Proton e.MAS 7 Continues Reign as Malaysia's Top-Selling EV

PROTON New Energy Technology Sdn Bhd (PRO-NET), a subsidiary of Proton, has reaffirmed its dominance in Malaysia's electric vehicle sector with the continued success of the Proton 7. The all-electric SUV maintained its position as the best-selling EV in the country for the sixth month running, having recorded 4,003 cumulative deliveries in the first half of 2025. This performance accounts for a commanding 23.4% share of the national EV market. The consistent domestic uptake of the 7 has been complemented by a growing international footprint. PRO-NET confirmed that 250 units of the model have been exported to emerging markets, including its latest entry into Trinidad and Tobago. These developments point to the 7's broader appeal beyond Malaysia's borders, reinforcing its role as a viable global contender in the EV space. The model's sustained popularity has been attributed to Proton's steadfast pricing strategy across both 7 variants, underlining its long-term value for consumers. Instead of engaging in aggressive discounting tactics, the company has prioritised customer trust and satisfaction. In preparing the 7 for Malaysian roads, Proton undertook extensive development efforts. The car's engineering programme spanned more than 700,000 man-hours and over 100,000 kilometres of real-world testing. These efforts were critical in fine-tuning the EV for local conditions, from road surfaces to climate patterns. Proton's broader commitment to environmental goals was also evident, with the 7 playing a central role in aligning with Malaysia's target of net-zero carbon emissions by 2050. PRO-NET's groundwork extended far beyond product development. The company launched a nationwide EV dealership network nearly a year before the 7's commercial debut. Each of the 35 dedicated outlets received an investment exceeding RM2 million, resulting in state-of-the-art facilities equipped with EV-specific tools, service bays, and DC charging stations. This expansive network has also generated over 700 jobs, contributing to both the local economy and technical workforce development. To support its retail partners, PRO-NET continues to offer a structured support system that includes dealership launch assistance, investment incentives, and performance-based recognition programmes. These measures are designed to ensure consistent service quality and a superior customer experience across the board. Efforts to bolster the EV ecosystem have also advanced significantly. PRO-NET's collaboration with various charging point operators has expanded the Live Integrated Charging Map to encompass more than 3,300 charging stations nationwide. This includes over 1,100 charging points installed at 390 high-rise residential developments, a move facilitated by an earlier Memorandum of Understanding signed with Gentari in 2022. Today, the network includes 10 major charging operators such as JomCharge, Shell Recharge, DC Handal, and Charge N Go, among others. Internally, PRO-NET has grown from a small startup team in 2022 to a fully-formed organisation with divisions dedicated to sales, marketing, product development, and EV infrastructure. This structural expansion has played a pivotal role in sustaining the momentum behind the 7, positioning PRO-NET at the forefront of Malaysia's transition to cleaner mobility. In a bid to encourage more Malaysians to adopt electric mobility, PRO-NET recently introduced the Power Exchange programme. The initiative allows customers to trade in any vehicle—regardless of brand or age—for an RM5,000 bonus towards the purchase of an 7. Vehicles submitted for trade-in will undergo inspection and require approval before being accepted into the programme. With a strong product, robust infrastructure, and expanding international reach, the Proton 7 has firmly established itself as a symbol of Malaysia's electric future—delivering not only innovation and performance but also a credible step toward achieving a more sustainable automotive landscape.

RM100 cash aid and Rahmah sales boost ease cost of living

Malaysian Islamic Chamber of Commerce (DPIM) president Datuk Mohammad Sahar Mat Din - BERNAMAPIX PUTRAJAYA: The one-off RM100 cash assistance for every Malaysian aged 18 and above, along with the increased allocation for the Rahmah MADANI Sales, has been described as a timely and appropriate move to help the people cope with the rising cost of living. Malaysian Islamic Chamber of Commerce (DPIM) president Datuk Mohammad Sahar Mat Din said Prime Minister Datuk Seri Anwar Ibrahim's announcement reflects the government's targeted and comprehensive approach to addressing long-standing issues faced by the people. 'Overall, it is a very appropriate and timely move, especially the RM100 initiative under the Sumbangan Asas Rahmah (SARA) or basic Rahmah contribution initiative and the increased allocation for the Rahmah MADANI Sales,' he told Bernama. Meanwhile, the chairperson of the Bandar Tun Razak Single Mothers Association, Zaini Zakaria, described the RM100 assistance as proof of the government's concern for the low-income group and expressed support for the continuation of the initiative. However, the 66-year-old Zaini hopes the government will consider expanding the scope of purchases under SARA to include wet goods such as chicken, fish, and vegetables, which are also essential daily necessities. 'If we can buy wet goods, that would be good too. Sometimes the biggest kitchen expenses come from fresh produce, not just dry goods,' she said. Personal driver Nor Azreen Nabila Mohd Maliki, 30, also welcomed the government's decision to maintain toll rates and fuel prices, saying it provides much-needed relief for those who commute daily to work. Nor Azreen Nabila said fuel and toll costs are among her most burdensome fixed expenses. 'I really appreciate the government's move to postpone toll hikes and maintain fuel prices. My daily commute is long, so any savings on these costs really help,' she said. For Lee Wei Choon, 48, an engineer at a private company, the SARA assistance reflects the Malaysia MADANI concept, which emphasises unity among people of various races and religions. 'I feel touched because this is the first time we, the M40 group, have received direct benefits from the government. All this while, we felt that we were only taxpayers, but this time, in the spirit of National Day, I feel fortunate to be Malaysian. 'Moreover, I have many options of supermarkets and locations to use this assistance. The initiative announced by the Prime Minister will not only ease the cost of living but also make it easier for us to benefit from it,' said the father of two girls. The Prime Minister, in his announcement today, said the RM100 would be channelled via MyKad under the SARA programme, benefiting 22 million adult citizens with a total allocation of RM2 billion. He said the aid, in conjunction with National Day on Aug 31, is an immediate measure to ease the people's cost-of-living burden while appreciating their contributions to the country. At the same time, the allocation for the Rahmah MADANI Sales has been doubled to RM600 million this year, compared with RM300 million previously. - Bernama

