These defaulters will be served notices through SMS and emails shortly, Mr. Rao said. 'If property owners have already paid the tax, they can ignore these messages. These include property tax defaulters for 2024-25 and those who did not even make use of the One Time Settlement (OTS) scheme introduced by the Bruhat Bengaluru Mahanagara Palike (BBMP) in 2024, sources said.
BBMP had collected a whopping ₹4,930 crore in property tax in 2024-25, over 25% more than its previous year, owing to OTS. However, as of January, 2025, 2.06 lakh property owners were still defaulters and their arrears added to ₹329.15 crore.
Following this, BBMP attached over 81,000 properties in 2024-25, highest ever in the city, and listed hundreds of such properties for auction in February, 2025.

OTS scheme for property tax extended till August 15
Providing another opportunity to residents to clear their outstanding property tax dues without penalty and interest, the Punjab government has extended the One-Time Settlement (OTS) scheme till August 15. Deputy Commissioner Komal Mittal said, 'The OTS scheme, which was earlier effective from July 1 to 31, received an overwhelming response from residents. As a result, the Municipal Councils in Mohali district have collectively collected Rs 21.85 crore in pending property tax dues till August 1.' 'Zirakpur Municipal Council led the collections by depositing Rs 13.59 crore, followed by Kharar Rs 3.75 crore, and Dera Bassi securing the third position with Rs 2.26 crore,' she said. Among the remaining municipal councils, Lalru collected Rs 82.98 lakh, Kurali Rs 55.2 lakh, Naya Gaon Rs 52.95 lakh, Banur Rs 34.05 lakh and Gharuan Rs 41,000, she said. Appealing to the residents, who have yet to take advantage of the OTS scheme, the DC urged them to promptly visit their respective municipal council offices and clear their outstanding property tax dues before the extended time.

BBMP offers digital route to upgrade ‘B' khata to ‘A' khata
BENGALURU: The Bruhat Bengaluru Mahanagara Palike (BBMP) is all set to roll out a dedicated software system from August 10, enabling property owners within Greater Bengaluru limits to convert their 'B' Khata to 'A' Khata through an online process. This initiative is aimed at properties in converted layouts and areas with private roads. BBMP hopes to centralise khata management, improve arrears collection, and initiate automatic attachment proceedings in cases of default or long-standing dues. According to Prashanth Mirle, an advocate and expert on BBMP property tax matters, 'A' Khata has been considered a mark of legal compliance, free from deviations and regularised as per law. In contrast, properties with deviations, revenue land, or irregularities were generally classified under the 'B' registry. He explains that areas falling under the jurisdiction of Village panchayats in Bengaluru Urban District jurisdiction follow a system called the E-Swathu system. Under this, legally compliant properties are covered by Form 9 and Form 11, while those with deviations are classified under Form 11B.

'This significant rise in collection reflects both the public's positive response to the scheme and the hard work of our teams on the ground,' he said. Dr Sanjeev Kamboj, medical officer of health and in-charge of the property tax branch, praised the MC staff for their tireless efforts. According to him, teams worked extended hours, including late nights on the final two days, to accommodate the surge in taxpayers. 'Our staff's dedication was extraordinary. Many of them worked until midnight to ensure no citizen was left unattended,' Kamboj said. Notably, a large number of commercial property owners came forward to settle their outstanding dues, setting a positive example for civic responsibility. Commissioner Sandhu expressed deep appreciation for both the MC staff and local residents. 'The overwhelming support from citizens has made this campaign a resounding success,' he said.
