Wing Tai unveils Hong Kong CBD mixed-use development joint venture with CSI Properties
Named Central Crossing, the 433,000-square feet (sq ft) development will be situated at the city's cultural and lifestyle hub and connected to its key business and financial institutions, said Wing Tai said on Tuesday (Jul 22).
As a Grade A office development built on a heritage site, it aims to embrace the local heritage and historical features of the area that date back to 1880, while providing a new addition to the city's urban landscape, said the property developer.
Located at 118 Wellington Street in the Central district of Hong Kong, it will integrate Grade A offices, a bespoke lifestyle hub, green open spaces and heritage preservation features.
The project will feature a dual tower structure, comprising a 28-storey office tower with some 10,600 sq ft of gross floor area and a luxury international hotel tower. Both towers will be positioned to align with the city's historic urban grid.
Commercial spaces will be located at the bases of the towers alongside a four-storey water wall that defines the main entrance of the hotel, Wing Tai said.

The development will be linked to transport hubs through a central walkway system and situated close to restaurants, bars and historic attractions such as Tai Kwun, PMQ and Central Market.
It will also feature new pedestrian routes that allow people to cross the site at multiple levels and access the surrounding streets.
Designed by architecture firm Foster + Partners, Central Crossing is a project under Hong Kong's Urban Renewal Authority.
Wing Tai and CSI Properties won the contract to develop the site from the authority in late 2017.

Is US stock rally near Magnificent Seven turning point?
AS INVESTORS brace for the busiest week of the US earnings season, with four of the 'Magnificent Seven' tech giants reporting, debate is picking up again about these mega-cap companies' influence over American equity indices and whether we could be seeing the beginnings of true market broadening. By some measures, this small clutch of tech titans' profits, market cap and valuations as a share of the wider market has never been bigger. Broader indices are at record highs, but strip out these firms and the picture is much less rosy. Indeed, since the beginning of 2023, the S&P 500 composite – the benchmark market-cap index increasingly dominated by the Magnificent Seven – has gained 67 per cent, more than double the equal-weight index's 32 per cent. Only two years ago, the S&P 500 composite/equal-weight ratio was 0.66, meaning the composite index was worth around two-thirds of the equal-weight index. That ratio is now 0.84, the highest since 2003. There's good reason for that. According to Larry Adam, chief investment officer at Raymond James, 12-month forward earnings estimates for the S&P 500 have outpaced estimates for the equal-weight index by 14 per cent. And Tajinder Dhillon, senior research analyst at LSEG, notes that the Magnificent Seven last year accounted for 52 per cent of overall earnings growth. Sign Up Sign Up Many investors and analysts consider it unhealthy to have the fate of the entire market dependent on so few companies. It may be fine when they're flying high, but not so much if one or two of them take a dive. Plus, it makes stock picking more difficult. If the market basically follows the Magnificent Seven or Nvidia, why should an investor bother buying anything else? That's a recipe for market inefficiencies. Yachts and all boats? There have recently been nascent signs that the market may be broadening out beyond tech and artificial intelligence-related names, largely thanks to positive news on the trade front. Last week, the equal-weight index eclipsed November's high to set a fresh record. Raymond James' Adam notes that the equal-weight index outperformed the S&P 500 last week for the fourth week in the last 13. More of the same this week would mark its first monthly outperformance since March. Can it hit this mark? Around 160 of the S&P 500-listed companies report this week, including Meta, Microsoft, Amazon and Apple. It's not a stretch to say these four reports will move the market more than the rest combined. LSEG's Dhillon says the Magnificent Seven's share of total earnings growth is expected to fall to 37 per cent this year and 27 per cent next year. The expected earnings growth spread between these stocks and the wider index in the second quarter – 16.4 per cent versus 7.7 per cent – is the smallest since 2023, and will shrink more in Q3, he adds. Adam, however, thinks the recent market broadening is a 'short-term normalisation' rather than a 'material shift'. He thinks the earnings strength of the tech-related sectors justifies the valuation premium on these stocks. Regardless, what we know for sure is that fears about the market's concentration and narrowness have been swirling for years and there has yet to be a reckoning. The equal-weight index's rise to new highs last week suggests the rising tide is lifting all boats, not just the billionaires' yachts. Essentially, the Magnificent Seven and large caps are outperforming, but if you peel back the onion, other sectors such as financials and industrials are also doing well. And look around the world. Many indices outside the US that aren't tech-heavy are approaching or printing new highs also, such as Britain's FTSE 100 and Germany's DAX. 'To see the largest names leading isn't a worrisome sign, especially as they are backing it up with very strong earnings,' says Ryan Detrick, chief market strategist at Carson Group. 'This isn't a weak-breadth market, it is broad-based and a very healthy rally.' This week's earnings might go some way to determining whether this continues for a while yet. REUTERS

