The growing momentum of a global homeownership trend dubbed 'houses before spouses' has seen more young homebuyers choosing to purchase a home prior to getting married or buying jointly with a spouse or partner.
This same trend has been mirrored in South Africa where, according to ooba Home Loans, the number of property purchases made with a spouse has dropped from 34% to 27% over the past decade. At the same time, the share of first-time homebuyers without dependents has increased to 64%.
While some buyers still opt for joint purchases, many are turning to an alternative co-ownership model as Grant Smee, CEO of Only Realty Property Group explains: 'It's becoming increasingly apparent that, to navigate the financial challenges of homeownership, many Gen Z and millennial buyers are choosing to co-own property with friends or family, rather than relying on the financial security of a spouse.'
Smee adds that first-time buyers, who are opting to purchase properties alone, are also getting older – a trend driven largely by economic uncertainty, high unemployment rates and financial instability.
When it comes to 'houses before spouses' in the global context, the US leads the charge with single women owning approximately 2.72 million more homes than single men (New York Post). In the UK, solo households now make up a third of all households, according to the Urban Institute. Similarly, in Australia, the trend is gaining traction among younger generations.
Houses Before Spouses Still Trending Locally – Especially in Gauteng & Amongst Women
Smee notes that, for many, owning a home remains one of life's most significant achievements: 'For younger buyers, homeownership is still seen as a major aspiration – particularly in a challenging economic environment where saving for a deposit, securing a home loan, and ultimately purchasing a property are far from easy. That's why, more often than not, it takes precedence over other traditional life milestones.'
Data presented by FNB indicates that buyers earning between R3,500 and R29,600 per month – referred to as the 'affordable housing segment' – are increasingly purchase homes collectively to manage high interest rates and rising costs. 'This segment saw 47% of home loans issued in Gauteng over the past four years, 18% issued in the Western Cape (despite having the highest property prices in the country overall), and 12% issued in KwaZulu Natal – as per Standard Bank's most recent data.'
Women are in strong support of the 'houses before spouses' trend, with Lightstone data in July '24 reflecting that women own nearly 60% of South Africa's residential housing stock. 'Female first-time buyers now outnumber their male counterparts, with the majority being single or divorced.'
Tips for Navigating the Joint Ownership Journey
As the trend continues to grow in popularity, Smee believes that more millennials and Gen Zs – in particular – will choose to purchase jointly.
'Housing affordability remains a challenge and this is where joint homeownership comes in. It also helps to minimise and spread risk across the parties entering the agreement, however, buyers must understand the legal, financial and practical implications.'
He unpacks these as follows:
Managing Financial Risks
A major risk of joint ownership is that if one owner stops contributing financially, the remaining owners must cover their share to avoid legal and financial consequences.
'This is why a well-drafted co-ownership agreement is essential,' says Smee. 'It should outline how costs are divided and establish solutions for non-payment, such as a buyout clause or forced sale options.'
What Happens In the Case of Death
In the event of a co-owner's death, their share does not automatically transfer to the surviving owners.
'The share becomes part of the deceased's estate and is distributed according to their will or intestate succession laws,' explains Smee. 'Meanwhile, the remaining bondholders remain jointly liable for loan repayments until the estate is settled and ownership is transferred.'
Smee advises co-owners to maintain up-to-date wills to avoid legal complications.
Exiting the Agreement
If disputes arise over selling the property – such as one owner wanting to sell while others do not – an owner can apply to the court for an order to force a sale, known as actio communi dividundo.
'A co-owner could also attempt to sell their share without the consent of the others, which may introduce an unknown third party into the arrangement,' Smee cautions. 'A buyout agreement can help prevent such conflicts by ensuring that remaining owners have the first option to purchase the departing party's share.'
If all owners agree to sell, the property is sold, and proceeds are divided according to ownership percentages.
The Importance of a Co-Ownership Agreement
A formal co-ownership agreement should outline:
Ownership rights and obligations
Procedures for selling or transferring shares
Recourse for non-payment
Looking ahead, Smee believes that Gen Zs in particular will change the way in which property is viewed, purchased and ultimately, used. 'While millennials have been largely responsible for driving this trend, I suspect that Gen Zs will transform the homeownership landscape in years to come. Whether it's through joint or single homeownership, we do anticipate it to be an exciting time.'

