A tempting block of pasture is new to the market with Newcastle-West-based auctioneer Charles O'Brien, which is attracting plenty of local interest.
The holding in question is at Ballagh, near the village of Ashford (about 1km away), Co Limerick. Newcastle West lies 13km to the north and Limerick City is 30km away.
This is a part of the Golden Vale with a good cross-section of sectoral interests — both farming and non-farming — that would all potentially have an interest in such a piece of farmland.
In addition to the land itself, there are the extra assets of a derelict house and some high-quality farm buildings and facilities. As for the land itself, there is quality to be found here, with the potential to improve it even further through more intensive farming.
'The bulk of it is good-quality land,' says Mr O'Brien. 'The land has been neglected to a certain extent over the last few years and would probably need to be upgraded.'
The outbuildings include an eight-bay shed (four bays with slats and rubber mat, four bays with straw bed), passage feed at both sides and an internal crush in the shed. There is also a three-bay storage shed and holding yard.
'I would call it [the eight-bay shed] a state-of-the-art building,' says Mr O'Brien.
The price guide is €500,000 (€11,400/acre).
'There's good interest in this property,' Mr O'Brien says. 'I've had a good number of enquiries about it and it's currently under offer but I'd expect it to make more.'

A BRITISH-BASED accountancy firm has announced its first partnership in Ireland as part of wider plans to allow its British-based clients to trade in Europe. DJH was founded in 2021 with the merger of two Staffordshire firms and has since made 15 acquisitions to become a multidisciplinary team of 670 people across England. MSD Accountants in Dublin has now joined the group, providing a strong link into Britain for the Irish firm's own clients already operating there. "It is fantastic to be joining the DJH group and all the additional expertise, enhanced capabilities and international reach that comes with it," said MSD Managing Partner Richard Daly. "The two businesses share similar values of trust, transparency, quality and client service. "Joining DJH will benefit our existing clients through enhanced infrastructure and, for our clients operating in the UK, we will now have a full-service integrated offering there." Formed in 1990, MSD provides expertise in advisory, assurance, business support services and tax to subsidiaries of multinationals, mid-size private companies, family businesses and large organisations operating across multiple jurisdictions. Its team work across a range of sectors, including professional services, entertainment, hospitality, construction, automotive, distribution, IT and communications. Daly will continue to lead the team alongside fellow partner, Brendan Murtagh, and clients will continue to be supported by the 30-strong team at their Santry Business Park offices. 'Attractive access point' DJH is a top 40 British accountancy and professional services group that has ambitions to break into the top 20 within the next four years. Having acquired its first office in Ireland, the company wants to increase organic growth with MSD by extending services to existing clients and attracting new ones. It sees the Dublin firm as a 'perfect fit' to allow it to offer services to British-based clients looking to expand into Europe. "Dublin is one of the most significant financial hubs in Europe, with a strong economy, favourable corporate tax rate and, post-Brexit, it has become an increasingly attractive access point for UK firms looking to trade with the EU," said James Beardmore, COO of DJH. "We've aspired to have a presence in the city for a long time and MSD Accountants is the perfect fit, with its reputation for fantastic service and specialisms in several aligned sectors for us. Almost three-quarters (74pc) of consumers in this category buy iced drinks regularly, almost double the proportion (40pc) of over-55s. The findings emerge in the latest Spring and Summer Trends and Insights Report by UK-based coffee syrup manufacturer Beyond the Bean, which looked at stores across Ireland, the UK, US, Canada, Denmark and Poland. It highlights that iced beverage consumption has surged by 26.7pc since 2023, driven mainly by Millennials and Gen Z. 'The report shows that this generation drinks cold drinks all year around – not just during the summer,' said Sheila Dowling, Bewley's Commercial Director. 'There is speculation that younger people will eventually revert to hot coffee, but I don't think that will be the case. 'If we look at sales data on Starbucks in the US, 80pc of their coffee is now served cold.' The trend analysis found that under-30s who drink iced beverages make a purchase every week, with winter consumption six pc higher than average across all other age categories. Despite the price of coffee soaring to global highs this year, Dowling suggests coffee may be an affordable luxury for younger people. 'Where people have disposable income is in colleges and university – they are more likely to spend their income than save for the rainy day,' she said. 'This year, the industry price of coffee rose higher than we'd ever seen in the Bewley's history of coffee - it more than doubled in price compared to this time last year. 'This has implications for the retailer and the customer – the price is going to affect people's pockets. 'Anecdotally, we hear that so many things have gone up in price, but coffee is seen as an affordable luxury.' Separately, the Allegra Project Café Ireland 2025 report, published in April, shows that 18.7pc of male and female respondents order iced coffee on a weekly basis, compared with 25.2pc of males and 21.7pc of females who buy hot coffee. Those living in Dublin are more likely to go iced, with 23.5pc ordering it weekly versus 16. pc outside the county. Over a third of people (31.7pc) aged under-35 in Ireland said they buy iced coffee monthly, with just 10.2pc choosing hot coffee over the same time period. To meet the growing demand for cold brew, Bewley's has spent 18 months sourcing the best cold brew product to bring to the Irish coffee market. The Bewley's Columbian Fairtrade Cold Brew process involves coffee grounds being slowly steeped in cool water, which extracts a less acidic flavour from the bean. The chemical profile and flavour are unique from conventional brewing methods because the ground coffee beans never come into contact with heated water. 'It isn't that the hot espresso over ice option is bad, but it is like comparing pink lady and granny smith apples – they're very different,' said Dowling.

Claims of a bid of €90million (£78m) being accepted for the Frenchman appear to be wide of the mark, with the two clubs still in negotiations over the fee and the structure of any transfer. But it is understood Liverpool are increasingly confident an agreement will soon be struck, with personal terms already reached with the 23-year-old, who has made a splash in the Bundesliga after last year's switch from Paris St Germain. Ekitike initially moved to Frankfurt on loan 18 months ago before completing a permanent switch in the summer and he scored 15 goals in 31 games to help the club finish third in the German top flight. His exploits attracted the attention of Newcastle, who reportedly had a £70m offer for the France Under-21 international knocked back and have subsequently seemed to have dropped out of the race. Liverpool had been weighing up a big-money move for Newcastle striker Alexander Isak, although with the Magpies warning he is not for sale, the Premier League champions switched focus to Ekitike. Arne Slot's side have already signed Florian Wirtz, Jeremie Frimpong and Milos Kerkez this summer, with Giorgi Mamardashvili linking up with the side after agreeing a move last August. The likely arrival of Ekitike to Anfield for another sizeable transfer fee might nudge Darwin Nunez and Federico Chiesa closer to the exit door as Liverpool look to balance the books. Luis Diaz is still attracting attention from Bayern Munich although the Reds have no plans to sell the Colombian.
