Billionaire Brothers' IOI Properties Explore Options For Singapore, Malaysia Assets

IOI Properties—controlled by Malaysian billionaire brothers Lee Yeow Chor and Lee Yeow Seng—is weighing its options on how it could monetize its commercial real estate in Singapore and Malaysia, worth almost $9 billion based on analyst estimates.
The Kuala Lumpur-listed company has been expanding its property footprint in Singapore where it recently agreed to take full ownership of South Beach—a mixed use property housing the JW Marriott Hotel and an office tower—in a deal valuing the complex at S$2.75 billion ($2.1 billion) by acquiring the 50.1% stake of City Developments, which is controlled by billionaire Kwek Leng Beng and his family.
'With its stable cash flows and prime location, South Beach is well-positioned to anchor IOI Properties' planned asset monetization exercise via a Singapore REIT listing,' Tan Kai Shuen, an analyst at Hong Leong Investment Bank in Kuala Lumpur, wrote in a recent research note.
The Singapore REIT—comprising the South Beach complex and the newly completed IOI Central Boulevard Towers in Marina Bay—could be listed by 2027 with assets worth as much as S$8 billion, Tan wrote. IOI Properties is also developing yet another Singapore landmark, a W Residences Marina View, comprising a hotel and a residential condominium.
Tan said IOI Properties could separately list a Malaysian REIT with assets worth as much as 8 billion ringgit ($2.4 billion) as soon as next year. The group's assets in Malaysia include the IOI City commercial complex in Putrajaya, outside Kuala Lumpur. The flagship property comprises a shopping mall (the biggest in the country with a gross floor area of about 2.5 million square feet), office towers and hotels.
The company did not confirm nor deny the listing plans for the two REITs when asked to comment on Hong Leong Investment Bank's report.
'IOI Properties Group will strategically consider and review various possibilities in regards to monetizing our assets as we look to ensure the group's sustained growth ahead, both in Malaysia and Singapore,' the company said in an emailed statement. 'We are keeping our options open for any opportunities by leveraging and optimising our position in creating additional value for our stakeholders and strengthening our diverse offerings.'
With a combined net worth of $5.2 billion, the Lee brothers are among the wealthiest in Malaysia. They are the sons of the late Lee Shin Ying, who built a thriving palm oil and property business until his death in 2019. Lee Yeow Chor runs the palm oil business under separately listed IOI Corp, while his younger brother Yeow Seng helms the real estate company.

If you're buying AGNC for the dividend, you might end up disappointed. 10 stocks we like better than AGNC Investment Corp. › The big story around AGNC Investment (NASDAQ: AGNC) is its shockingly large dividend yield of more than 15%. To put that yield into perspective, the S&P 500 index (SNPINDEX: ^GSPC) is yielding just 1.3%, and the average real estate investment trust (REIT) is offering 4.1%. You should never buy a stock just because of the yield, and that is important when considering AGNC Investment. Here's what you need to know. In general, REITs are simple to understand. They buy properties and lease them out to tenants, just like you would do if you owned a rental property. The difference is the scale of the assets, not the business model. AGNC Investment, however, isn't a property-owning REIT. It is a mortgage REIT. Mortgage REITs like AGNC buy mortgages that have been pooled together into bond-like securities. That's nothing like owning a property. What AGNC Investment does is more like running a bond mutual fund, which isn't something that most investors do. The mortgage securities it owns have pretty unique price drivers, including interest rates and things like housing market dynamics and mortgage repayment trends. It can be hard to track AGNC's business given the complexity here. There's a big data point that dividend investors need to understand. AGNC Investment's dividend, as the chart below highlights, has been falling for years. Even before that trend started, the dividend was a bit volatile. The stock price has basically tracked along with the dividend, up and down -- but mostly down -- over time. This isn't unique to AGNC Investment. The mortgage REIT sector is filled with graphs like the one above. Sometimes the dividend goes up and sometimes it goes down. If you bought this stock expecting a sustainable, and perhaps even growing, dividend, you ended up caught in a yield trap. The high yield just didn't live up to the expectations you had. The interesting thing here is that AGNC Investment's goal isn't exactly income. It is looking to provide an attractive total return, with reinvested dividends playing an important part in that story. As the chart below shows, AGNC's total return is actually pretty solid. Despite the stock price losing half its value over time, AGNC's total return has been competitive with that of the S&P 500 index. In fact, over some stretches, AGNC Investment's total return has handily beaten the index's return. That makes it an attractive choice for investors using an asset allocation model. But the key factor here is that total return requires shareholders to reinvest their dividends. If you spent those dividends, you ended up with less income and less capital, which is pretty much the worst possible outcome for a dividend investor. It's entirely possible that AGNC Investment will increase its dividend. Mortgage REIT peer Annaly Capital (NYSE: NLY) did just that at the start of 2025. But that doesn't change the fact that, like AGNC, Annaly has a long history of dividend cuts behind it. Volatile dividends are simply a part of the mREIT business model. If you buy AGNC Investment, or Annaly Capital, just because they have huge dividend yields, you are probably going to end up disappointed on the dividend front. If you buy them for their ability to provide a solid total return via an alternative asset class, well, you will likely be much happier. But you will need to reinvest the dividend to achieve strong long-term results. Canada's June housing numbers reveal a market that remains 'stagnant,' say economists

