India's warehousing sector goes green as MNCs demand sustainable logistics spaces

India's warehousing industry
is witnessing a green transformation, driven not just by developers and investors but increasingly by multinational corporate occupiers whose global sustainability mandates are reshaping the market.
As companies tighten focus on their
supply chain emissions
to meet
Scope 3 targets
that include all indirect greenhouse gas (GHG) emissions,
green-certified warehouses
have moved from being a 'nice-to-have' to a 'must-have' in India's rapidly expanding logistics landscape, experts said.
Led by this, India's certified green warehousing stock is expected to quadruple to 270 million square feet by 2030, up from 65 million square feet in 2024, showed data from JLL India. This underscores how global corporations are steering demand towards sustainable, energy-efficient assets as part of their
Net Zero strategies

"Sustainability features such as green certifications,
energy-efficient architecture
, and advanced water management systems are no longer optional-they're essential for attracting and retaining high-quality, long-term occupiers. Global brands with ambitious ESG targets now prioritise assets that demonstrate strong environmental performance throughout their lifecycle, beyond mere location and cost," said Mehul Shah, CEO, India of Singapore-headquartered logistics platform LO-GOI Group.

The share of green-certified space is expected to rise substantially as institutional players prioritise globally recognised standards like LEED, IGBC, and GRIHA to attract and retain marquee tenants.
"We believe that this shift towards green assets is not just good for the planet, it is smart business. Sustainable warehouses offer operational efficiencies, long-term savings, and future-proof value for both landlords and occupiers.
The coming years will see a clear divide between assets that can meet these expectations and those that cannot," said Anshul Singhal, co-founder & MD, Welspun One.
Institutional players have understood that to have Multi-National Companies (MNCs) as tenants, their warehouses need to be Green and it is non-negotiable.

