Land Deals Remain Upbeat In H1 2025, Transactions Seen For 2,900 Acres Worth Rs 31,000 Crore: Report

Real Estate Deals: The total market value of the land transacted in January-June stood at Rs 30,885 crore.
India's real estate market show an impressive growth post pandemic with major develpers acquiring land for various real estate developments, including residential, commercial, logistics, and warehousing, according to a report by real estate consultant Anarock.
At least 2,900 acres of land deals, having a market value of Rs 31,000 crore, were transacted in the first six months of 2025, according to Anarock.
It clarified that the land deals include both outright as well as joint development agreements between realtors and landowners.
The value is based on the rates prevailing in the markets and not the actual price considerations.
In a statement on Tuesday, Anarock said, 'Over 2,898 acres of land were transacted in 76 deals across India in H1 2025."
The total market value of the land transacted in January-June was Rs 30,885 crore, the consultant said.
The total revenue potential of these land parcels is about Rs 1.47 lakh crore and a total development potential of over 233 million sq ft.
Bulk of these land deals were for development of housing, commercial and mixed use projects.
Of the total 76 land deals in the first half of this year, Anarock said as many as 17 were joint development agreements (JDAs) spread over 782 acres with a market value of Rs 6,765 crore.
Anarock highlighted that the total volume of the land transacted in the first six months of 2025 is already 1.15 times compared to the entire 2024, which saw about 133 deals involving 2,515 acres.
Geographically, Anarock said of the 76 land deals in H1 2025, 67 deals for 991 acres took place in the top-seven cities.
The remaining nine deals for 1,907 acres were in tier-2 and tier-3 cities like Ahmedabad, Amritsar, Coimbatore, Indore, Mysuru, and Panipat.
At least 54 separate deals for over 1,200 acres are proposed for residential developments, while eight deals involving 48.41 acres are proposed for commercial projects. Six deals totalling 1,034 acres are proposed for mixed-use development.
Around 537 acres in three separate deals are proposed for industrial & logistics parks, the consultant said.
Mayank Saksena, MD & CEO (land services) of ANAROCK Group, said, 'The post-pandemic years from 2021 onwards have seen a relentless spate of land deals. Between 2021 and H1 2025, over 11,858 acres have been transacted in 423 deals across the country for various developments. The scale and sophistication of these deals, which account for a combined development potential of 841 million square feet, underscore the real estate market's maturation — and the strategic importance of land as a cornerstone resource."
The emergence of tier II/III cities as significant contributors to the national land transaction ecosystem is also noteworthy, said Saksena.
'These markets, once considered peripheral to mainstream real estate activity, now represent an inalienable component of the Indian real estate growth horizon – challenging the historical metro-centric model and inducing a healthier geographic distribution of economic opportunity," he added.

According to news report, the company filed its corporate action development with the Ministry of Corporate Affairs' (MCA) Registrar of Companies (RoC), as per the data accessed by TheKredible. The proposal to raise money via an IPO was reportedly given the green light at the company's annual general meeting on 26 July 2025, said the report, adding, the eyewear company is expected to file its draft red herring prospectus (DRHP) with the capital markets regulator, the Securities and Exchange Board of India (Sebi), in the upcoming days. The overall IPO size is expected to be around $1 billion or ₹ 8,500 crore, which includes a secondary offer-for-sale (OFS) component by the existing investors, the report added. Earlier this month, Mint reported that the eyewear company's founder, Peyush Bansal, is looking to buy a 1.5-2% stake in the eyewear retailer worth about $150 million from existing investors ahead of its planned IPO. Peyush is buying small stakes from a bunch of investors. This is being negotiated at around $7-8 billion valuation. Existing investors like TR Capital, Chiratae, Softbank and Kedaara Capital are expected to sell their stake as part of the deal. Over the years, the company has raised $1.08 billion in funding across 19 rounds, including its latest Series I round for $18.2 million on 21 July 2023. It has received investments from various firms, including SoftBank Vision Fund, TPG, and Chiratae Ventures. Kotak Mahindra Capital, Axis Capital, Citi, Morgan Stanley, and Avendus Capital are the company-appointed book-runners for the IPO, which is soon expected to hit Dalal Street. The company was founded in 2010, and since then, it has emerged as one of the biggest players in the Indian eyewear industry. It has 2500 retail outlets across the nation and a presence globally, such as in Singapore and the United Arab Emirates (UAE).

Panaji : Goa's excise department has seen a significant jump in revenue, with a 45% increase over the last four financial years. The department raked in Rs 947.9 crore in 2024-25, as against Rs 650 crore in 2021-22. This increase is attributed to robust tourist footfalls and enforcement by the department. Goa's excise collection shot up to Rs 865 crore in 2022-23 due to several measures implemented by the excise department. In 2023-24, the department's revenue increased to Rs 900.2 crore. Goa's excise revenue is largely driven by tourists who either purchase alcohol from retail stores or consume liquor at restaurants and hotels. Alcohol sales are also driven by events in the state. Data shared with the legislative assembly also shows that Rs 4.1 crore is owed to the department by 242 retail outlets, bars and alcohol manufacturers since 2018. Of the 242 defaulters, most are from Tiswadi and Salcete talukas. While some of the licence holders have come forward and cleared their dues, the department has been forced to issue notices to most of the excise licence holders to recover what is owed. Those outlets which have ignored notices and reminders to pay the annual audit fees risk having their licences being cancelledwith the department already proposing to cancel some licences">, said officials. In the Goa budget 2023-24, the excise duty on high-end liquor was reduced and duty on other categories of Indian made foreign liquor (IMFL) was marginally increased to shore up revenues. The department said that while no tax refund or waiver has been granted under the Excise Duty Act, applicants have been offered an adjustment of excise duty only in cases where permits are cancelled and the said excise duty paid for liquor goods in these cancelled permits are adjusted in their future permits.

Panaji : From housekeeping services and painting to legal fees and translations, the tourism department has racked up Rs 39.7 crore in unpaid bills. Contractors for events, vehicles and executed projects have been fretting with their money lying locked up with the tourism department as well as the Goa Tourism Development Corporation (GTDC), with some of the bills dating all the way back to 2019. Among those that the department owes money are govt entities such as Goa Human Resource Development Corporation Limited and Goa Electronics Limited. The tourism department's 17 outstanding bills are largely for tourism roadshows and trade fairs, and most are for the current year with just two bills dating back to Dec 2024. However, GTDC's track record of clearing bills of contractors and event management firms is not on par. The Goa Human Resource Development Corporation Ltd provided security services at GTDC residencies for 2019-20 for which it billed GTDC Rs 1.03 crore, an amount that remains unpaid, shows data released in the state legislative assembly. Invoices towards the organisation of the Manohar Parrikar Vidnyan Mahostav in Dec 2021 worth Rs 3.7 lakh also remain unpaid. GTDC said that many of these bills are 'under consideration' and will be cleared once scrutiny and approval is obtained. Bills for the G20 meetings, which were held in Goa, also remain unpaid. Goa hosted several G20-related meetings during India's presidency in 2023, including the G20 Tourism Working Group Meeting and the Tourism Ministers' Meeting.
