Build homes above park-and-ride lots, not train stations, says expert
PETALING JAYA : Instead of attempting to build homes directly on top of train stations, an urban design expert is proposing a more practical alternative: construct high-density residential units on their adjacent park-and-ride lots.
Keith Tan of Taylor's University said constructing houses over existing stations was unfeasible due to major structural limitations, but many park-and-ride lots offered untapped potential.

'It is very difficult to build new buildings directly on top of existing MRT or LRT stations unless the station was originally designed to accommodate vertical expansion within its footprint under a second phase,' the associate professor of architecture told FMT.
Modern high-rise buildings typically rely on deep pile foundations topped with thick concrete rafts, which were impossible to install without closing or demolishing parts of a functioning transport terminal, he explained.
'In the case of park-and-ride lots, new elevated podiums or basement levels can be constructed to replace the lost parking and support both the public transport station and the residential building,' said Tan.
Tan's comments come on the heels of Prime Minister Anwar Ibrahim's proposal to develop new public housing atop or next to transport stations to improve urban accessibility and sustainability.
However, this idea of transit-oriented developments (TODs) isn't entirely new in Malaysia, according to Siva Shanker of Rahim & Co International Sdn Bhd.

Siva said the demand for TODs had surged in recent years, with some projects marketed as TODs even when the nearest station was 500 metres away.
He said these homes often come with steep price tags, but that affordability could be achieved if the government intervened, especially on land costs.
'If the government owns the land and gives it to developers at a lower cost — say, RM10 per square foot instead of RM50 — that savings can be passed on to the buyers,' he said.
With new rail lines planned in Johor Bahru and Penang, Tan said it was time to rethink how TODs are designed.

GDP may ease to 4pct if US tariffs stay — analyst
KUALA LUMPUR: Malaysia's gross domestic product (GDP) growth could moderate to four per cent this year if the existing 25 per cent United States (US) tariffs remain in place beyond the current pause ending on Aug 1. CIMB Securities, which maintains a baseline GDP growth forecast of 4.3 per cent for 2025, said the downside risk stems mainly from a potential drag on external demand. Malaysia's exports contracted 3.5 per cent year-on-year in June, extending the 1.2 per cent decline in May and missing market expectations for a rebound. The firm said the weakness was broad-based, led by slower shipments of electrical and electronics (E&E), palm oil-based products and metal exports, alongside a sharp drop in crude oil and liquefied natural gas exports. Manufacturing exports fell 3.3 per cent in June, weighed down by a deceleration in E&E growth to 1.3 per cent from seven per cent in May. Mining exports dropped 28.7 per cent, while agriculture shipments rose 17.5 per cent on stronger palm oil exports. CIMB Securities said front-loading activity, where exporters rush orders ahead of potential tariffs, had eased, particularly to the US, Taiwan and South Korea. Exports to the US rose just 4.7 per cent in June compared with a 16.1 per cent jump in May. Similarly, shipments to Taiwan grew 14.2 per cent versus 41.4 per cent previously, while exports to South Korea turned negative at -13.5 per cent. Shipments to major regional partners also weakened. Exports to China fell 9.3 per cent year-on-year, while those to Asean dropped 13.8 per cent. Exports to the European Union and Hong Kong also moderated. "With export front-loading easing, Malaysia's growth outlook is clouded by persistent global trade uncertainties and an uneven domestic recovery," the firm said. Malaysia's trade surplus widened to RM8.6 billion in June as imports also slowed, rising 1.2 per cent from a year ago versus 6.6 per cent in May. The moderation was largely due to slower capital goods imports, though consumption and intermediate goods imports saw some rebound. For the first half of 2025, the economy expanded by 4.4 per cent, down from 5.0 per cent in the same period last year. CIMB Securities maintained its full-year GDP forecast at 4.3 per cent but flagged that the outcome of US-Malaysia tariff negotiations could tilt the balance. "The sustainability of trade and investment momentum beyond the 90-day US tariff pause remains uncertain," it said.

Anwar denies last-minute name change for Chief Justice appointment
PUTRAJAYA: Prime Minister Datuk Seri Anwar Ibrahim has denied claims of a last-minute change to the proposed candidate for Chief Justice, saying the appointment had been submitted and approved by the King earlier. He said allegations of a final-hour name swap were baseless and deliberately politicised by certain quarters to create public unease. "They said the (judicial) system was compromised. There were those who wanted to politicise the issue. "For a week, we were criticised, with claims that the Prime Minister did not respond. How could I respond at that time when the (judicial appointment) process was still ongoing? "The appointment of the Chief Justice must go through Article 122B of the Federal Constitution, which requires the Prime Minister's recommendation for the King's consent, after consultation with the Conference of Rulers," he said during the Prime Minister's Department monthly assembly.