New Delhi, Jul 30 (PTI) Microsoft Corp has restored all services – including email access – to Russian oil giant Rosneft-backed Nayara Energy, just before a scheduled hearing in the Delhi High Court over the service suspension, sources said. Earlier this week, Microsoft suspended its services to Nayara Energy after the European Union included the company in a new round of sanctions against Russia over the Ukraine war. In response, Nayara took the US tech giant to the Delhi High Court, which was scheduled to hear the matter on Wednesday. However, sources familiar with the situation said that prior to the hearing, Microsoft reinstated full access to email, Microsoft Teams, and other services for Nayara. Nayara had called the action by Microsoft unilateral. 'Nayara Energy has initiated legal proceedings against Microsoft following the abrupt and unilateral suspension of critical services. Microsoft is currently restricting Nayara Energy's access to its own data, proprietary tools, and products – despite these being acquired under fully paid-up licences," the company had said in a statement on July 28. Rosneft owns a 49.13 per cent stake in Nayara Energy Ltd, formerly Essar Oil Ltd. Nayara owns and operates a 20 million tonnes per year oil refinery at Vadinar in Gujarat and runs over 6,750 petrol pumps across the country. An investment consortium SPV, Kesani Enterprises Company, holds another 49.13 per cent stake in Nayara. Kesani is owned by Russia's United Capital Partners (UCP) and Hara Capital Sarl, a wholly-owned subsidiary of Mareterra Group Holding (formerly Genera Group Holding S.p.A.). 'This decision, based solely on Microsoft's unilateral interpretation of recent European Union (EU) sanctions, sets a dangerous precedent for corporate overreach and raises serious concerns regarding its implications on India's energy ecosystem," Nayara had said. The firm had said it has filed a petition before the High Court of Delhi seeking an interim injunction and resumption of services to safeguard its rights and ensure continued access to essential digital infrastructure. 'These steps are aimed at preventing any potential disruption to Nayara's ability to meet its obligations to Indian consumers and stakeholders," it had said. Nayara believes that while the sanctions originate exclusively from the EU, Microsoft – a US-headquartered corporation – choose to withdraw services from the company without any legal requirement to do so under US or Indian law. 'This action has been taken unilaterally, without prior notice, consultation or recourse, and under the guise of compliance. Such moves signal a worrying trend of global corporations extending foreign legal frameworks into jurisdictions where they have no applicability," it had said. Nayara accounts for about 8 per cent of the country's total refining capacity and 7 per cent of its retail petrol pump network. The improvement came as the company reduced operating expenses and saw increased adoption of its AI-powered solutions among mid-market and enterprise by improved quarterly financials, Freshworks has raised its revenue guidance for the third quarter of FY25. It now expects revenue to be in the range of $207 million to $210 million, reflecting 11% to 12% year-on-year growth. For the full year, the company has projected revenue between $822.9 million and $828.9 million.'Freshworks delivered another strong quarter, exceeding our previously provided financial estimates in Q2,' said Dennis Woodside , chief executive officer and president of Freshworks. 'We believe our strong momentum through the first half of the year reflects that businesses are increasingly turning to Freshworks to reduce complexity. They want AI-powered employee and customer service solutions that are fast to implement, easy to use, and built to deliver results.'Woodside said the company's growth strategy is anchored around three key drivers of investing in employee experience, delivering AI capabilities across its product suite to accelerate adoption, and expanding its customer experience said over 60% of its total annual recurring revenue (ARR) now comes from mid-market and enterprise customers. It defines mid-market as organizations with 251 to 5,000 employees, and enterprises as those with more than 5,000 income from operations rose to $44.8 million, up from $13.1 million in Q2 FY24. UKG is hardly a household name outside the world of HR technology , yet the Massachusetts-headquartered firm has quietly grown into one of the world's largest privately held software companies, valued at $22 billion. Its cloud platforms handle everything from time-keeping and shift scheduling to payroll, talent management and employee sentiment analysis for more than 80,000 organisations – a customer list that stretches from corner shops to the biggest global conglomerates. In effect, UKG sits in the plumbing of global employment, processing what chief product officer Suresh Vittal calls 'the economic engine of work': last year alone its systems logged 12 billion clock-ins, shepherded 117 million job applications, and helped companies hire three million people. Much of that machinery is being built – and increasingly conceived – in India. The company's global capability centre (GCC) began in Noida in 2007 with a brief to extend its workforce-management tools . Eighteen years on, it employs more than 3,000 people across Noida, Bengaluru, Mumbai, and a brand-new hub in Pune. 'India is effectively a mini UKG,' says Vittal. 'We cannot replicate the innovation advantage we get here anywhere else.' That advantage is growing as UKG pushes deeper into agentic AI – software agents that can reason over vast specialist datasets and act autonomously while keeping a human in the loop. Payroll, one of the most labyrinthine back-office chores, is a case in point. 'You have to juggle local tax codes, compliance updates, garnishments, benefits and company policies for every employee before a pay-cheque can be issued,' Vittal explains. UKG's India teams have written a flock of agents – continuous-compliance, tax-filing and scheduling among them – that scan new regulations, generate individualised pay estimates and surface discrepancies for an administrator's review. 'Responsible AI is non-negotiable,' says group vice-president and India country manager Nitin Chandel. 'We're making frontline workers more effective, not redundant – freeing them from repetitive low-value chores so they can focus on higher-order work.' UKG's data advantage is formidable. Its Great Place to Work surveys capture the mood of 20 million employees globally each year. That depth lets engineers in India train narrowly tailored language and decision models rather than rely on generic public ones. At the heart of the stack sits People Fabric, a harmonised schema that pulls payroll, attendance, benefits, and expense data from the disparate ledgers of any enterprise into a single source of truth. Data pipelines feed this information to AI models, and a technique called retrieval-augmented generation tops up the models with the latest relevant facts just before they respond. UKG runs regular ₹agent-thons' open to all engineers; the most recent attracted the largest cohort from India, producing prototypes that are already finding their way into product roadmaps. Chandel himself leads global human capital management (HCM) engineering from Noida, one of several India-based executives who own worldwide charters. 'India is not following; it is leading,' he says. The expansion into Pune underlines that ambition. Opened last month, the facility will specialise in AI and big-data work and is expected to absorb a large share of the new hires UKG plans to make in India. Early-career recruitment is a priority: this year the firm has taken on 400 graduates from the IITs, NITs and top business schools, pairing them with seasoned mentors to accelerate what Vittal calls 'the innovation curve'.
