Kerjaya Prospek announces slew of deals
Senandung Raya had inked three separate sale and purchase agreements; two with Top Up Properties Sdn Bhd and one with Sunrise Bright City Sdn Bhd for the deal.
The company purchased 0.69ha and 0.72ha of land for RM26.30mil and RM27.43mil respectively from Top Up Properties. It has also bought 1.56ha of land from Sunrise Bright City for RM59.08mil.
In separate filings with Bursa Malaysia, Kerjaya Prospek said the newly acquired land will serve as a land bank for Senandung Raya's property development activities.
The land parcels are strategically located in the heart of the district of Kuala Lumpur and are easily accessible via the Kesas Highway.
The area is also surrounded by a number of mature townships and is close to plenty of amenities, including food and beverage outlets, shopping areas and hospitals, with easy access to the Kuala Lumpur city centre via the Federal Highway, Damansara Puchong Highway and Kesas Highway.
The exact use of the land has not been determined at this juncture.
The acquisitions will be funded through internally generated funds and/or bank borrowings, with the exact breakdown yet to be determined at this point in time. The completion of the transaction is expected by September.
In another development, Kerjaya Prospek, through another wholly owned subsidiary, Kerjaya Prospek Ventures Sdn Bhd, has entered into a joint venture agreement, and subscription and shareholders agreement with Aspen Vision Tanjung Sdn Bhd, a subsidiary of Singapore-listed Aspen (Group) Holdings Ltd, to jointly develop two freehold land parcels measuring 4.5 acres in Tanjung Bungah, Penang.
A special purpose vehicle, Tanjung Bungah Development Sdn Bhd, has been established to undertake the joint-development, in which Kerjaya Prospek Ventures holds a 60% stake and Aspen Vision Tanjung holds the remaining 40%.
The land carries a total consideration of RM117mil, comprising RM105mil in cash and RM12mil via in-kind property units.
Aspen Vision Tanjung had paid RM53mil and incurred RM7mil in related predevelopment costs for the land.
Tanjung Bungah Development will reimburse Aspen Vision Tanjung a total of RM60mil, of which RM4mil will be converted into Aspen Vision Tanjung's share capital in Tanjung Bungah Development, and RM56mil will be recognised as advances.
Tanjung Bungah Development will also assume responsibility for the remaining RM52mil cash payment through bank borrowings and/or internal resources.
The proposed mixed-use development will feature residences, serviced apartments and retail units, with the gross development value yet to be finalised.
Completion of the transaction is expected by December.

Singapore security firm to stop tracking live location of front-line officers on sick leave after union intervention
SINGAPORE: Security company Certis has agreed to stop asking officers to share their live location if they are not home while on medical leave, following intervention by the Union of Security Employees (USE). 'Certis, which is unionised under USE, has agreed to do so, and there will be no location tracking of officers on medical leave,' Shirley Loo, USE's executive secretary said in response to queries from The Straits Times. The decision came days after Certis' medical leave policy drew criticism following an employee's tip-off to the media. The Singapore-headquartered company, which also has operations in Australia and Qatar, recently mandated that employees on medical leave must remain in their declared residential addresses in Singapore. If found to be elsewhere during unannounced house visits, they would be asked to share their live location via WhatsApp, or attend video calls, said a current officer in his letter to the media. Requesting anonymity, the officer said: 'I personally experienced this policy when I was on sick leave and asked to share my live location... This created immense psychological stress and violated my right to privacy. I complied under fear of reprisal.' The officer added that he was at his parents' home when asked to share his location. According to an internal employee memo seen by ST, two Certis officers were dismissed in April 2025 for 'malingering', a term referring to the falsification of illness. Both officers were found to be overseas during a house visit, according to the memo. It added that Certis maintains a resolute stance when addressing disciplinary matters such as 'falsification of records, misconduct, sleeping on duty and cases of absent without leave'. In a statement to ST earlier on July 1, Certis clarified that these employees were not dismissed solely because they were not at home while on medical leave. 'Termination of employment is decided upon the severity of an officer's misconduct, such as proven malingering, and only taken as a last resort after an extensive and fair process,' said the company spokesperson. He added that Certis visits officers at their homes or the hospital only when they are on frequent or extended medical leave. 