Navigating Egypt's summer house market: To rent or to own?

Egypt's real estate landscape has long been characterized by a unique blend of tradition and evolving market dynamics. Among its most distinctive segments is the summer house market, a vibrant sector deeply intertwined with the country's cultural affinity for coastal getaways and seasonal retreats.
These coastal retreats are not merely vacation spots but represent a substantial investment and lifestyle choice for many Egyptians. The choice between renting and ownership is deeply personal, influenced by individual preferences for flexibility versus long-term investment.
While many are drawn to ownership for its potential as a wealth-preserving asset, offering both personal use and attractive rental yields, others prefer the freedom of renting to explore new destinations annually.
The Egyptian Summer House Market Landscape
The Egyptian summer house market, a segment of Egypt's wider residential and vacation housing sector, has seen growth in recent years. In June 2025, prices of villas along the North Coast rose by 15.8% year-on-year (YoY), reaching an average of EGP 20,200 per square meter, according to the Global Property Guide's Egypt Residential Property Market Analysis 2025.
Meanwhile, apartment prices in the same area averaged EGP 26,100 per square meter, reflecting a marginal annual decrease of 1.1%. In Ain Sokhna, average apartment prices rose by 2.4% YoY in June, reaching EGP 21,700 per square meter, while villa prices climbed by 8.8% to EGP 19,850 per square meter, the analysis showed.
In this regard, Mohamed, an owner of several chalets in different summer destinations, tells Arab Finance: 'Chalet purchase prices generally start from around EGP 2 million in mid-range areas and can go up to EGP 6 or EGP 7 million in newer developments. For villas, the lowest price currently is EGP 11 million, and can go up to EGP 20 million depending on the area and number of rooms.'
The vacation rentals market in Egypt is also on a strong upward trajectory. It is projected to experience a robust annual growth rate of 10.25% between 2025 and 2029, ultimately reaching a market value of $1.84 billion, according to Statista.
Mohamed explains, 'Prices vary significantly depending on the summer region, distinguishing between Alexandria and its North Coast extensions, and the Red Sea coastal areas like Ain Sokhna, Hurghada, El Gouna, Ras Sudr, and others. Each of these areas offers different categories to suit all social classes.'
'However, with summer in full swing, demand is highest along the North Coast. Average villa rentals range from EGP 10,000 to EGP 15,000, depending on the property's level and location. Chalet rentals range from EGP 4,000 to EGP 6,000, also depending on location, finishing quality, appliances, and furnishings,' he adds.
Dina Samir ElWakkad, an economist and instructor of economics, tells Arab Finance: 'The long-term outlook for coastal and summer-specific real estate in Egypt remains positive, albeit segmented. Areas like the North Coast, Ain Sokhna, and Red Sea cities continue to attract demand from both local and regional buyers.'
'Going forward, developers are likely to shift toward more flexible models, such as extended payment plans and rental pool systems, to adapt to changing affordability levels. Infrastructure development and government support for tourism and second-home markets will also play a key role in sustaining demand in these areas over the next five to 10 years,' as per ElWakkad.
The Investment Appeal of Summer House Ownership
In terms of summer houses, people's preferences vary between rental and ownership. Mohamed notes, 'Preferences vary widely. Many people favor ownership for investment and saving money, as well as for their personal use at any time throughout the year.'
'On the other hand, others prefer renting as they like to constantly experience new and different places, alternating between the North Coast, El Gouna, and other modern areas like Ras El Hekma and Sidi Abdel Rahman,' he highlights.
For some, buying a summer house is sometimes driven by profits from renting their properties out to others. According to ElWakkad, 'In prime summer destinations such as the North Coast and El Gouna, gross rental yields for well-maintained and strategically located properties typically range between 6% and 9% annually.'
'However, this depends heavily on factors like seasonality, property management quality, and local demand cycles. Compared to other investment options in Egypt, such as treasury bills or gold, summer houses carry higher risks,' she explains. 'But they offer the added value through personal use, potential capital appreciation, and diversification benefits for medium- to long-term investors.'
In order to ensure profit, Mohamed advises future buyers to purchase in new areas. 'They offer greater investment potential, whether now or in the future. They also provide a very enjoyable and comfortable summer retreat for both buyers and renters.'
Inflation is another key factor impacting people's choices on purchasing or renting a summer house. ElWakkad explains, 'Current inflationary pressures and the significant devaluation of the Egyptian Pound have notably reshaped consumer behavior in the real estate sector.'
'For many, purchasing a summer house has become less attainable due to rising construction costs, higher mortgage rates, and reduced purchasing power,' she says. 'Consequently, renting has become a more attractive short-term option, especially for middle-income families who seek seasonal use without long-term financial commitment.'
'For those holding assets in foreign currency or inflation-hedged investment portfolios, ownership still presents a viable wealth preservation strategy,' she adds.
The Egyptian summer house market presents a multifaceted decision for consumers, both owners and renters alike. Prices vary across diverse coastal regions, but recent data indicate continued growth in key areas such as the North Coast and Ain Sokhna, alongside a robust projected expansion in the vacation rentals sector.

