
Qld's top-selling suburbs revealed
The Ipswich suburb where family homes are still available for under $1m recorded the highest number of house sales among top performers ranked by prop tech firm, InfoTrack.
InfoTrack's Property Market Update showed Springfield Lakes claimed the top spot after coming second to Caboolture last quarter.
'Springfield Lakes is a suburb that continues to gain traction due to its blend of lifestyle, community, and affordability,' said InfoTrack's head of property Australia Lee Bailie.
'Nearby Redbank Plains also made the top 10, in at number four. Both suburbs offer their own unique character but are also well within commuting distance to central Ipswich and the Brisbane CBD.'
The most expensive listing in Springfield Lakes this week was a five-bedroom, three-bathroom house on a 640 sqm lot at 22 Corfu Street, priced at offers over $1.45m.
Local agent Julian Gale, of Gale and Co, noted a shift in buyer demographic over the last three months, with investors dominating.
'We are definitely seeing a lot of interest from interstate again, while anything under $750,000 is also very popular with first home buyers and getting snapped up very quickly,' Mr Gale said.
He said the higher end of the market was also firing, with buyers upgrading from smaller properties to newer or larger homes priced over $1m.
'A lot of people came into this area because they were priced out of the Centenary suburbs in Brisbane's southwest.
'These buyers planned to stay temporarily then move closer to the city, but 5, 6 years on they may have started a family and decided to stay for the community here,' he said.
Recent sales included a renovated four-bedroom house on Shangrila Cres for $1.193m.
PropTrack data shows house prices in Springfield Lakes were up 8.8 per cent over the past 12 months, to a median of $830,000.
For Brisbane, inner-city demand strongly influenced residential units, with Newstead appearing back in the top 10 for the first time since Q2 2024.
'The inclusion of Newstead, alongside sustained interest in neighbouring suburbs Fortitude Valley and Brisbane City, reflects strong demand from buyers seeking an inner-city apartment lifestyle,' Mr Bailie said.
'Newstead, a highly sought-after suburb just 3km from the Brisbane CBD, has several significant strata projects underway which are attracting more buyers to the area who seek the benefits of vibrant inner-city living.'
On the Gold Coast, Surfers Paradise reclaimed the number one location for residential units last quarter.
'Surfers Paradise clawed back into top position, after falling to second place for the previous two quarters, behind Southport and Brisbane City,' Mr Bailie said.
'Half the top 10 suburbs for apartment sales are now in the Gold Coast, with Burleigh Heads making the list for the first time since Q1 2023, in at eighth spot.'
Townsville's Kirwan was the only suburb on either list located outside Southeast Queensland.
The data found houses continued to dominate in Queensland, taking 60.96 per cent of the market last quarter. This represented a steady increase of 0.5 per cent quarter-on-quarter.

Homebuyers hot for these Darwin spots
Darwin's most popular suburbs have been revealed with new data showing the markets attracting the most interest from buyers. The latest PropTrack figures found Darwin's mid-priced markets had the highest enquiries-per-listing on The Johnston house market, with a median sale price of $681,000, topped the list with houses listed for sale attracting 39 enquiries on average. Next was the Zuccoli house market, at 37 enquiries per listing and with an average price of $594,000. This was followed by the Leanyer ($620,000) and Driver ($508,000) house markets, both with an average enquiries-per-listing of 36. Tiwi ($586,000) and Howard Springs ($777,000) attracted 34 enquiries per house listing, while the Lyons ($755,000), Nightcliff ($922,000), Bellamack ($653,000) and Virginia ($765,000) house markets each averaged 33 enquiries. Fannie Bay ($459,000) and Johnston ($376,000) were the most popular unit markets at an average of 29 enquiries per listing each. Units in Nightcliff, where the median sale price was $419,000, attracted 25 enquiries on average when listed for sale, while the Woolner ($433,000), Parap ($410,000) and Stuart Park ($434,000) unit markets were slightly behind at 24 enquiries per listing. Ray White Palmerston selling principal, Ryan Rowsell said markets such as Johnston and Zuccoli were attracting strong interest from investors and owner-occupiers alike, with the split between the two heavily dependent on price point. 'Anything under $700,000 is predominantly investors and first homebuyers,' he said. 'Anything above is local owner occupiers.' Mr Rowsell said with the increased cost of construction, buyers were opting to buy modern established homes, so it was no surprise areas such as Johnston, Zuccoli, Lyons and Bellamack were attracting a high number of enquiries. 'The Darwin property market had been pretty stagnant, but this year it has been incredible,' he said. 'Buyers have got a big fear of missing out now, so they're putting their best foot forward. 'Before, we'd be getting offers of $50,000 or so less than asking price and then negotiating back to the original price. 'Now, people are happy to pay that price or even offer a little bit over.' Mr Rowsell said suburbs such as Johnston and Zuccoli were also seeing an increase in interest from buyers shut out of the rural market. 'You used to be able to get into the rural market with $900,000 but now it's too hard to get into, they're looking at those big blocks and houses in modern Palmerston.' ‘Secret' inner Sydney suburb where buyers get better value
It's a well-known suburb that's frequently flew under the radar with homebuyers and has now become something of a hidden gem within inner Sydney. PropTrack data has revealed the suburb Marrickville has emerged as one of the best value locations for house hunters wanting properties within a 10km radius of the CBD. The median house price is high at just over $2 million but it's the next cheapest areas after a cluster of suburbs directly under one of the main flight paths of Sydney Airport: St Peters, Tempe and Sydenham, along with Mascot. But local selling agents and buyer's agents alike have revealed it's not just the prices that make the area stand out: blocks tend to be bigger than neighbouring suburbs. Her home on Philpott St – tucked in one of Marrickville's quieter residential pockets – boasts a modern kitchen, generous backyard and open-plan living, with private laneway access, among other things. Ms Wulff's selling agent Adrian Tsavalas, the director of Adrian William said: 'Most buyers we're working with are trying to secure the best property within their budget, as close to the city as possible, that's why Marrickville is such a hit with young families.' 'Buying real estate is never enjoyable,' she said. 'But back then? It was brutal. 'There was one auction where agents were laughing at how badly people wanted the place.'