Malaysia's 733 malls, retail centres face margin squeeze as costs outpace revenue

KUALA LUMPUR: Malaysia's estimated 733 shopping malls, hypermarkets, supermarkets and market centres are under mounting pressure from rising operating costs and tightening regulations. Findings by the Malaysia Shopping Malls Association's (PPK Malaysia) latest shopping mall industry survey show a widening gap between operating expenses and revenue. The average costs now 27 per cent higher than service and promotional charges collected, up significantly from 13.4 per cent in 2022. The rising cost burden is driven by electricity tariff hikes, increased licensing and compliance fees, and the upcoming Sales and Services Tax (SST) expansion, which now includes rental, leasing and renovation services. Although SST on rental is levied on tenants, PPK Malaysia warns it will reduce rental affordability and compress landlord margins, especially as many mall operators are already subsidising operational expenses. PPK Malaysia urged the government to address these challenges in 2026 Budget, particularly around SST and escalating costs, which are threatening the sustainability and competitiveness of the retail property sector. The association stressed the sector's economic importance, noting that shopping malls directly employ 50,000 to 60,000 people in operations and management. When including retail tenants, contractors and outsourced service providers, the industry supports over one million jobs nationwide. Despite headwinds, the industry remains resilient, though growth has softened from pre-2024 levels, it said. The report noted that today's consumers seek more than just shopping - they're drawn to experiential elements, diverse F&B options, entertainment and sustainability-driven features, pushing malls to innovate and enhance their offerings. According to the Malaysia Retail Industry Report for June 2025 by Retail Group Malaysia, Malaysia's retail sector is anticipated to expand moderately by 2.8 per cent in the third quarter of 2025 (Q3 2025). The report noted that Malaysian retailers remained cautious about retail sales performance for Q2, anticipating a contraction of 1 per cent. This projected contraction may be due mainly to the Hari Raya spending patterns this year compared to the previous year. Meanwhile, the survey by PPK Malaysia, conducted from the fourth quarter of 2024 (Q4 2024) to Q1 2025, captured responses from 61 mall operators across various regions and mall sizes, reflecting a range of service levels and building quality. Malaysia's 733 malls collectively offer 196.2 million sq ft of net lettable area (NLA) and carry an estimated real estate value of RM153 billion. The data underscores a highly fragmented market dominated by smaller retail assets. Malls below 500,000 sq ft account for 81.5 per cent of total establishments and contribute 54.4 per cent of the country's total NLA, highlighting the significance of neighbourhood and mid-sized retail formats in Malaysia's retail landscape. From a regional perspective, the central region remains the retail epicentre, hosting 292 malls (39.8 per cent of the national total) and commanding 46.7 per cent of Malaysia's total retail space. This is followed by the southern region, which has 162 malls, or 22.1 per cent of the country's total; the northern region, with 138 malls, or 18.8 per cent of the country's total; East Malaysia, with 95 malls and 13 per cent of the country's total; and the east coast, with 46, or 6.3 per cent of the country's total. In terms of distribution by NLA, the central region accounted for 46.7 per cent of the total NLA of all shopping malls/retail centres in Malaysia, making up almost half of the total retail space in the country. The southern region had the second largest distribution with 21 per cent of total NLA. This was followed by the northern region, with 16.5 per cent of total NLA; East Malaysia, with 10.8 per cent of total NLA; and the East Coast, with 5 per cent of total NLA. The findings highlight where retail property investments are most concentrated, offering valuable insight for investors, developers, and REIT managers assessing location-specific growth opportunities amid a challenging operating environment.
