IF you need somewhere cheap to stay with all of your mates, it might be more affordable to stay in your own castle.
Wyatt Castle in Dorset dates back to 1797, and is now open to the public to stay the night.

According to luxury rental company BigHouseExperience.com, it will set you back £8,940 a night.
But if you manage to find 19 mates to join you, this means it will cost just £149 each a night - less than the average £158 a night in London.
The castle -turned-home rental has nine bedrooms and nine bathrooms so you won't be fighting for space.
Towels, robes and toiletries are all included so these can be left at home.
Most of the rooms have amazing sea views or garden views as well.
Guests will be greeted by a huge reception hall, as well as a library, study and drawing room.
When the weather improves, there is even a huge sun terrace with sun loungers and a BBQ.
As well as its beautiful landscaped outdoor area, there is even an Italian and Japanese tropical gardens.
Its from here that there is a hidden path all the way down to a private beach, which goes past a 13th century church.
While there is a huge dining space for 60 people, there are some nearby pubs if you fancy eating out including nearest The Cove House Inn.

Want to splash out? You can hire your own private chef at additional cost, or have an on-site massage.
For example, private three-course dinner parties cost £75 each, or there is a food "drop off" service for dinner and breakfast with a range of options.
The large indoor swimming pool is private for guests but not in the summer.
While the hotel doesn't allow stag or hen dos, it does cater to kids with cots and high chairs.

The nearest train station is Weymouth which is a 25 minute drive.
One person said staying at the castle "makes you feel like royalty".
There is space for 20 cars, but to arrive in style it has its own helipad.

We own three buy-to-let properties already, and instead of adding a fourth standard rental, my wife and I are tempted by the idea of buying somewhere we could enjoy ourselves. We visit the Lake District regularly and it would be nice to have our own place there. The plan would be to use it for family holidays but rent it out as a holiday let for most of the year to cover the mortgage and running costs. But I keep reading about tax changes affecting holiday lets and new rules about planning permission and licensing. Are we being naive in thinking this could work both financially and practically? I don't want to end up with an expensive second home that's more hassle than it's Guildford The timing isn't great for getting into holiday lets. The tax advantages that once made them attractive compared to standard buy-to-lets have disappeared: in April 2025, the Furnished Holiday Lets regime was scrapped. Previously you could deduct mortgage interest in full, claim capital allowances on furniture and pay only 10 per cent capital gains tax when you sold. Now such properties are taxed as if they were standard buy-to-lets, which means owners are facing significantly higher bills for the same level of profit. • Read more expert advice on property, interiors and home improvement You'll also need to balance your personal use with letting carefully to hit the thresholds that allow you to qualify for business rates rather than council tax. In England (with variations elsewhere), your property needs to be available for letting at least 140 nights a year and actually let for 70 nights. Miss those targets and you'll have to pay council tax — potentially with a 100 per cent second-home premium on top, which is being enforced by many councils in holiday hotspots. The regulatory side is becoming more complex too. In England a national registration scheme for short-term lets is still in the pipeline, as are new planning restrictions. While existing holiday lets will receive permission automatically, local authorities will be able to use Article 4 directions to stop you converting a family home or a buy-to-let into a holiday let. Putting tax and regulation aside, your biggest challenge is balancing personal use with earning potential. For example, if you want to stay there during the school holidays, you're giving up the property's best earning weeks. So you need to decide whether you're treating this primarily as an investment or lifestyle purchase. If it's purely about the numbers, run them using conservative occupancy rates and realistic costs — including your own time dealing with bookings and guests. If it's more about having somewhere nice for the family, that's fine — but work out what that will actually cost you compared to putting the same money into another buy-to-let and paying for your holidays out of pocket. Our view is that holiday lets are going through the same transition the wider buy-to-let sector has experienced over the past decade: it's still possible to do well if you take it seriously as a business, but it's becoming much less attractive for casual operators and many of the less committed players will be shaken out. You can probably make it work if you're determined, but having the best of both worlds — great family holidays and strong investment returns — probably isn't realistic any more. MOST horticultural enthusiasts will have heard of BBC Gardeners Question Time. A comforting weekly panel show on the radio - it's been running for 68 years - with a raft of experts answering audience questions. 2 2 Ahead of their Summer Garden party, they've shared the most popular five questions asked - so I asked Panelist and Garden Designer Matthew Wilson to give us his answers. WHAT TREE HAS BEAUTIFUL FLOWERS, EDIBLE FRUIT, SEASONAL INTEREST, AUTUMN COLOUR, FAST GROWING, ENCOURAGES WILDLIFE AND IS CLIMATE CHANGE RESILIENT? Medlar Mesphalus Germanica, is hugely overlooked. It's got fantastic bigger than average blossom, you can make Medlar jelly and it's got really great autumn colour. It's a dome shaped tree, not massively tall, fast growing and great character in the trunk Or Cydonia Chinesis - the Chinese Quince - is small but has a beautiful full blossom, yellow fruit for quince jelly, autumn colour and is good for wildlife. Both are resilient and climate change tolerant. HOW DO I STOP SLUGS AND SNAILS: Really the only guaranteed way is to use garlic barrier spray. It's not harmful to animals but repugnant to mollusks and insects. Smash garlic gloves and hot water together - or use dried garlic granules rehydrated in water. Spray at least once a month. PLANTING SUGGESTIONS FOR A DRY SHADY BORDER Modify expectations and be happy if it's green. Ferns are brilliant - like our native shield fern, Polystichum, or Dryopteris or Erythgrosora. Plant with some hybrid hellebores, bulbs, vinca and pachysandra - plant densely and it will be thick, green and lush - and really attractive. B&Q are currently selling a collection of five fern - suitable for outdoor gardens - for £24.99 - which means each fern cost just £4.99. WHY ISN'T MY PLANT FLOWERING? Ninety nine times out of a hundred - it's because it's being pruned at the wrong time. If it flowers early in the year, it's flowering on the wood that it's formed the previous year - so don't prune until after it's flowered. If it flowering late in the year - it's flowering on the current season's wood - so prune it down hard in spring. WHEN'S THE BEST TIME TO PRUNE CLEMATIS If it flowers in winter or early spring, you don't need to prune it at all. Aside from any tidying up that you might want to do. If it's early summer pruning - prune in late winter or early spring and cut back by half, and if it's late summer pruning - cut it down to the ground.
