We've spoken at length about homebuying trends among South Africa's newest homebuyers, Gen Z, but less attention has been paid to one of the most influential forces in today's property market: millennials.
Born between 1981 and 1996, this more established cohort accounts for roughly 30% to 42% of the market, according to Lightstone. Most millennial buyers are investing in urban areas, where access to employment opportunities and lifestyle amenities align with their preferences and priorities.
However, despite their growing presence, in a tough economic climate, many millennials are still grappling with affordability issues and have often been labelled the 'renter generation'.
But this narrative is beginning to shift. According to Ooba Home Loans, both first-time and repeat homebuyers are getting older, with the average first-time buyer now aged 35, and repeat buyers closer to 40, indicating that a significant portion of millennials may now be entering the property market in greater numbers.
In addition, as interest rates continue to stabilise and more millennials enter their peak earning years, many are shifting from renting to buying in search of stability, wealth creation, personal freedom and family-friendly living.
For those selling and looking to appeal to this generation, here's an easy checklist of general preferences: Affordability dictates everything: Location, size and features are chosen with budget top of mind. 'Orlando Towers Estate has been a hit with young families-especially single mothers-who value the estate's high-tech security and peaceful environment,' says Tim Akinnusi, CEO of MortgageMarket. 'It's also ideal for those who want to stay close to their families, with easy access to visit parents nearby.' He added that their mission has always been to bring quality living to where people already live. 'These lifestyle apartments are transforming the face of Soweto, and our goal is to replicate this model in other townships across the country.' These new estates that typically feature one to three-bedroom apartments offer amenities usually associated with northern suburbs, including contemporary finishes, high-tech security, clubhouses, braai areas, fibre connectivity, artificial soccer pitches, children's play zones, and more. Many units also feature gas geysers and stoves, offering relief from load shedding disruptions. Orlando Towers Estate, located in Orlando, has already welcomed its first residents and is now launching Phase Two due to high demand. Prices for two-bedroom, one-bathroom apartments start from R710 537. According to MortgageMarket, the financing partner for the development, 56 percent of the buyers are women, predominantly from suburbs such as Pimville, Diepkloof, and Protea Glen. Most buyers were described as upwardly mobile professionals who included skilled workers, people in management, junior and supervisory roles. Common professions include managers of various kinds, teachers, nurses, administrators, and consultants, with employment spanning industries such as manufacturing, finance, education, healthcare and civil service. MortgageMarket said it also provides buyers with easy access to home financing and pre-approval tools, making it easier for first-time buyers and young families to own property. A new creche is said to be in development and will be located within the estate, providing added convenience for families with young children. Nearby in Jabulani, the Jabulani Junction Phase 2 development offers similar lifestyle amenities, with two-bedroom apartments starting from R659 900. On the broader impact of township lifestyle estates, Akinnusi believes these developments are playing a transformative role in the country's housing sector: 'These estates bring value to the surrounding property market, increasing the worth of nearby homes. Property remains one of the best long-term investments, and we see these estates as both a place to live and a vehicle for young people and families to invest in their future. "Our ambition is to build as many as we can-it's our way of contributing to the country's development.' According to the latest data from Lightstone, a provider of comprehensive data, analytics and systems on property, automotive and business assets, South African women are increasingly asserting their financial independence and making significant strides in both homeownership and vehicle ownership. The company said while property ownership has historically been male-dominated, the data now shows that women are increasingly becoming homeowners and property investors-and now outnumber men. 'We're seeing a clear and steady shift in ownership patterns as more South African women take on property purchases, reflecting both growing financial independence and confidence in property as a long-term investment. It's an encouraging sign of transformation in the real estate sector,' says Hayley Ivins-Downes, managing executive of Real Estate at Lightstone. It said the proportion of homes owned by women as sole buyers-as opposed to men or mixed couple buyers, has increased from 30% in 2014 to 39% in 2025, while mixed couple ownership declined from 39% to 30%. 'Single female buyers' refers to women who are the sole registered owners of the property, regardless of their marital or relationship status. As a result, properties owned solely by women or jointly by women and men account for 69% of all ownership, while properties owned solely by men remain static at 31%. If owners of subsidised properties are excluded, single women buyers favoured secure living, with 12% opting for Estate Freehold, 4% going for Estate Sectional Schemes and 37% buying Sectional Scheme properties. Just over 47% of single women buyers bought Freehold properties. On average, women buyers paid nearly R2.2 million for Estate Freehold properties and slightly over R1.5 million for Estate Sectional Scheme properties. The proportion of single women buyers increases with age. At 30, 50% of buyers were women, and this reaches 73% at 74 years of age, with a preference for sectional title properties. Women in South Africa are not only asserting their financial independence but are also increasingly becoming prominent figures in the realms of home and vehicle ownership. This shift underscores a newfound dominance in property investments that, until recently, were predominantly male domains, according to Lightstone Property's Hayley Ivins-Downes. 