Canada's housing market perked up again in June, with sales rising from May after declining at the end of last year through to April, but economists don't think the market is out of the woods just yet. National home sales rose 2.8 per cent in June from May, according to the Canadian Real Estate Association (CREA) on Tuesday, after rising 3.6 per cent in May from April. CREA said sales have 'rebounded' 17.3 per cent since April. Prices, however, were essentially flat in June from May and down 1.3 per cent from a year ago and listings at the end of June were up 11.4 per cent from a year ago. Here's where economists think the Canadian housing market is headed for the rest of the year. 'Canada's housing market remains stagnant,' Robert Kavcic, a senior economist at BMO Capital Markets, said in a note, basing his opinion on 'subdued sales activity, solid new listings flow and falling prices.' He said the improvement in sales was because sellers backed down on seeking prices reminiscent of the hot housing days of 2022. But he thinks there are three things holding back the housing market from fully rebounding, including ongoing uncertainty from the trade war, mortgage rates of approximately four per cent 'are not low enough to improve the affordability calculus in a demand-sparking way' and 'market psychology appears bearish,' meaning buyers, who are expecting prices to fall, are holding back from purchasing. Southern Ontario, including cities such as Toronto, Kitchener-Waterloo and Barrie, was a 'weak spot,' with a condo glut pushing prices down and single-detached prices falling as well. Sales in Calgary fell 18 per cent, a major turnaround from a few years ago when that market was overheated. 'The resale housing market took another small positive step in June, but it will likely return to the doldrums if a trade deal isn't reached by the new Aug. 1 deadline when the U.S. threatens to hike tariffs on Canada to 35 per cent,' Tony Stillo, director of Canada Economics at Oxford Economics Ltd., said in a note. Despite three months of gains in home sales, he said the market has a hill to climb, with activity still 14 per cent below the five-year average. Furthermore, the multiple listings service (MLS) benchmark home price was down in June for the seventh straight month and the benchmark price has shrunk almost 18 per cent from its high in February 2022. 'Unless a deal is reached to immediately reduce U.S. tariffs, Canada's resale housing downturn could extend into 2026,' Stillo said. Oxford forecasted that a recession brought on by a trade war could result in 140,000 layoffs, more distressed selling of homes and reduced demand, which could push home prices lower. Canada's housing market has 'reversed' the gains in sales and prices made after the Bank of Canada started cutting interest rates in June 2024, Daren King, an economist at National Bank of Canada Financial Markets, said in a note. Sales increased in six of the 10 provinces in June, with activity up seven per cent in Prince Edward Island, 5.8 per cent in British Columbia, 5.3 per cent in Ontario, 3.5 per cent in Nova Scotia, 2.7 per cent in Saskatchewan and 2.3 per cent in Quebec. Sales fell 6.4 per cent in New Brunswick, 4.5 per cent in Newfoundland, 2.1 per cent in Manitoba and 1.7 per cent in Alberta. King said it looks like a cooling in trade tensions, which appears to have since evaporated, opened the door for some buyers to purchase a home.
