Property transactions drop 8.9% to RM51.42 billion in Q1 2025

PETALING JAYA: The Malaysian property market saw a 6.2% decline in transactions in the first quarter of the year, with 97,772 deals recorded, valued at RM51.42 billion – down from 104,297 transactions worth RM56.53 billion in Q1 2024. Valuation and property services department director-general Abdul Razak Yusak said that in terms of volume, the residential sub-sector continued to dominate market activities with over 59,000 transactions, valued at over RM24 billion. The industry sub-sector grew by 0.3% compared to Q1 2024, while the agriculture and commercial subsectors dropped by 10.6% and 5.4%, respectively. However, Razak said construction activities grew positively in Q1 2025, with 28,344 properties beginning construction, up from 21,391 in the same period last year. Construction activities for the serviced apartment segment saw a 100% spike, rising from 5,458 in Q1 2024 to 14,761 in Q1 2025. New residential launches also increased by over 100% to 12,498 units from 5,585 in Q1 2024. The Malaysian house price index rose marginally by 0.9% to 225.3 points, with house prices averaging RM486,070 per unit. 'All states recorded a moderate increase in house prices of between 0.3% and 6.9%, except for Sabah, Sarawak and Kuala Lumpur, where prices dropped 2.4%,' Razak said when unveiling the Q1 2025 Real Estate Market Report today. Completed unsold housing, commonly known as residential overhang, increased to 23,515 units valued at RM15 billion from 23,149 units worth RM13.94 billion in the fourth quarter of 2024. Serviced apartment overhang dropped by 6.7% to 18,246 units, with a 6.9% decrease in ringgit value to RM14.61 billion. Razak said government initiatives such as the introduction of the Forest City special financial zone in Johor, the Johor-Singapore special economic zone, and Pulau Satu as a duty-free island had boosted the serviced apartment market in the state. 'The overhang rate for serviced apartments in Johor dropped to 5.6% in the first quarter of 2025 compared to the fourth quarter of 2024,' he said.

KUALA LUMPUR: Malaysian palm oil futures opened lower on Monday, weighed down by weaker rival Dalian oils and crude oil prices, though stronger Chicago soyoil capped the fall. The benchmark palm oil contract for October delivery on the Bursa Malaysia Derivatives Exchange slid RM78, or 1.84 per cent, to RM4,167 a metric ton in early trade. The contract rose 0.35 per cent on Friday. Dalian's most-active soyoil contract eased 0.05 per cent, while its palm oil contract shed 1.46 per cent. Soyoil prices on the Chicago Board of Trade (CBOT) rose 0.15 per cent. Palm oil tracks the price movements of rival edible oils, as it competes for a share of the global vegetable oils market. Oil prices extended declines after OPEC+ agreed to another large production hike in September, with concerns about a slowing economy in the US, the world's biggest oil user, adding to the pressure. Weaker crude oil futures make palm a less attractive option for biodiesel feedstock. The ringgit, the palm's currency of trade, strengthened 0.98 per cent against the dollar, making it more expensive for buyers holding foreign currencies. Meanwhile, old trees and ageing farmers worsened the outlook for top palm oil exporters. Palm oil looks neutral in RM4,211-RM4,273 per metric ton range and an escape could suggest a direction, Reuters technical analyst Wang Tao said. Asian share markets followed Wall Street lower on Monday as fears for the US economy returned with a vengeance, spurring investors to price in an almost certain rate cut for September and undermining the dollar.