'We're seeing a clear and steady shift in ownership patterns as more South African women take on property purchases, reflecting both growing financial independence and confidence in property as a long-term investment. It's an encouraging sign of transformation in the real estate sector.' The proportion of homes owned by women as sole buyers has risen sharply from 30% in 2014 to an impressive 39% by 2025. In contrast, the share of mixed couple ownership has declined from 39% to 30%. Notably, 'single female buyers' are defined as women who are the sole registered owners of the property irrespective of their marital or relationship status. This burgeoning ownership trend has far-reaching implications; properties owned exclusively by women or jointly with men now account for a staggering 69% of all ownership, while men's ownership remains fixed at 31%. Lightstone's analysis reveals that out of approximately 200,000 residential property transactions conducted by natural persons in the last year, a remarkable 140,000 involved sole buyers, with 75,000 of those transactions attributed to sole women buyers. Additionally, around 60,000 transactions were joint purchases where women partnered with male buyers. Average purchase price Image: Supplied The upward trajectory of women-only buyers is notable, particularly between July 2024 and June 2025, driven largely by a surge in low-value property transfers. This shift is further illustrated in the affordable property price ranges, where sole women buyers significantly outnumber their male counterparts, especially in the categories below R250,000, R250,000–R500,000, R500,000–R750,000, and R750,000–R1 million. Government-assisted housing programs also feature prominently in this trend, with 26% of transfers to women as exclusive owners being subsidised, compared to 21% for sole men buyers and 17% for joint male/female buyers. When these subsidised properties are set aside, it becomes evident that women buyers show a marked preference for secure living environments: 12% favoured Estate Freehold, 4% opted for Estate Sectional Schemes, and a substantial 37% chose Sectional Scheme properties. Recovery in national house price inflation continues apace

Encouragingly for homeowners and investors, the recovery in national house price inflation (HPI) continues to gather momentum, with the Pam Golding Residential Property Index rising to +7.3% in June 2025, up from a revised +6.9% in May 2025. This is significantly above the two previous cyclical peaks and the strongest growth rate in national house prices since late-2007. Since late-2024, consumer inflation has remained well anchored at or below the lower limit of the Reserve Bank's 3%-6% inflation target. As a result, the recovery in national house prices has seen real (inflation-adjusted) growth in house prices increase, rising to +4.3% in June 2025, the ninth consecutive month in positive territory. Says Dr Andrew Golding, chief executive of the Pam Golding Property group: 'While the Western Cape continues to lead the way, the recovery is broad-based, with growth in house prices accelerating across all three major regional markets.' According to the Pam Golding Residential Property Index the recovery in HPI in the Western Cape continued to accelerate in June, rising to +8.3%, while both Gauteng and KwaZulu-Natal continued to rebound strongly, rising to +5.4% and +5.1% respectively, reducing the gap with the Western Cape. Says Dr Golding: 'Reviewing the same provinces over the first half of 2025, while national HPI has averaged +6.1%, regional performances range from +7.7% in the Western Cape to +4.25% in KwaZulu-Natal and +4.17% in Gauteng. Notably for KZN, this represents the strongest growth in house prices since 2021, while in Gauteng it matches the post-pandemic rebound.' According to the Index, house price inflation in all but the upper price band continues to gather momentum. House price inflation in the price band below R1m has outpaced growth in prices in all higher price bands since late-2024. SOURCE: Pam Golding Residential Property Index Coastal vs non-coastal House price inflation for coastal properties, which Lightstone defines as any property located within 500 metres of the coastline, continues to outpace the growth in prices for properties located further inland. Says Dr Golding: 'In June, the recovery in coastal house prices continues to outpace the rebound in non-coastal HPI, with prices rising by +6.2% and +4.2%, resulting in a widening of the coastal price premium to +2%. 'The coastal price premium has risen from a low of +1.3% in October 2024 to +2% in June, averaging 1.7% during the first half of 2025.' Sectional title vs freehold According to Lightstone statistics, the recovery in sectional title HPI also continues, with annual growth in prices rising by +4.2% in June, while freehold HPI rose to 5% above year-earlier levels. During H1 2025, freehold HPI averaged 4.5% compared to 3.7% for sectional title. Major metro housing markets The recovery in national metro housing markets, which initially started in Cape Town, has now become broad based, with all major metro markets now registering a rebound in house prices. Notably, Cape Town continues to outperform other metro markets by a significant margin, rising by +6.9% in June, followed by +3.0% in Tshwane and +2.8% in eThekwini. This trend is also evident in H1 2025, with Cape Town outperforming other metro markets by a wide margin. Sales in upper price bands rise, even as total sales activity declines Having peaked in 2022, total residential property sales activity over the past decade (financial year 2015 to FY 2025) has declined, almost entirely due to a reduction in sales in the price band below R1.5m. Adds Dr Golding: 'However, even as the overall number of homes sold has declined, mainly attributable to the decline in homes priced below R1.5m, in certain price bands – including the upper bands – the actual number has risen. There has been a marked increase in the actual number of homes sold in the R1.5m – R3m and the R3m – R6m price bands. Representing smaller markets, the price bands from R6m – R12m, R12m – R20m, and R20m – R35m, have also registered an increase in units sold.'