While pilots overseas can earn up to R3 million plus housing and extras, earlier reports indicate that FlySafair pilots requested a raise. FlySafair responded stating that their Captains earn between R1.8 and R2.3 million annually, which, according to them, places the pilots within the top 1% of earners in South Africa. With regards to workload woes, FlySafair noted that its Captains spent an average of 63 hours last month in the cockpit flying passengers. It added that this is "well within regulatory limits set by the Civil Aviation Authority, IATA, and ICAO", which cap flight duty at 100 hours per month. While there is no doubt that that is a lot of money, the big question is: What is the point of having a full bank account if you cannot see your loved ones and your quality of life is low? According to Solidarity's statement, the improvement in the pilots' quality of life is the main issue. This is set to be tackled when the mediation process between Solidarity and FlySafair's management takes place on Wednesday. The process was requested by the Commission for Conciliation, Mediation and Arbitration (CCMA), in terms of section 150 of the Labour Relations Act. "While the pilots are also seeking a reasonable salary increase – including to restore their compensation to pre-COVID-19 levels – improved working conditions are particularly important. A new rostering system, recently implemented unilaterally by FlySafair, has drastically changed the established working conditions of pilots, which have been in place for the past decade. This new schedule impedes adequate rest periods and undermines pilots' family life," the union stated. "As pilots' workdays often start before sunrise and last until late at night, sufficient rest is of utmost importance for the safety and well-being of pilots and passengers alike. In addition, pilots work seven days a week on a rotating schedule, which significantly impacts their family life compared to those who work standard office hours." Video Player is loading. Next Stay Close ✕ The proposals to achieve a settlement include, but are not limited to: that pilots will have at least one weekend off within each five-week schedule cycle, as well as two consecutive days off to properly rest and spend quality time with their families; the opportunity for pilots to exchange shifts with colleagues in cases where family responsibilities necessitate such flexibility; that if they have to fly on their days off, they will be compensated for these days off within the next schedule cycle. Additional schedule proposals will also be submitted to FlySafair's management during the mediation. It's worth noting that Solidarity stated that if FlySafair complies with the above requests, it will be prepared to review the salary increase demand and all other related claims and be willing to compromise. This statement comes hours after FlySafair has confirmed that all flights on Tuesday's schedule are departing as planned and assured customers that disruptions have been minimal so far. IOL

JOHANNESBURG - Frustrated passengers said the strike by some pilots at FlySafair has not only affected their plans but also their pockets. They have told EWN that the reduction in available flights has resulted in high demand and higher prices. ALSO READ: FlySafair has had to reduce the number of active flights this week to meet the number of pilots available for work amid a salary-related strike. A mother travelling with her daughter from holiday said their travel home has been affected by the strike. She said her second-born, who stays in Cape Town, was unable to book a FlySafair flight to meet them at home in KwaZulu-Natal. She says this has left them all frustrated. 'They were sold out, all of them. Even if they were there, they were very expensive, so we were trying to get to see whether next week will be better, but I'm not sure whether the strike is off now.' She said this delays their plans because the fee hike was not budgeted for. 'It was like R3,500 and we would have got it for a better price, maybe R2,000.' FlySafair said the number of flights scheduled daily will remain at a reduced rate until the strike is resolved.

A KwaZulu-Natal couple going through a divorce were in a legal battle over the sale of their R6 million home. A KwaZulu-Natal couple embroiled in a contentious divorce was locked in a battle over the sale of their upmarket property in uMhlanga, Durban. The couple, who have been married out of community of property, initiated divorce proceedings back in 2020 but have continued living together with their daughter. Tired of the arrangement, the husband approached the KwaZulu-Natal High Court in Durban, asserting that their living condition has become intolerable, prompting the need for the sale of their shared home. In court, the husband presented his argument to Judge Rithy Singh, stating that despite multiple attempts to market the property at an initial asking price of R6 million, he was unable to find a buyer. Frustrated by the lack of interest, he proposed a private auction with a reserve price set at R5 million, granting him unilateral authority to appoint an auctioneer. Additionally, he offered to buy out his wife's share at R3 million if the reserve price was not met. He further claimed that he has been solely responsible for the running costs of the property with no financial contribution from the wife. Over and above those expenses, he has to pay maintenance for his wife and their child, which has created an unsustainable financial burden. He said he attempted to market the property at R6 million, after assessing similar property sales in the area. The property, however, did not sell.
