KUALA LUMPUR: KIP Real Estate Investment Trust (KIP-REIT) unit holders approved at its EGM yesterday the group's expansion plan to acquire four retail properties in Kuantan and Selangor for RM118mil and a concurrent private placement to raise RM132mil.
It stated that the four newly approved assets, KIPMall Desa Coalfields, Lotus's Indera Mahkota, and two commercial buildings within an integrated development in Kuantan, are projected to contribute a combined revenue of RM11.3mil and net property income of RM8mil in the first full year of operation.
'This is equivalent to 11.7% and 11.6% of the group's nine-month financial year 2025 revenue of RM96.2mil and net property income of RM68.8mil, respectively, highlighting the strong earnings accretion potential of the expansion,' it said.

KUALA LUMPUR: Sunway Real Estate Investment Trust (REIT) has completed its RM138mil acquisition of Sunway Seri Manjung Mall in Perak. The mall, formerly known as AEON Mall Seri Manjung, is a two-storey retail complex measuring 30.25 acres of freehold commercial land. It houses a single tenant, Aeon Co (M) Bhd, under a long-term lease agreement with a remaining lease tenure of 12 years up to December 2037. According to the REIT Manager, Sunway REIT Management Sdn Bhd, the property is anticipated to be yield-accretive to Sunway REIT's portfolio, delivering an estimated initial Net Property Income (NPI) yield of 6.5% and an average yield of 7% over the balance of the lease tenure with AEON. "Sunway Seri Manjung Mall provides immediate income contribution with a stable, long-term lease to a leading retail operator and enhances our earnings resilience with an attractive average NPI yield of 7% over the lease tenure. "This strategic addition aligns with our focus on delivering sustainable value creation and optimising returns for our unitholders," said Sunway REIT CEO and chief financial officer Ng Bee Lien in a statement.

RHB Research said it expected quarter-on-quarter earnings to improve. PETALING JAYA: Analysts have maintained their forecasts for AME Real Estate Investment Trust (AME-REIT) after the recent announcement of its first quarter results. RHB Research, which raised its target price for AME-REIT to RM1.80, said the REIT's results for the first quarter of its financial year ending March 31, 2026 (1Q26) met expectations, supported by contributions from a recent acquisition. 'We turned more bullish on its valuation given wider yield spread post-rate cut in the overnight policy rate and rising investor interest in domestic-centric names. 'We like the REIT for its high debt headroom, substantial exposure to floating-rate debt (81%) that will benefit from lower rates, and sturdy sponsor-backed pipeline to tap Johor's growing industrial market,' the research house added. At last look, the stock was at trading RM1.60. RHB Research said it expected quarter-on-quarter earnings to improve, supported by the ongoing acquisition of properties slated for completion in 2Q26. Beyond the immediate term, FY26 earnings should be further lifted by the full-year contribution from a recent acquisition spree, which includes five properties estimated to generate an additional RM4.5mil in FY26 gross rental income, complemented by the renewal of nine existing tenancies (27% gross rental), the research house added. 'We see room for continuing inorganic growth, supported by a low gearing level of 23%, providing financing headroom of RM220mil on top of the recent rate cut. 'Meanwhile, we view the downside risks from the sales and service tax expansion as relatively limited for AME-REIT, given its long-term master leases and a tenant profile that largely consists of established multinational companies capable of absorbing higher tax-related costs.' RHB Research noted that on a yearly basis, 1Q26 revenue rose 14.7% to RM14.1mil, supported by additional contributions from two properties (i-Park SAC 23 and 24, and iTechValley 46) acquired in 4Q25, as well as higher rental rates from tenancy renewals. Despite a 3.2% increase in 1Q26 core profit, net margins declined by 7.2 percentage points to 64.9%, mainly due to a rise in interest expenses following the acquisitions and higher operating costs. The research house said risks for AME-REIT include cancellation of acquisitions, slowdown in economic growth, and lower-than-expected rental revisions.

KUALA LUMPUR: KIP Real Estate Investment Trust (KIP-REIT) recorded a net profit of RM115.14mil for the financial year ended June 30, 2025 (FY25), more than doubled the RM47.31mil posted a year earlier, supported by stronger rental income, portfolio expansion and fair value gains. Revenue for the year rose to RM136.13mil from RM102.16mil previously, driven by stable contributions from its KIPMalls, D'Pulze Shopping Centre, TF Value-Mart and industrial assets, it said in a filing. For the fourth quarter of FY25, KIP-REIT posted a higher net profit of RM79.25mil, up from RM16.05mil a year earlier. This was mainly due to stronger lease income from an improved tenant mix, higher occupancy and contributions from newly acquired assets, KIP-REIT said in the filing. Quarterly revenue rose to RM39.89mil from RM32.64mil, supported by steady rental income across the trust's portfolio, particularly from the Cheras Jaya property. In a separate statement, KIP-REIT said it recorded a revaluation surplus of RM61.8mil from its annual fair value assessment of 14 investment properties as at June 30, 2025, conducted by Rahim & Co in accordance with the Securities Commission's Listed REIT Guidelines. 'The gain reflects appreciation across the portfolio, notable from newly acquired assets such as D'Pulze Shopping Centre, TF Value-Mart and the Cheras Jaya industrial property, as well as from matured KIPMalls including Kota Warisan, Masai and Tampoi, which recorded double-digit fair value gains,' it said. Chief executive officer Valerie Ong said the FY25 performance reflected the group's growth strategy and focus on stable, long-term returns. — Bernama