THE huge development expenditure allocated to the 13MP ought to translate into many meaningful construction jobs from 2026-2030 even without KVMRT3. Notable 'megaprojects' in the 13MP are port related, from which Muhibbah Engineering, IJM and WCT ought to benefit. Other notable projects involve water, flood mitigation, industrial parks, highways, roads and hospitals, from which IJM, Gamuda and WCT ought to benefit the most. Cahya Mata Sarawak gets a special mention too. We were positively surprised by the MYR611 bil development expenditure (DE) allocated to the 13MP. Although only MYR430 bil will be financed by the government, it is still 8% higher than the MYR400 bil DE allocated to the 12MP. This bids well for the construction sector in terms of the number and value of jobs to be awarded from 2026 to 2030. Recall that the 12MP DE of MYR400 bil was 54% higher than the 11MP DE of MYR260 bil. Thus, we believe the 13MP is positive for the Malaysian construction industry. We were rather underwhelmed that the KVMRT3 line was not mentioned in the 13MP despite positive vibes 2 weeks ago. Recall that KVMRT1 and KVMRT2 yielded huge jobs of MYR21 bil and MYR31 bil respectively. Other projects mentioned like the East Coast Rail Link, Gemas-Johor Bahru Double Track, Iskandar Region Elevated Autonomous Rapid Transit and Mutiara Line Light Rail Transit Project have been well flagged with the former 2 in advanced stages of completion. Carey Island cargo port, Westports 2 expansion and Port of Tanjung Pelepas expansion were mentioned. We estimate that they could avail a whopping MYR45.5 bil worth of jobs. Potential beneficiaries of the port 'megaprojects' are Muhibbah Engineering, IJM and WCT. Other than ports, the 13MP also mentioned many potential water, flood mitigation, industrial parks, highway and road and hospital projects. We flag 18 potential beneficiaries, which is by no means exhaustive. In our view, potential beneficiaries which are likely to benefit the most from the aforementioned projects are IJM, Gamuda and WCT. These three companies have the experience and expertise to construct most of the aforementioned infrastructure assets. We also flag Cahya Mata Sarawak as a prime beneficiary of continued infrastructure investments in Sarawak. —Aug 1, 2025 Main image: Bernama

King departs for historic state visit to Russia

SUBANG: His Majesty Sultan Ibrahim, King of Malaysia, departed for Russia this morning for a state visit from tomorrow until Aug 10, at the invitation of Russian President Vladimir Putin. This marks the first official visit by a Malaysian Head of State to Russia since diplomatic relations between the two countries were established in April 1967. The special aircraft carrying His Majesty took off from the Royal Malaysian Air Force (RMAF) base here at 8.55am. Prime Minister Datuk Seri Anwar Ibrahim and Deputy Prime Minister Datuk Seri Fadillah Yusof were present to bid farewell to Sultan Ibrahim. Also present were Foreign Minister Datuk Mohamad Hasan, Communications Minister Datuk Fahmi Fadzil, Health Minister Datuk Dr Dzulkefly Ahmad and Chief Secretary to the Government Tan Sri Shamsul Azri Abu Bakar Dewan Rakyat Speaker Tan Sri Johari Abdul, Attorney General Tan Sri Mohd Dusuki Mokhtar, Chief of the Armed Forces General Tan Sri Mohd Nizam Jaffar, Commander of the Royal Malaysian Air Force General Datuk Seri Muhamad Norazlan Aris and Inspector-General of Police Datuk Seri Mohd Khalid Ismail were also present to bid farewell to His Majesty. Before departing, His Majesty received a Royal Salute from a guard-of-honour mounted by the First Battalion of the Royal Malay Regiment, accompanied by a 21-gun salute and the national anthem, Negaraku. Sultan Ibrahim is scheduled to arrive in Moscow on Tuesday and will be welcomed at a State Reception at the Kremlin on Wednesday before holding an official meeting with Putin and attending a State Banquet hosted by the Russian President. On Aug 8, Sultan Ibrahim will depart for Kazan, the fifth largest city in Russia, and will receive an audience from the Rais (Head) of the Republic of Tatarstan, Rustam Minnikhanov, during which they will discuss, among others, potential cooperation in the trade, investment, halal industry and agricultural technology sectors. Russia is currently Malaysia's ninth-largest trading partner among European countries and 28th globally, with bilateral trade value reaching RM11.46 billion (USD2.48 billion) in 2024. For the period January to June 2025, total Malaysia-Russia trade was recorded at RM4.13 billion (USD945.7 million). – BERNAMA