First Hong Kong stablecoin licences may be issued early next year, HKMA says
HONG KONG :The first batch of Hong Kong stablecoin issuer licences is expected to be granted early next year, the Hong Kong Monetary Authority (HKMA) told a media briefing on Tuesday. Hong Kong's stablecoin bill is set to take effect on August 1. The market had earlier expected that the first batch of issuer licences might be issued within this year, but Tuesday's comments showed the city's de facto central bank's cautious stance. Darryl Chan, deputy chief executive of HKMA, emphasized that only "a handful" of licences will be granted for the first batch. Investors piled into crypto-related stocks in Hong Kong since the city passed stablecoin bill in May to boost its status as a global digital asset hub. Shares of Guotai Junan International have surged 450 per cent after the broker said it obtained regulatory approval in Hong Kong to offer cryptocurrencies trading services last month. HKMA has been actively flagging risks around the growing frothiness of the market around stablecoins most recently. In a statement on Tuesday, HKMA reminded market participants "to exercise due caution in their public communications, as well as refrain from making statements that could be misinterpreted or create unrealistic expectations." It said that no stablecoin licence has been issued by the HKMA as of Tuesday. HKMA suggested interested institutions to apply for a licence before August 31 to receive feedback from the regulator. Institutions that have so far spoken with the HKMA are mostly exploring HKD- and USD-pegged stablecoins, Chan said.

Ong Beng Seng's HPL looks to cut stakes in Forum mall, voco Orchard hotel: sources
[SINGAPORE] The property firm of embattled billionaire Ong Beng Seng is looking to reduce its stakes in two marquee assets along Singapore's Orchard Road shopping strip, according to people familiar with the matter. Hotel Properties Ltd (HPL) is in talks to sell majority stakes in the Forum shopping mall, as well as the voco Orchard hotel, according to the people, who asked not to be identified discussing private matters. The firm is seeking a deal that would value the two adjacent assets for at least S$2 billion, they said. A spokesperson for Singapore-listed Hotel Properties declined to comment. The firm has interests in more than 40 hotels across the globe including the Four Seasons in Singapore, as well as resorts in the Maldives. Ong, 79, has been in the spotlight in the last couple of years after being implicated in a scandal that led to the imprisonment of former transport minister S Iswaran in Singapore. Ong has indicated he plans to plead guilty on Aug 4 after being charged last year for abetting Iswaran over two flights and a night's stay at the Four Seasons in Doha. It's unclear whether the case has any relation to the firm's planned asset sales. HPL won provisional permission from authorities in August 2023 to redevelop the two sites, along with its company headquarters, HPL House. That was part of a government plan to rejuvenate the Orchard Road shopping district by allowing developers to seek more space or change of use for older buildings. It said earlier this year in its annual report that redevelopment plans are 'being refined for submission to the relevant authorities.' In April, Ong relinquished his decades-long tenure as managing director of Hotel Properties. Two long-time executives replaced him, after he cited a desire to devote more time to his medical issues. But he continues to provide 'strategic oversight and direction' to the firm. Together with his wife Christina, the Malaysian tycoon controls HPL with a roughly 60 per cent stake. The next largest shareholder is Hong Kong billionaire Peter Woo. The Forum mall is valued at about S$990 million, Group executive director Christopher Lim said at the company's annual meeting in April. That estimate does not account for the redevelopment. He declined to comment on the value of the voco, formerly the Hilton Singapore, saying the company did not have a valuation for it. HPL is set to gain full ownership in August of the Concorde, an S$821 million shopping mall and hotel complex on Orchard Road, after buying out minority stakes it did not own.
