Shearwater homeowners frustrated over construction noise, real estate expert offers advice

A real estate agent is offering advice to homebuyers after Action News Jax spoke with neighbors in a St. Johns County community struggling with noise and damage they believe came from a nearby construction site.
Residents in the Shearwater community reached out, complaining about constant noise and house rattling — turning their once peaceful backyard views into an active construction zone.
The disruption stems from the First Coast Expressway project, which is building a new four-lane, limited-access toll road. This section runs from east of County Road 16A to east of County Road 2209 in St. Johns County.
After the initial report, Action News Jax contacted the Florida Coastal Team, a real estate company in St. Johns County, to get insight for current and future homeowners researching properties in developing areas.

Chris Snow, team leader of the Florida Coastal Team, shared this advice:
'If they're working in that development, there's a lot of green space, and a lot of land around that development. At some point, you've got to keep in mind that that is gonna get developed.'
He encouraged prospective buyers to ask agents detailed questions and to dig deeper into potential development plans nearby.
'If you're a consumer, just ask the agent not just what's going on in here, but you'll have them dig in and just say, 'Can you go and find what additional building plans might be out there for the future even if there are none?'' said Snow.
Snow also emphasized the importance of doing personal research.
'Look at the other minutes from the County Commission meeting. You can look at the zoning, see what's happening with the zoning board, what things have been proposed,' Snow said.
For current homeowners, Snow offered a long-term strategy.
'Plan on staying there five years.'
The reason? So buyers don't end up competing with the builder when trying to resell.
'If I try to sell too early on now, I'm still competing with the builder who's offering a bunch of incentives to people to live in a construction zone.'
A flyer for a 'Meet the Builder' event hosted by Ryan Homes, scheduled for April 10, was circulated, but homeowners who attended said no one showed up.
Chris Snow said that if you're a homebuyer from out of town, he recommends considering properties in more established residential areas.
Ryan Shepley, vice president of business planning for NVR, the parent company of Ryan Homes, said they will be reaching out to local management to help address the homeowners' concerns.

White House AI Plan The White House released its AI Plan today, which is an action plan designed to enable the U.S. to achieve global dominance in AI. The AI Plan has three pillars: Innovation Infrastructure International diplomacy and security Of particular interest to Snow Lake is the second pillar – infrastructure. As the AI Plan states: "We need to build and maintain vast AI infrastructure and the energy to power it." The AI Plan goes on to provide that power sources need to be deployed as quickly as possible and embrace new energy generation sources at the technological frontier – including advanced nuclear reactor technology. With such strong support for the deployment of both conventional, and advanced, nuclear reactor technology, the U.S. will require more uranium. When coupled with the U.S. Administration's Executive Order of March 20, 2025 entitled "Immediate Measures to Increase American Mineral Production"2, these policies provide the tailwinds for Snow Lake to fast-track the development of the Pine Ridge uranium project to contribute to the U.S.'s needs for more primary uranium. Salesforce's Data Cloud ARR Soars 120%: Is It the Next Sales Lever?

Salesforce, Inc.'s CRM Data Cloud is showing rapid growth, with annual recurring revenues (ARR) soaring 120% year over year to cross the $1 billion mark in the first quarter of fiscal 2025. The platform, which helps companies bring together and organize their customer data from various sources, surpassed 22 trillion records in the last reported quarter. In the first quarter, nearly 60% of Salesforce's top 100 deals included both Data Cloud and artificial intelligence (AI) features. Of all the new Data Cloud bookings, half came from existing customers, suggesting strong demand and client satisfaction. These numbers depict that Data Cloud is becoming a key part of Salesforce's broader platform. Data Cloud is also closely tied to Agentforce, Salesforce's new AI-based product. Together, they form the core of Salesforce's push into digital labor and intelligent automation. For AI agents to work well, they need quality data, and that's where Data Cloud plays a big role. Salesforce is also using Data Cloud internally to boost efficiency. The platform has helped the company reduce lead routing time from 20 minutes to 19 seconds in Slack. We opine that if Salesforce can continue to deliver results with Data Cloud, it could become a major growth driver for the company in the years ahead. As Salesforce's Data Cloud gains momentum, it faces tough competition from Microsoft Corporation MSFT and Snowflake Inc. SNOW, both active in enterprise data management. Microsoft offers a strong alternative through its Azure Data services, which integrates its Power Platform, Dynamics 365 and Copilot AI tools. Microsoft has the advantage of broad enterprise reach and seamless integration across its ecosystem. Many businesses already use Azure for cloud storage and processing, making Microsoft a natural choice for managing and using enterprise data. Snowflake is another major competitor, known for its powerful cloud-based data warehouse. Unlike Salesforce, Snowflake focuses only on data, allowing companies to store, process and share large volumes easily. It also supports multiple clouds and has strong analytics tools.
