
Spike in temporary parking plots as AMC tweaks jantri discount

According to AMC officials, over the past year, more than 50 plots were rented temporarily for parking.
The Ahmedabad Municipal Corporation (AMC) implemented a policy a year ago to rent over 1,500 reserved plots for various purposes, including parking, which led to an increase in demand.
Initially, only playground plots were temporarily rented for vehicle parking, but the policy change resulted in increased demand.
Applications for temporary parking plots increased in areas like Bodakdev, Gota, Thaltej, and Vejalpur.
An official, speaking anonymously, said, "The AMC's policy to rent various purpose plots temporarily from the TP scheme is in effect. The AMC rents TP scheme plots for commercial, religious, social, parking, and other purposes temporarily for periods ranging from one day to a year or more. A policy is in place for temporarily rented plots, charging rent based on a percentage of the current jantri.
The state govt implemented new jantri rates from April 15, 2023, doubling the previous rates.
However, the AMC did not implement the new jantri rates for over a year, resulting in plots being rented based on the old jantri."
On March 14, 2024, the standing committee decided to implement the new jantri rates for temporarily renting reserved plots in the TP scheme. The committee also decided to apply the new jantri rates to those renting plots temporarily from the AMC.

A 25% concession on the rent amount based on the new jantri rates was decided for temporary rentals. However, in the general meeting on June 28, 2024, a policy amendment was made to offer a 50% concession on the jantri rate for various purpose plots rented temporarily.
According to the new policy, plots for every purpose in the city will now be rented temporarily for parking. Approximately 1,500 plots were made available for temporary parking rentals in the city.
Previously, only plots for parking and playground purposes were rented for parking.
In the standing committee meeting on July 17, a company named Synthesis Framework LLP was rented 852 square metres of land in Bodakdev for parking purposes for 11 months.
A proposal was approved to rent 1,130 square metres of land on the Gujarat University campus for parking purposes.
On July 3, the standing committee approved a proposal to rent a 1,470 square metre plot in Ghatlodia to Navratna Facility Management LLP for parking purposes for 11 months.
Similarly on June 26, the standing committee approved renting 1,500 square metres of land in Tragad to Jeevan Jyot Charitable and Education Trust for playground and parking purposes for one year.
The official said, "Currently, if any plot is rented temporarily for commercial purposes, the annual rent is charged at 7.50% of the current jantri. However, the AMC applied the old jantri, charging rent at 7.50% of the old jantri.
With the implementation of the new jantri, rates doubled, leading to the decision to charge double the previous rent, with a 50% concession. For residential purposes, annual rent is charged at 4% of the jantri rate.
For schools or educational purposes, the policy charges annual rent at 1% of the current jantri. Parking plots are now rented temporarily based on the old jantri, resulting in lower rent and increased applications for parking plot rentals over the past year."

Ludhiana: Consumer forum directs firm to pay ₹5k for deficient service
The District Consumer Disputes Redressal Commission, Ludhiana, has directed Eureka Forbes Limited to pay ₹5,000 to a Khanna resident for failing to provide after-sales service under its Annual Maintenance Contract (AMC) for a water purifier. The commission partly allowed the complaint and ordered Eureka Forbes to pay a composite compensation of ₹ 5,000 to Verma within 30 days. (HT Photo) The complaint was filed by Vineet Verma, a resident of New Narotam Nagar, Khanna. Verma had purchased an Aquaguard Delight NXT water purifier for ₹8,799 from Amazon on January 15, 2023. Along with the purifier, he enrolled in the company's Gold AMC plan by paying ₹3,039, valid from February 1, 2024, to January 31, 2025. The AMC was supposed to cover door-to-door maintenance and repair services for the water purifier. However, just a day after the AMC commenced, the purifier stopped functioning. Despite several complaints made by Verma via emails and customer support calls, Eureka Forbes failed to send a representative to repair the purifier. Verma sent eight reminders, followed by a legal notice from his advocate, but received no response from the company. Frustrated by the lack of action, Verma approached the consumer forum seeking a refund of the purchase amount, the AMC charges, and compensation of ₹1 lakh for the harassment and mental distress caused. He also sought ₹15,000 for litigation expenses. During the proceedings, Eureka Forbes failed to appear before the commission despite being served notice. As a result, the company was declared ex parte in November 2024. In its ruling, the commission observed that the company's failure to provide the agreed services amounted to an 'unfair trade practice.' Citing Section 2(47)(viii) of the Consumer Protection Act, the commission noted that the company did not withdraw its deficient services or offer a refund, despite being given ample time. The commission partly allowed the complaint and ordered Eureka Forbes to pay a composite compensation of ₹5,000 to Verma within 30 days. If the payment is not made within the stipulated period, the company will have to pay interest at 8% per annum from the date of the order until the amount is paid in full. The ruling serves as a reminder to companies about their obligations under consumer protection laws and the importance of honouring service agreements.

Several shops remain unsold, AMC to use them as its offices
Ahmedabad: The Ahmedabad Municipal Corporation (AMC) was unable to sell 206 shops, 56 offices, and 11 warehouses constructed in 24 buildings across the city, including urban poor housing schemes, commercial complexes, vegetable markets, and health centres. As a result, a circular was issued to use all these offices, shops, and warehouses as the corporation's own offices. Pirana dumpsite to give way to ‘waste to wonder' park
Ahmedabad: The Ahmedabad Municipal Corporation's road and building committee on Friday approved the appointment of a consultant to develop the 'Pirana Gyaspur Master Plan for Resource Recovery through Waste Management', launching an ambitious initiative to convert the 700-hectare Pirana dumpsite into a recreational hub. The waste will be securely capped and overlaid with extensive green infrastructure featuring urban forests, nature trails and public parks. The 'waste to wonder' park will include a jungle safari, biodiversity park, dedicated cycling tracks and a heritage plaza documenting the site's transformation. The development will also establish a circular economy and waste innovation campus complete with R&D laboratories, startup incubation facilities, a waste museum and a school. The proposal from the AMC states, "The dumpsite at Pirana, which covers 700 hectares, is planned to be transformed into a 'waste to wonder' park. Waste will be securely capped, and a green and vibrant landscape including urban forests, nature trails and public parks will be developed. This project is expected to provide employment to 3,000 people . Over 30 lakh tonnes of legacy waste will be processed, and more than 50 acres of green public spaces will be developed. " In a separate decision, the committee sanctioned IIT Gandhinagar's appointment to conduct a comprehensive structural stability assessment of the Sardar Patel Stadium in Navrangpura. The evaluation, budgeted at Rs 28.75 lakh, addresses critical safety concerns at the venue. The stadium, recognised in the World Monuments Watch List-2020 as a significant 20th-century urban heritage monument, has shown signs of structural deterioration.
