Australian family scores $417 million windfall from business that grew from a trailer park

The GemLife brand was created in 2015 when the Puljichs teamed up with Singapore-listed Thakral Corp in a joint venture that Adrian has since run as chief executive.
The newly listed company is not alone in catering for retirees.
Established player Ingenia Communities is a direct competitor. The $2.2 billion ASX-listed property manager also develops and owns communities targeted at over-50s, as well as holiday parks and rental businesses. It reported improved revenues and profits last year on the back of turnaround efforts by its chief executive, John Carfi.
Another competitor, South Melbourne-based Lifestyle Communities, has a market capitalisation of about $844 million.
The land-lease community sector, with its steady annuity-style income streams, has been attracting institutional capital in Australia, with joint ventures and significant investments in recent years.
A year ago, Hong Kong-based real estate private equity firm Gaw Capital Partners and Australian alternative real estate fund manager GreenFort Capital created a joint venture to acquire and develop a pipeline of $800 million in projects focused on communities for people over 50.

Locally traded property giant Stockland has been expanding within the segment under the brand Halcyon, which it bought in 2021 for $620 million.
Limitations of the land-lease communities include fees that can potentially increase over time and regulations that are made at a state level, resulting in considerable variation between jurisdictions.

Has the cost-of-living crisis finally ended? Some of Australia's top finance and property experts certainly think so. Finder's latest RBA Cash Rate report, which surveyed 34 experts and economists on future cash rate moves and other issues relating to the state of the economy, showed 88 per cent (30 out of 34) respondents believe the RBA will cut the cash rate tomorrow, bringing it down to 3.60 per cent. On the topic of cost-of-living, almost half of experts (44 per cent) said they believed the crisis was over. In comes as the amount Aussies are saving each month – $932 – reached an all-time high in June 2025, up from $614 in June 2023, according to data from Finder's Consumer Sentiment Tracker. Despite higher average savings rates, Stella Huangfu from the University of Sydney noted that many were still doing it tough. 'Finder's research reveals that 43 per cent of respondents have less than $1000 in savings, and 18 per cent have no savings at all,' she said. 'Additionally, the cost of essential goods and services remains high. 'Experts predict that grocery prices are unlikely to decrease in 2025, and real household disposable income has declined by nearly 10 per cent since its peak, indicating that many Australians are still struggling to keep up with living expenses.' Graham Cooke, head of consumer research at Finder, said while some Australians were gaining financial confidence, others were barely scraping by. 'Whether the cost of living crisis is over really depends on who you ask,' he said. 'I think the so-called cost-of-living crisis is blown up and clearly not of the scale we saw in the 1970s and 1980s,' he said. 'Most remuneration is indexed to consumer prices, so the standard of living has not changed much. 'The exception is some rentiers and new entrants into the housing market have experienced marked increasing costs. But this is all caused by the escalation of house prices, not a general increase in the real value of pensions and wages.' Kyle Rodda from said the cost-of-living crisis was basically a housing crisis. 'If you rent, things are tough. If you are leveraged to your eyeballs on your home, things are tough. 'Given the housing problem is supply driven and there's not much being done to address that, then the 'crisis' is likely to continue.' Adj Prof Noel Whittaker from QUT pointed to a growing wealth divide. 'We are living in very much a two-tier society, and the gaps between the haves and the have-nots appear to be widening,' he said.

Former Woodside CFOs and Justin Langer to comprise Mineral Resources' ethics and governance committee
Mineral Resources' all-important ethics and governance committee has gone from all-female to all-male with two new directors joining and Justin Langer shuffled in. The miner on Monday added seasoned bean counters Lawrie Tremaine and Ross Carroll to its board as independent non-executive directors. The duo will also be part of the three-person ethics and governance committee. The committee was set up in November to help restore MinRes' reputation after a series of scandals surrounding founder and chief executive Chris Ellison. The appointments of Mr Tremaine and Mr Carroll follow the abrupt resignations more than two months ago of the three female directors that comprised the committee. Denise McComish, Jacqueline McGill and Susie Corlett all quit MinRes within the space of a fortnight in April. Two senior in-house lawyers tasked with assisting the committee have also departed. MinRes on Monday said Mr Tremaine and Mr Carroll together brought 'a wealth of executive management, financial, strategic and capital markets expertise gained from senior leadership roles with ASX-listed companies across the resources, energy and mining services sectors'. Mr Tremaine was most recently the chief financial officer at Origin Energy for seven years until 2024 and prior to that was Woodside Energy's CFO. His career also includes 17 years at Alcoa and he currently serves as chair of MoneyCatcha, a private fintech firm. Mr Carroll, who is now chair of MinRes' ethics and governance committee, was CFO at a Hong Kong Stock Exchange-listed global base metals company MMG from 2015 to 2024. He was the chief of local mining services provider Macmahon between 2012 and 2015 and like Mr Tremaine, he has been CFO of Woodside. Former Australian test cricketer and coach Justin Langer now rounds out the ethics and governance committee. Mr Langer has been a MinRes board member since the beginning of 2023. More to come . . .
