Terreno Realty Corporation Sells Portfolio in Doral, FL for $82.3 Million

BELLEVUE, Wash.--(BUSINESS WIRE)-- Terreno Realty Corporation (NYSE:TRNO), an acquirer, owner and operator of industrial real estate in six major coastal U.S. markets, sold a portfolio of industrial properties located in Doral, Florida on July 28, 2025 for a sale price of approximately $82.3 million.
The portfolio consists of six buildings containing approximately 302,000 square feet on 14.6 acres which are 91% leased to 21 tenants. The portfolio was purchased by Terreno Realty Corporation on May 22, 2013 for $23.7 million. The unleveraged internal rate of return generated by the investment was 14.7%.

The small lifestyle pickup will take on the Ford Maverick and Hyundai Santa Cruz, with a potential launch window in 2026 or 2027. And unlike the Hilux, this one's not being built to pull tree stumps out of bogs - it's aimed squarely at young urbanites, daily drivers, and maybe even your neighbor who already owns three camping chairs and a roof box. Thanks to rendering artist, Theottle, we have some idea of what it might look like. The new model will most likely be based on either the RAV4's TNGA-K platform or the smaller Corolla-based TNGA-C, meaning this ute is more crossover than crawler. The size is expected to be slightly shorter than a RAV4, and powertrains will likely be hybrid-first, including a plug-in hybrid variant capable of over 60 miles (100 km) of EV-only only would this make it Toyota's most efficient pickup ever, but it comes at a time when the company is doubling down on reliability and sheer road presence. Toyota claims over 150 million of its cars are still on the road today - a handy fact when you're trying to win over budget-conscious buyers who don't want to own a disposable trucklet. Although Toyota still holds the overall U.S. sales crown, it's now under pressure from all angles. According to recent Q2 data, Ford is catching up fast. Ford's year-over-year gains are outpacing Toyota's, and with the Maverick continuing to be a runaway success, it's no wonder Toyota sees the need to respond. A hybrid ute that undercuts the Tacoma and gives buyers something between a crossover and a proper truck would fill a glaring gap in their lineup. It's not just the U.S. market Toyota is eyeing. There's also growing speculation - including recent comments from Chairman Akio Toyoda himself - that American-made Toyotas may soon be sold in Japan. This follows new trade agreements that make it easier to import U.S.-built vehicles to Japan by removing complex certification barriers. If Toyota does choose to build this pickup in North America, it could be among the first models to benefit. While Toyota hasn't confirmed specifics yet, early reports suggest the new ute will be based on either the RAV4's TNGA-K platform or the smaller Corolla-based TNGA-C. That means a car-like ride, excellent hybrid integration, and a front-wheel-drive layout with optional all-wheel drive. Powertrains are expected to include both a regular hybrid and a plug-in hybrid, with the latter capable of over 60 miles of electric-only driving. That figure would place it at the top of its class in terms of efficiency. If Toyota's internal timelines are accurate, the truck could launch in North America in late 2026 or early 2027, with other markets to follow. That's well above both the market's 1.2% yield and the average real estate investment trust's (REIT's) yield of roughly 3.9%. If you're a long-term dividend investor, it probably makes sense to consider adding Realty Income to your portfolio, since it has increased its dividend annually for three decades and counting. But make sure you understand these three things before you buy it. 1. Realty Income is a giant With a market capitalization of roughly $50 billion, Realty Income is multiple times larger than its next closest peers in the net lease niche of the REIT sector. This is both good and bad. On the negative side, Realty Income is so large that it takes a huge amount of new property acquisitions to move the needle on the top and bottom lines. This means that relatively slow growth is likely to be the norm here in the future. But being so large isn't all bad. It likely sees all of the material deals that are in the market (allowing it to cherry-pick to some degree), it can act as an industry consolidator, and its size gives it easier access to Wall Street. Realty Income is looking to increase its growth opportunities Realty Income isn't ignoring the size limitations it faces. In fact, it is embracing its scale. For example, a few years ago it began expanding into Europe, a market that is still only just starting to use the net lease approach. That materially expands the opportunity set the company has as it looks to buy new properties. Realty Income has also been working to increase the number of property markets in which it competes. Historically, retail and industrial has been the core here. But management has been venturing into new spaces, like casinos and data centers, as it looks to find new levers for growth. More recently, Realty Income has started to make loans and to offer asset management services to institutional investors. Overall, this giant REIT is using its scale to reach out into new areas that will, hopefully, help to sustain its growth over the long term. 3. Realty Income knows what it is The last issue that really matters here is that Realty Income isn't trying to be something it's not. Management understands that it is a giant company and that investors buy it because of its large and reliable dividend. In fact, the company trademarked the nickname, "The Monthly Dividend Company" to highlight the commitment it has to being a reliable dividend stock. This is so important because it means that the board and the CEO aren't building castles in the sand that will get washed away when the tide comes in. They are building a REIT that can keep paying dividends reliably through thick and thin. As AI Momentum Grows, Should Investors Buy ServiceNow Stock?