ROME: Gucci-owner Kering is in talks with a member of the Qatari royal family for the sale of a building in Milan's top shopping avenue, Italian daily Corriere della Sera reported on Saturday. The deal could help the French luxury group cut its debt, which ballooned to more than 10 billion euros ($11.58 billion) in 2024, following a series of expensive acquisitions. Among them was the 18th century property in Via Montenapoleone, which the French group bought from Blackstone for 1.3 billion euros in April last year. Corriere said Kering was looking at selling a majority stake in the company through which it owns the building, based on a "similar valuation". It added that the buyer would be a vehicle linked to former Qatari Prime Minister and real estate billionaire Hamad bin Jassim bin Jaber Al-Thani. Kering declined to comment on the report. It was not immediately possible to contact Al-Thani for a comment. In April, when Corriere first reported about a possible Qatari-Kering deal for the Via Montenapoleone property, the Qatar Investment Authority denied it had any interest. Kering, which appointed former Renault CEO Luca de Meo to lead the group from September, is under pressure to trim debt and revive declining sales, particularly at its top brand Gucci. Dubai: New areas driving strong demand as July property sales near Dh50 billion

Dubai's property market continues to hold strong in July, as demand shifts from traditional to new areas that are offering long-term value for end-users, according to the latest data. Released by Springfield Properties, data showed that the emirate's real estate market recorded Dh49.67 billion in transactions in July 2025, a 12.09 per cent increase from June 2025 and a 24.8 per cent rise year-on-year. A total of 18,191 deals were registered, up 16.5 per cent month-on-month and 21.5 per cent annually, underscoring the market's momentum heading into the second-half. Off-plan transactions accounted for 74.26 per cent of activity, supported by a broader end-user base, enhanced affordability measures, and rising investor appetite in emerging corridors. "Transaction volumes are holding steady at a high base, supported by the scale and pace of new project launches," said Farooq Syed, CEO of Springfield Properties. "We're seeing particular strength in the off-plan segment where developers are responding to buyer expectations with flexible payment plans, and integrated masterplans designed for long-term community living," he said. Syed added that buyers are better informed these days and more focused on tangible value - from quality of product to delivery timelines. According to Springfield Properties, as Dubai's infrastructure expands and masterplanned communities evolve, demand is shifting beyond traditional prime areas toward developments offering long-term value and livability. The current cycle is shaped by informed buyers, diversified capital allocation, and sustained confidence in the emirate's real estate fundamentals — underpinned by consistent transaction growth, flexible financing, and a deepening commitment to quality delivery across segments. July data showed that the average price per square foot for off-plan apartments was Dh2,090, with ready apartments averaging Dh1,495. For villas and townhouses, off-plan prices averaged Dh1,353 per sqft, while secondary market prices averaged Dh1,666 per sqft. Compared to June, price movements across most segments remained within a tight range, with performance tied more closely to product design and location than macro shifts. The secondary market also remained active in July, with ready apartments in established locations seeing demand from first-time buyers taking advantage of new mortgage schemes. Villas continued to register interest selectively, with premium end-user buyers prioritising layout efficiency and long-term value.

