
Why US market is no longer top priority for Chinese companies building foreign factories
There had been a 'drastic downshift' in inquiries from Chinese companies seeking land to rent or purchase in Mexico, one of their hottest overseas investment destinations in the past, said Jack Lee, an industrial property agent based in the United States whose clients are mostly Chinese firms.
Mexico had become a popular choice since US President Donald Trump's first term, when he began to increase tariffs on made-in-China products, thanks to its proximity to the US and its participation in the United States-Mexico-Canada Agreement (USMCA). The free trade agreement guaranteed that as long as a certain percentage of content was made in North America, products could enter the US market free of taxes.
But amid the escalated trade tensions between the US and China since Trump returned to the White House in January, doubts have been rising about whether products made by Chinese companies in Mexico will continue to enjoy the preferential treatment. USMCA is up for review next year and has already been breached by Trump with tariff increases on items including imported steel and aluminium.
'Nobody was there [in Mexico] to make a decision in the last couple of months because there has been lots of uncertainty,' Lee said. 'For those who already have their investment in Mexico … they are not expanding either; they are just barely making a minimum right now.'
The vacancy rate for industrial property in Monterrey – a major industrial city in northern Mexico that has attracted the most Chinese companies so far – had grown to 5.6 per cent, up from below 1 per cent in the past four years, Lee said.

Wall Street falls the most since May on Trump tariff news and weak US job data
The US stock market had its worst day since May on Friday after the government reported a sharp slowdown in hiring and President Donald Trump imposed sweeping tariffs on imports from a number of US trading partners. The S&P 500 fell 1.6 per cent, its biggest decline since May 21 and its fourth straight loss. The index also posted a 2.4 per cent loss for the week, marking a sharp shift from last week's record-setting streak of gains. The Dow Jones Industrial Average fell 1.2 per cent, while the Nasdaq composite fell 2.2 per cent. Worries on Wall Street about a weakening economy were heavily reinforced by the latest report on job growth in the US. Employers added just 73,000 jobs in July. That is sharply lower than economists expected. The Labour Department also reported that revisions shaved a stunning 258,000 jobs off May and June payrolls. Markets also reacted to the latest tariff news. Trump announced tariff rates on dozens of countries and pushed back the scheduled effective date to August 7, adding more uncertainty to the global trade picture. 'The market has been felled by a one-two punch of additional tariffs, as well as the weaker-than-expected employment data – not only for this month, but for the downward revisions to the prior months,' said Sam Stovall, chief investment strategist at CFRA.

US Treasury secretary says China meetings have ‘advanced our talks'
US Treasury Secretary Scott Bessent said on Friday that meetings with his Chinese counterparts this week 'advanced our talks', but stopped short of confirming that US President Donald Trump approved the consensus that Beijing claimed they had reached. Advertisement 'This week's negotiations in Stockholm have advanced our talks with China, and I believe that we have the makings of a deal that will benefit both of our great nations,' Bessent wrote on X. 'Thanks to the powerful bond between @POTUS and President Xi, I am optimistic about the path forward,' he added, without specifying where consensus stands following talks that ended on Tuesday. Since then, the US side has been seen taking its time to confirm any new agreement reached with China, its third-largest trading partner after neighbouring Mexico and Canada. China's vice-minister of commerce, Li Chenggang, who also took part in the talks, said before leaving Stockholm on Tuesday that a pause on new tariff increases – in place since May – would be extended, but neither Trump nor Bessent has made similar announcements.
