Office rents slip 0.3% q-o-q in 2Q2025 wiping out gains in previous quarter
Overall rents in Singapore's office market fell by 0.3% q-o-q in 2Q2025, broadly erasing the marginal quarterly gain of 0.3% that it recorded in the first three months of this year, according to the latest URA statistics published on July 25. On a yearly basis, the rental performance of the office market contracted 1.4% compared to the same period last year. This is the first annual decline the office market has registered since 3Q2021. Leonard Tay, head of research at Knight Frank Singapore, observes that office rents in the first half of this year reflect a broad trend of rent stabilisation. He adds that most occupiers opted to renew leases rather than expand or relocate to avoid high office fit out costs. Read also: Strata office floor in Suntec Tower for sale at $40.95 mil The latest office market figures released by URA indicate that office rents in the Downtown Core and Orchard Road Planning area declined 3.2% q-o-q to $11.68 psf/per month (pm) in 2Q2025, down from $12.07 psf/pm in the first quarter of this year. The fall in rents in this submarket came amid a slight improvement in vacancy rates, largely attributed to the strong take-up rate at IOI Central Boulevard Towers which is about 85% leased to date. On the other hand, office rents outside of the Downtown Core and Orchard Road registered its third consecutive quarterly increase, with median rents rising 2.7% q-o-q in 2Q2025 following up from a 1% q-o-q increase in 1Q2025. Tricia Song, head of research, Southeast Asia at CBRE, says that the opposite directions of rental movements in these two submarkets reflect cautious sentiment among tenants and landlords amid the ongoing macroeconomic uncertainty. She adds that cost-efficient buildings are gaining favour among most tenants. According to CBRE Research, core Grade A office rents increased 1.3% over the first six months of this year, broadly defying concerns that global economic headwinds would dampen rental gains. CBRE projects that office rents may increase 2%-3% over the whole of 2025. Global uncertainties have spurred most landlords to focus on keeping occupancies high. As a result, office occupancy levels, especially in high-quality Grade A buildings, remained tight and rents did not significantly increase, says Tay. To support occupancy rates, some landlords have begun to carve out smaller spaces to rent or offer a variety of incentives to bridge gaps in rental expectations, says Catharine He, head of research, Singapore, at Colliers. 'Such strategies have proven to be effective in driving momentum for take-up in new developments such as IOI Central Boulevard that is near full occupancy,' she says. While large corporations are unlikely to make significant office relocation plans in the coming months, small- and medium-sized companies may make selective flight-to-quality moves to capitalise on the rental environment, says Tay. Corporate real estate managers have moved away from static space strategies and are focused on portfolios that comprise flexible work arrangements which are better positioned to support a degree of business disruption without dragging down operations, says Tay. Echoing this sentiment, He adds that businesses are likely to delay leasing decisions until concerns over the US-China trade war and monetary policies in several key economies clarifies. Tesla Stock (TSLA) Faces New Trauma as European Sales Keep Sliding

According to new official industry data, sales of the company's vehicles declined in France and Denmark for the seventh consecutive month. Nordic Nightmare Tesla, led by chief executive Elon Musk, registered 1,307 new cars in France last month, representing a 27% drop compared to July 2024. In Denmark, the decline was even steeper, with sales falling 52% to 336 vehicles. Model Y registrations specifically decreased by 49% in Denmark during July. Tesla's struggles extended to Sweden as well, where new car registrations plummeted 85.8% year-on-year to just 163 vehicles in July, based on data released today by Mobility Sweden. The figures were down 83.3% from June's total of 976 vehicles. In July, the Elon Musk-led company registered 117 Model Y units, 44 Model 3s, and one unit each of the Model S and Model X. This is despite Tesla currently offering a 40,000 SEK trade-in bonus for customers purchasing a Model Y or Model 3 from July 18 to August 15, and taking delivery by August 30. As can be seen below, the U.S. and China dominate Tesla sales, but Europe remains an important market. Tesla Ecosystem The news today builds on figures last week from the European Automobile Manufacturers' Association (ACEA), which revealed that Tesla sold 70,655 vehicles in the European Union in the first half of 2025. That was down 43.7% year over year. It continues a challenging year for Tesla whose sales worldwide have been hit by increased competition from rivals such as China's BYD (BYDDY), concerns over its design appeal, threats to EV subsidies in the U.S. and a hit to its brand reputation by Musk's on and very much off involvement with President Trump's administration. Not everyone is a Tesla doubter, however, with some analysts pointing to the overall strength of the Tesla ecosystem as a reason for optimism in the stock. Indeed, some see it as heading towards a staggering $10 trillion market value based on its innovations in human-like robots, self-driving and energy storage. Is TSLA a Good Stock to Buy Now? On TipRanks, TSLA has a Hold consensus based on 14 Buy, 15 Hold and 8 Sell ratings. Its highest price target is $500. TSLA stock's consensus price target is $310.84, implying a 0.83% upside.

Tether Reports $4.9B Net Profit in Q2, Invested $4B in U.S. Initiatives
Tether International Ltd., the holding company behind the largest stablecoin, USDT, posted second-quarter net profit of $4.9 billion. The company held over $162.5 billion in reserves against $157.1 billion in liabilities, the USDT tokens issued, according to the latest attestation by accounting firm BDO. That puts excess reserves at $5.4 billion. Exposure to U.S. Treasuries, including direct holdings and instruments like money market funds and overnight reverse repurchase agreements, rose past $127 billion as it issued more than $13 billion of USDT in the quarter. The company said it booked year-to-date recurrent profits of $3.1 billion, and another $2.6 billion in mark-to-market contributions of gold and bitcoin (BTC) price appreciation. The firm held roughly $8.9 billion in BTC in the reserves, translating to over 83,200 tokens as of June 30, the attestation shows. Tether has begun channeling earnings into investments spanning artificial intelligence, renewable energy and digital communications, with U.S.-based initiatives receiving about $4 billion to date, the firm said. That figure includes XXI Capital, bitcoin treasury firm that is poised to go public by merging with a Cantor Fitzgerald-backed shell company (CEP), investment in video sharing platform Rumble and developing the firm's crypto wallet offering. The report comes as stablecoins are rapidly being integrated into the broader financial plumbing, with the U.S. signing the GENIUS Act into law to regulate the sector.