Key Points ServiceNow turned in strong Q2 results and raised guidance powered by AI adoption. The company looks well positioned as the world turns to AI agents. However, the stock has struggled to gain traction this year. 10 stocks we like better than ServiceNow › Share prices of ServiceNow (NYSE: NOW) jumped after the software company reported strong revenue growth and yet again raised its guidance due to strong artificial intelligence (AI) adoption. That said, the stock has struggled to gain traction this year, with its shares down about 7% as of this writing. Despite the stock's underperformance in 2025, it is still one of the best-performing stocks of the past decade, with its shares up nearly 1,200% during that span. The software-as-a-service (SaaS) company made a name for itself as an information technology (IT) management platform before expanding into other areas of organizational workflows such as customer service and human resources. ServiceNow's strength is that its platform can connect siloed departments to create a unified system of record between departments. This in turn is used to help organizations digitize, streamline, and automate their operations. ServiceNow's unified data system and structured workflows make it an ideal environment for AI, which performs best when it has clean and consistent data. As such, the company has embedded AI throughout its Now Platform, including introducing generative AI assistants and more recently AI agents. AI growth continues AI continued to be the biggest driver of ServiceNow's growth in the second quarter. Now Assist -- the company's generative AI suite of solutions -- continued to outperform expectations, with the company signing 21 deals that have five or more Now Assist products. Its number of Pro Plus deals -- which bundle Now Assist with other advanced tools -- climbed 50% sequentially. Eighteen of its 20 largest deals included Pro Plus. The company also recently introduced AI Control Tower, which is a centralized platform for managing AI agents from both ServiceNow and third parties. The company is already using AI agents across its own business and sees AI agents as having a $350 million value this year. Meanwhile, it said it already surpassed its initial full-year net new annual contract value (ACV) expectations for AI Control Tower in just 60 days. Turning to its results, revenue rose 22.5% year over year to $3.22 billion, while adjusted earnings per share (EPS) climbed 30.7% to $4.09. That easily topped the analyst consensus, which was looking for EPS of $3.57 on revenue of $3.12 billion, as compiled by the LSEG. Subscription revenue jumped 22.5% year over year to $3.11 billion, while professional services revenue climbed 19.5% to $102 million. The company continues to do well in adding large customers, increasing its number of customers with a net ACV of $20 million or more by more than 30%. It had 89 deals greater than $1 million in net new ACV in the quarter. The company said transportation and logistics ACV soared more than 100% in the quarter, while technology, media, and telecom ACV surged 70%. Another metric investors like to follow with ServiceNow is growth in remaining performance obligations (RPO), which is deferred revenue plus backlog growth, since it can be an indicator of future growth. In the quarter, the company saw RPO increase by 29% to $23.9 billion, while current RPO (cRPO) rose by 24.5% to $10.9 billion. ServiceNow's revenue growth accelerated in Q2, and this could be an indication that this could continue. The company forecast its Q3 subscription revenue to grow between 20% to 20.5% to a range of $3.26 billion to $3.265 billion. It is expecting cRPO to also increase by 18.5%. Notably, its subscription revenue growth forecast for Q3 is higher than its forecast was for Q2. For the full year, the company upped its subscription revenue guidance. It now anticipates subscription revenue of between $12.775 billion to $12.795 billion, up from previous guidance of $12.64 billion to $12.68 billion. The updated outlook represents growth of around 20%. Is the stock a buy? ServiceNow's stock has been caught up in the narrative that there is a cautious enterprise-software spending environment. However, the company has continued to see strong growth, which accelerated in Q2 and could possibly accelerate next quarter as well. Given that its platform can improve operational efficiency and save costs, the company is in a solid position even during periods of economic uncertainty. More importantly, though, the company looks well positioned to be an AI winner. Its already seeing solid growth stemming from AI, and now it's looking to become an AI agentic hub through its AI Control Tower. If agentic AI become the next big AI investment wave, ServiceNow looks set to be a big potential winner. From a valuation perspective, the stock trades at a forward price-to-sales multiple of 13 based on 2026 analyst estimates. That's reasonable for a high-margin SaaS business with 20%-plus revenue growth, but it's also likely a part of the reason why the stock has been stuck in the mud this year despite posting strong results.
