates steady following these meetings as inflation returns to target.
In early June, it cut rates for the eighth time in just over a year as it seeks to prop up the eurozone economy in the face of growing international trade tensions.

Construction sector records fastest activity decline in almost 18 months
The Irish construction sector recorded a contraction in activity for the second month in a row during June as both housing and civil engineering work saw declines, the latest AIB Ireland Construction Purchasing Managers' Index (PMI) shows. According to the PMI, business conditions in the construction sector remained subdued in June with total activity decreasing slightly again, despite growth in commercial activity. Meanwhile, new orders, employment and input buying continued to rise but at modest rates. The PMI reading for June stood at 48.6 - down from 49.2 in May. A reading of 50 would indicate no change in the sector while a reading below it represents a decline in activity. 'The rate of decline was modest, but the fastest in almost a year-and-a-half… In line with the picture for total construction activity, work on housing projects decreased for the second successive month in June,' the PMI said. John Fahey, senior economist with AIB said the PMI indicated a 'muted performance' for the sector heading into the second half of the year. 'Residential construction activity contracted for a second successive month. The pace of reduction was modest, but it did contract at a faster rate compared to May,' Mr Fahey said. 'Meanwhile, civil engineering was, once again, the weakest of the three sub-sectors, with activity contracting for the second month in a row also.' Housing completions The declines in the housing construction sector comes as both the Economic and Social Research Institute (ESRI) and Central Bank of Ireland revised downwards their expected home completions for this year. The ESRI has previously suggested that up to 53,000 new homes a year could be needed by 2030 given the increasing population demands. There were just under 6,000 new homes completed during the first quarter of the year - a slight increase of 2% compared to the same period in 2024. Further measurements Commercial construction activity was the only source of growth in the sector last month which increased for the fifth month running, and at the same solid pace as in May. In the areas that saw a decline in activity, firms reported this was linked to economic uncertainty and muted demand conditions. On the other hand, some firms noted that new contracts had been secured. New orders increased for the fifth consecutive month while employment also rose slightly in June but at the slowest pace in the current four-month sequence of job creation. 'According to respondents, new staff were hired in order to help fulfil orders and work on future projects,' the PMI said. Input costs for the sector also increased during June but at the slowest pace in five months. In its outlook, the PMI reported that firms in the construction sector were optimistic that activity will increase over the coming year particularly in the area of housing. 'That said, concerns around geopolitical issues and economic uncertainty meant that optimism eased to a three-month low. As well as raising employment, firms also expanded their purchasing activity and increased their usage of sub-contractors,' the PMI said.

Irish economy expected to continue to grow this year despite tariff treat
The Irish economy is expected to continue to grow this year despite the potential fallout from US tariffs, a new report by KPMG has found, but housing and infrastructure continue to be major risks. In its latest economic outlook, advisory firm said while the economy grew — both in gross domestic product (GDP) and modified domestic demand (MDD) terms — during the first few months of the year, a large part of the increase was American businesses importing high volumes of products from Ireland, preempting a tariff announcement from US president Donald Trump. KPMG said it anticipates that GDP growth will be 3.3% or greater over the course of the year, excluding the one-off front-loading of exports between January and March. Growth may moderate to between 1.5% and 2.0% in 2026 as tariffs impact exports. MDD growth could be 2.5% or greater this year and will be similar in 2026, with this growth driven by domestic consumption and infrastructure spend. Dr Daragh McGreal, head economist at KPMG, said that indicators of the Irish economy point to a domestic economy that is ' holding up well' despite 'ambiguity around the prospects for global trade'. Mr McGreal said the prevailing view is that US tariffs of 10% will be 'most widely applied to EU exports to the US'. However, while the outlook for the domestic economy is positive, KPMG identities infrastructure and housing as major risks. It said that the country is 'continuing to see all-time high levels of demand for infrastructure and housing, goods, and services and one of the country's biggest challenges is meeting its own domestic demand'. Mr McGreal said that the pace at which the housing crisis is being addressed is 'too slow' and the longer it goes on the more elevated rents and sales prices drag down overall economic growth. Trump to push Wednesday tariff deadline out to 1 August
US PRESIDENT DONALD Trump will push back the deadline for the imposition of higher tariffs to 1 August, the White House has said. The deadline for countries to make deals before steeper tariffs kick in had been set for this Wednesday, but White House Press Secretary Karoline Leavitt told reporters this evening that Trump would be signing an executive order to delay it. The delay is the latest last-minute shift in Trump's trade policy, which has seen the US impose sweeping tariffs with on imports from around the world. Trump originally announced sweeping tariffs on world economies on what he called 'Liberation Day' on 2 April, claiming the United States was being 'ripped off.' When his policies created market turmoil, Trump then suspended the initial tariffs for 90 days, a deadline that was due to expire on Wednesday. Negotiations with states around the world are ongoing. Earlier today, Trump had hinted at the deadline extension when he sent nearly identical letters to Japan and South Korea informing them that 25% tariffs would come into effect on 1 August, rather than this Wednesday. Trump said the tariffs would be imposed on the two countries because their trading relationships with Washington were 'unfortunately, far from Reciprocal.' The Trump administration had promised to make 90 trade deals in the space of 90 days. Advertisement So far though, Washington has unveiled deals with only the UK and Vietnam, while also agreeing with China to temporarily lower tariff levels on each other's products that had gone well over 100%. Today, Taoiseach Micheál Martin said he was 'hopeful' that the EU and US could reach a deal on trade following an update from European Commission President Ursula von der Leyen. Tánaiste and Minister for Foreign Affairs and Trade Simon Harris said that he had also been briefed on the EU-US negotiations. In a statement this evening that showed the uncertainty caused by the inconsistent position of the US, Harris said while he had been briefed ahead of the expected Wednesday deadline, 'My understanding is that we can now expect an extension of the current status quo until 1 August'. Harris stressed that tariffs at even low levels would be 'bad for consumers, jobs, economic growth and investment'. 'The uncertainty is also bad for economic confidence and Irish businesses seeking clarity on the trading environment in which they operate. 'We have consistently called for zero-for-zero tariffs in as many areas as possible and I know the EU has advocated this course of action. He said that 'uncertainty continues' around many areas of US-EU trade, including the pharmaceutical sector. 'This is obviously an area of significant concern to Ireland,' he said.
