
ADX's main index breaches 10,000 mark for the first time

SREENIVASA REDDY (ABU DHABI)The main index of the Abu Dhabi Securities Exchange (ADX) — the FTSE ADX General Index (FADGI) — crossed the 10,000-point threshold for the first time in its history, marking a significant milestone for the emirate's capital markets.At the close of trading on Tuesday, the index ended at 10,006.87, after touching an intraday high of 10,026, underscoring continued investor confidence in Abu Dhabi equities. The index had previously breached the 10,000 mark on July 4, but only briefly before closing below that level.FADGI, launched in 2022 as part of a strategic index partnership between ADX and FTSE Russell, serves as the primary benchmark for tracking the performance of listed equities on the ADX Main Market. It includes all companies that meet eligibility requirements for liquidity and free float, offering a transparent view of the market's breadth.The index is a float-adjusted, market capitalisation-weighted benchmark that reflects the overall health of Abu Dhabi's economy, with representation across sectors such as real estate, banking, energy, and industrials. It is up 6.3% year-to-date, and approximately 9.7% over the past 12 months.The FADGI underpins multiple exchange-traded funds (ETFs) and structured investment products, and plays a crucial role in regional and global index inclusion efforts — notably with MSCI and the FTSE Global Equity Index Series.

Outlook good for foreign currency sukuk issuances: S&P Global Ratings report

SREENIVASA REDDY (ABU DHABI)Global sukuk issuance remained resilient in the first half of 2025 despite heightened geopolitical tensions and volatility in international capital markets, according to a new report by S&P Global Ratings. The total volume of sukuk issued fell by nearly 15% to $101.3 billion in first half of 2025 compared to $119 billion in the same period last year, driven by a notable decline in local currency-denominated issuance. However, foreign currency sukuk gained momentum, rising to $41.4 billion in H1 2025, from $38 billion a year earlier.S&P forecasts that foreign currency-denominated sukuk issuance will remain strong in the second half of 2025, with full-year volumes expected to reach between $70 billion and $80 billion. "The growth has been supported by significant financing needs in core Islamic finance markets, particularly the UAE, Bahrain, and Kuwait, where issuers tapped favourable market windows amid ongoing economic growth and fiscal deficits,' the S&P Ratings said. 'In the UAE, where we observed a significant increase in the volume of issuances, banks and corporates tapped the market to finance growth amid a still-supportive economy. In Malaysia, the International Islamic Liquidity Management Corp. continued to tap the market, providing the industry with much-needed liquidity management instruments and contributing to the bulk of the country's foreign currency issuances,' the S&P report said. In contrast, local currency sukuk issuance dropped to $59.8 billion at midyear, down from $81 billion in 2024. This decline was attributed to subdued liquidity conditions and reduced financing needs in several key markets, including the UAE, Saudi Arabia, Malaysia, and report also highlighted uncertainty surrounding the future of AAOIFI's Standard 62, a proposed amendment that could impact sukuk structuring. The timeline for implementation remains unclear, and S&P noted that the perceived urgency among issuers to issue before the standard's adoption has diminished. 'Questions linger over whether the standard will mandate effective asset ownership transfer to investors, which could alter the risk profile of sukuk and potentially disadvantage holders of unsecured instruments,' the report sustainable sukuk experienced robust growth, with issuance volume rising 27% year-on-year to $9.3 billion in the first half of 2025 from $7.4 billion in H1, 2024. Banks, particularly the Islamic Development Bank, contributed nearly half of this activity, with Saudi Arabian issuers accounting for over 60% of the sustainable sukuk market. Driven by strong demand and alignment between Islamic finance and sustainability principles, S&P raised its full-year forecast for sustainable sukuk issuance to between $14 billion and $16 billion. The outlook for the second half of 2025 remains positive, supported by expectations of a 50-basis-point interest rate cut by the US Federal Reserve and a stable geopolitical scenario that avoids full-scale regional conflict.