'In rare instances, we have asked officers to share their live location, but this is only done where necessary to ensure their well-being, purely voluntary and is always handled with care for privacy,' said the spokesperson. 'The intent of such follow-ups is not punitive. Rather, it is to understand if our officers require further support and also to help manage our manpower planning more effectively,' he added. Certis said the policy was also necessary to help maintain operational readiness and ensure fairness, especially as it faces challenges in recruiting and retaining officers. 'The policy is not designed to penalise employees but to address instances of system misuse,' the spokesperson said, adding that a very small number of front-line officers had been found to have misused their medical leave. 'There have been situations where officers took MCs (medical certificates) to travel overseas. These irresponsible behaviours affect overall team resourcing and are unfair to colleagues who need to cover additional shifts,' said the spokesperson. But Certis also acknowledged the need to work with its union partners to review its current processes, and confirmed that it would stop the controversial policy of requesting live locations from officers on medical leave. Loo from USE, an affiliate of the National Trades Union Congress, said the union is working with Certis to improve its internal communication so that its policies are clearly explained to officers. She added that the union does not condone any abuse of medical leave, which undermines trust and affects other officers' well-being. 'We will work with Certis to manage any alleged abuse of medical leave cases through fair and proper processes,' she said. Both Certis and USE also agreed to co-organise regular monthly engagement sessions, providing a platform for ongoing dialogue with front-line officers. In response to ST's query, the Ministry of Manpower (MOM) on June 30 said there could be legitimate reasons why an employee might not be at home when ill, and this should not be taken as conclusive evidence of misconduct. The ministry said employers must not discourage their staff from taking sick leave, which is a statutory entitlement. Employees should be able to take sick leave to address their health needs and use it responsibly. MOM also encouraged employers to regularly engage their employees to address concerns and ensure that their policies are well-communicated. BMI maintains average annual CPO futures price at RM4,150 per tonne this year
KUALA LUMPUR: BMI, a Fitch Solutions unit, has maintained its view that the average annual price forecast for Bursa Malaysia-listed crude palm oil (CPO) futures contracts will trade at RM4,150 a tonne in 2025. In a note today, BMI said that as of the market's closure on June 27, front-month CPO contracts settled at RM3,986 per tonne, bringing the year-to-date average to RM4,360 per tonne. "Accordingly, we expect palm oil prices to trade between RM3,800 per tonne and RM4,000 per tonne for the remainder of 2025," it said. BMI said palm oil prices came under significant pressure throughout the second quarter (2Q), declining by 17.7 per cent in the quarter-to-date, driven by weaker global crude prices, improved Malaysian output and subdued demand. However, it said the market found some "support" in June following a brief rally, sparked by both geopolitical and policy developments. "Prices rose by around six per cent between June 12 and June 16, initially as global crude oil prices surged in the wake of the Israel-Iran conflict. "This rally was further reinforced by the United States Environmental Protection Agency's (EPA) announcement of sharply higher proposed biofuel blending targets for 2026 and 2027, with the 2026 target representing a 67.5 per cent year-on-year (y-o-y) increase," it said. While these proposals primarily buoyed soya oil, the resulting strength in the broader edible oils complex also benefited palm oil prices, it added. Meanwhile, BMI expects Malaysian palm oil output to reach 19.5 million tonnes in the 2025/2026 season, representing a y-o-y increase of 0.5 per cent. "In our 1Q 2025 price forecast update, we highlighted that ongoing production challenges in Malaysia were providing support to palm oil prices, as data from the Malaysian Palm Oil Board indicated a 5.9 per cent y-o-y reduction in crude palm oil output during 1Q 2025. "However, we also anticipated that Malaysian crude palm oil production would recover over the coming months," it said, adding this expectation has been validated as of the latest available monthly data (May), with cumulative output in April and May 2025 totalling 3.5 million tonnes, a y-o-y increase of 7.8 per cent. BMI said this recovery has helped alleviate some of the recent tightness in the global market, exerting downward pressure on prices.
