Mumbai: The Maharashtra Housing and Area Development Authority's (Mhada) Konkan board has reduced the prices of 6,248 units in housing projects at Shirgaon and Khoni villages under Kalyan tehsil. The houses, built under the Pradhan Mantri Awas Yojana (Urban) for economically weaker section, will now be sold on a first-come first-serve basis. Mhada reduces prices of Kalyan homes
Sanjeev Jaiswal, vice-president and chief executive officer, Mhada, has approved the revised price for the houses. The price of 5,236 houses in Shirgaon has been reduced by ₹ 1.43 lakh each to ₹ 19.28 lakh each. Similarly, the price of 1,012 houses at Khoni has been reduced by ₹ 1.01 lakh to ₹ 19.11 lakh each.

With no permission for any kind of fragmentation or amalgamation of any site or building, the Municipal Corporation, Chandigarh, clarified that construction shall be exactly as per the zoning plan, and no other activity shall be permitted in the dwelling units/flats. In an important decision, the civic body authority clarified in its terms and conditions that there shall be no restriction on the transfer of sites sold by way of auction on a freehold basis. Therefore, the buyers of the flats/units will have complete freedom to transfer their flat/unit on a freehold basis by depositing the required fee to the authority concerned. Over 7.5 acres of land in five chunks will be auctioned based on the reserve price, ranging from Rs 125 crore to Rs 217 crore, depending on the size of the land. Interested bidders will have to submit earnest money deposit (EMD), ranging from Rs 2.51 crore to Rs 4.34 crore, for participating in the auction. All internal estate services, including roads, public health services (sewerage, stormwater, water supply, TT water, and underground water tanks), electricity, horticulture, and landscaping, along with their maintenance, will be the responsibility of the bidder only. Moreover, the provision of facilities and services and mandatory provisions within the land auctioned to the purchaser shall be the responsibility of the auction-purchaser. This includes maintenance, management, and upkeep of all the common areas, services, and facilities, including the amenities within the area of the land allotted to it.

GANDHINAGAR: Gujarat Chief Minister Bhupendra Patel has made a crucial decision aimed at advancing the interests of beneficiaries of government-assisted housing developed in the rural regions of the state. The decision aims at an annual uniform rate of Rs 200, which will be levied as house tax assessment across the state from housing beneficiaries for houses built with government assistance under various schemes, including the Central Government's flagship scheme, Pradhan Mantri Awas Yojana (Rural). An annual house tax assessment rate of Rs 200 has been fixed for four years, starting from the current assessment cycle, for houses constructed with government assistance within the limits of all Gram Panchayats across the state, according to the release. It has also been decided that no Gram Panchayat will be allowed to charge more than the fixed rate of Rs 200 per annum. Additionally, the state government will review this assessment rate after the four-year period is completed. The economic condition of beneficiaries of housing schemes, including the Pradhan Mantri Awas Yojana, is generally weak. The government supports such beneficiaries by providing financial assistance, even for the construction of their own houses, to help them fulfill their dream of a "home of their own". Demonstrating sensitivity towards the beneficiaries of rural housing schemes, Chief Minister Bhupendra Patel has decided to implement a uniform house tax assessment of Rs 200 per year for houses constructed with government assistance in rural areas of the state. As a result of this decision by the Chief Minister, lakhs of rural poor families will get significant relief in the amount paid for house tax assessment. The Panchayat, Rural Housing, and Rural Development Department of the state government has also issued a resolution regarding this decision.

Praising the Pune Municipal Corporation (PMC) for collecting Rs 950 crore in property tax, Minister of State for Urban Development Madhuri Misal on Thursday urged the civic body to revise its tax system to address the disparity between rates in the newly merged 34 villages and the city's old limits. 'Property owners in the 34 merged villages have demanded a revision in tax rates, which are much more than the amount they used to pay earlier. The disparity in tax rates has led to opposition to PMC's tax system by property owners in the newly merged villages. I have asked the PMC to revise the system to address the disparity and send a proposal to the state government for approval,' said Misal. During a review meeting on civic issues, Misal said, 'The PMC is not able to collect expected revenue from property tax from the newly merged villages as owners there are opposed to tax rates and feel it has increased the financial burden on them.' The minister also reviewed civic projects and said the PMC is implementing two disaster management initiatives with funds from the Centre. Under the AMRUT 2.0 scheme, the civic body is carrying out several sewage treatment and water supply projects. She said the PMC is also working to develop 4,500 affordable houses under the Pradhan Mantri Awas Yojana (PMAY) and is exploring land availability for them. In addition, the PMC is preparing to set up a 50-MW solar power plant to meet its electricity needs, and has proposed the purchase of 200 new electric buses for PMPML. Several projects under the National Clean Air Programme have also been initiated, Misal added.