Madhmoun permit system comes into force, aims to promote transparency in property advertisements

SREENIVASA REDDY (ABU DHABI)The Madhmoun digital permit system, launched by the Abu Dhabi Real Estate Centre (ADREC), officially came into force on Monday (July 7), marking a significant milestone in regulating property advertising across digital platforms in the emirate. This was confirmed in a set of documents shared with Aletihad by Property Finder, a property portal commissioned by ADREC to raise awareness and guide real estate agents on the new regulations. In a notice to one of the property advertisers, ADREC stated, 'We emphasise that obtaining the prior 'Madhmoun' permit through the Abu Dhabi Real Estate Centre's portal 'ADREC' is mandatory as of 07/07/2025 for all types of real estate advertisements within the emirate.' The notice further warned that 'violation of the regulations will result in the imposition of legal and administrative measures by ADREC.'Madhmoun — which means 'verified' in Arabic — is the first governmental Multiple Listing Service (MLS) platform in the GCC. Developed by ADREC, it is designed to enhance transparency, trust, and efficiency in the real estate sector by ensuring that only authorised and verified property listings are published online. The system allows a maximum of three approved brokers to advertise each listing, reinforcing accountability and curbing the new regulation, all property listings published after July 7 must carry a valid Madhmoun permit issued through ADREC's DARI platform. The initiative aims to streamline the advertising process while ensuring compliance with legal and regulatory standards. It also supports the UAE's broader goal of building a transparent, investor-friendly real estate to ADREC, Madhmoun offers real estate professionals a secure and streamlined way to manage listings through automated API-based publishing. Future platform updates will introduce broker-to-broker collaboration, direct deal-making, and global listing integrations.'By aligning Abu Dhabi's real estate practices with international standards, Madhmoun provides professionals with access to a broader market, increased credibility, and greater opportunities for growth and international exposure,' an ADREC website post the regulation does not apply universally. Properties located within the jurisdiction of Abu Dhabi Global Market (ADGM) — specifically on Al Maryah Island and Al Reem Island — are currently excluded from the Madhmoun permit property types are also exempt. Hotel apartments require a Madhmoun permit only if they are managed by local entities and owned by UAE nationals. Holiday homes, generally governed by the Department of Culture and Tourism (DCT), are excluded unless registered under Tawtheeq, in which case a permit is DARI platform offers step-by-step guidance on how brokers and property owners can obtain permits for listings, whether for sale or rent. ADIB a star performer among Middle East and Africa banks in Q2 2025: S&P Global Market Intelligence
8 July 2025 10:40 REDDY (ABU DHABI)The UAE banks recorded some of the highest quarter-on-quarter market capitalisation gains in the Middle East and Africa during the second quarter of 2025, according to the latest data released by S&P Global Market Dhabi Islamic Bank (ADIB) led the UAE banks with a 34% surge in market capitalisation to $21.26 billion, pushing the bank three places up in the regional top 20 rankings. The strong performance coincides with a series of strategic initiatives, including a partnership with Binghatti Holding to offer Sharia-compliant financing solutions for home buyers and the launch of the UAE's first fractional sukuk investment platform. The digital platform enables participation in sukuk with as little as $1,000—far below the conventional minimum of $200, also reported an 18% year-on-year increase in first-quarter net profit, reaching Dh1.9 billion, supported by a robust balance sheet, growing business momentum, and sustained customer acquisition. The bank delivered a return on average equity of 23.5% in 2024, along with a net interest margin of 3.88% and an efficiency ratio of 29.58%.Other UAE-based lenders in S&P's top 20 list — First Abu Dhabi Bank (FAB), Emirates NBD, Abu Dhabi Commercial Bank (ADCB), and Dubai Islamic Bank (DIB) — also posted double-digit growth in their respective market values during the quarter. S&P Global Ratings attributed the strong performance to the UAE government's economic and social reforms, which have helped reduce credit risks and improve the operating environment for banks. The data reinforces the growing strength and resilience of the UAE's banking sector as it capitalises on digital innovation, regulatory support, and sustained economic reforms. As of the end of June 2025, UAE banks continue to rank among the most valuable institutions in the Middle East and Africa.