Alpha Dhabi posts 23% surge in H1 revenue; eyes long-term expansion

Alpha Dhabi Holding, one of the fastest-growing investment holding companies in the Middle East and North Africa region, recorded revenue of Dh35.9 billion for the six-month period, up 23 per cent year-on-year. Supported by strong performances across its core verticals, the healthy results underscore the Abu Dhabi Securities Exchange-listed company's ability to sustain growth through a diversified and future-focused investment portfolio. Adjusted Ebidta rose 34 per cent to Dh8.7 billion, reflecting efficiency gains and growth momentum in strategic sectors, Alpha Dhabi said in a statement. The group's financial position remains solid, with total assets of Dh198.4 billion and equity of Dh98.1 billion. Net profit stood at Dh6.6 billion, broadly in line with the same period in 2024, despite lower non-recurring accounting gains due to fluctuations in the fair market value of certain listed portfolio companies. This performance reflects Alpha Dhabi's disciplined investment approach and its ability to generate sustainable shareholder value while advancing its vision for 2030, which emphasises innovation, strategic expansion, and socio-economic impact. Revenue contributions in the first half were well spread across its portfolio: industrial activities generated Dh13.4 billion, real estate Dh12.8 billion, construction Dh6 billion, and services and other segments Dh3.7 billion. The group's strategy of building scale, creating synergies, and enabling innovation is translating into tangible results, while its increasingly global footprint is also contributing to growth, with Dh4.6 billion in revenue generated from outside the UAE by its portfolio companies. Chairman Mohamed Thani Murshed Ghannam Al Rumaithi said Alpha Dhabi remains focused on building a resilient, future-ready economy for the UAE. 'Innovation and sustainable growth remain the cornerstones of our foundation as we invest with purpose, offering investors access to a diverse range of premium assets that matter to Abu Dhabi's economy,' he said. Managing Director and Group CEO Eng. Hamad Al Ameri added that growth remains the company's top priority across revenue, acquisitions, profitability, capabilities, innovation, and market impact. 'We are well positioned to build on this momentum throughout the rest of 2025 and beyond,' he said. The group's performance is also reflected in market recognition. In the Forbes Top 100 Listed Companies in the Middle East 2025, Alpha Dhabi ranked 14th, alongside four of its portfolio companies — Aldar Properties (30th), PureHealth (44th), NMDC Group (48th) and NMDC Energy (82nd). These accolades underscore the strategic importance of Alpha Dhabi's investments in shaping the UAE's regional economic influence. The company also received the Sharjah Excellence Award 2024, while PureHealth was named the UAE's Most Valuable Healthcare Brand by Brand Finance. NMDC Energy received The ICV Excellence Award for semi-governmental manufacturers at the Make it in Emirates forum in Abu Dhabi. The group's subsidiaries have been active in expanding their market positions. Aldar Properties advanced its presence in Abu Dhabi's real estate sector with strategic acquisitions, including premium warehousing and light industrial real estate in the Al Dhafra region, and unveiled a Dh40 billion masterplan for Fahid Island, positioning it as a new landmark destination. The company also announced a partnership with Hilton to launch Abu Dhabi's first Waldorf Astoria Residences on Yas Island. In the industrial sector, Trojan General Contracting and Samsung C&T began work on a 1,000-megawatt open-cycle gas turbine power plant in Al Dhafra, supporting the UAE's energy needs and aligning with its Artificial Intelligence strategy. PureHealth expanded its insurance arm Daman into the property and casualty segment and partnered with Cincinnati Children's Hospital to bring world-class paediatric care to Abu Dhabi. NMDC Energy strengthened its Saudi market presence by extending a long-term agreement with Aramco and signed a memorandum with Al Gharbia to boost domestic pipe production capacity. Alpha Dhabi has also been active in fostering innovation in the energy sector, supporting the Enersol initiative to identify the best AI-driven energy technology start-ups, backed in partnership with Adnoc Drilling and C3 - Companies Creating Change. In hospitality, ADMO Lifestyle Holding, part of the group, expanded into high-end luxury through its partnership with Red Sea Global to launch the Nammos Resort AMAALA in Saudi Arabia and increased its stake in Lebanese fine dining brand Em Sherif.
