New Zealand house-price recovery remains modest, Cotality says

[WELLINGTON] New Zealand house prices rose for the first time in three months, adding to signs of a modest recovery as interest rates fall.
Prices gained 0.2 per cent in June from May, when they dropped 0.1 per cent, property consultancy Cotality said on Thursday (Jul 3) in Wellington. That lifted values back to February levels, while the 0.7 per cent annual decline was the smallest since September.
New Zealand's property market lacks any strong momentum even after an aggressive series of rate cuts by the central bank, mainly because of a large overhang of houses for sale that favours buyers and keeps a lid on values. A sluggish economy and rising unemployment are also curbing enthusiasm to borrow.
'The subdued labour market remains an important factor,' said Kelvin Davidson, chief property economist at Cotality in Wellington. 'It's not only the direct job losses that are problematic, but a reduction in security for those who have kept their jobs will also be weighing on the property market.'
Filled jobs are down to levels last seen in early 2023 as global uncertainty makes employers cautious about hiring. Economists expect the jobless rate to creep higher this year from 5.1 per cent in the first quarter.
The interest rate on a two-year fixed-rate home loan is below 5 per cent at most local banks, the lowest since March 2022, although it is uncertain how much further borrowing costs will decline.
The Reserve Bank of New Zealand (RBNZ) has cut the Official Cash Rate (OCR) by 225 basis points to 3.25 per cent but in May removed an explicit easing bias, and economists at the four largest local banks expect policymakers will pause at next week's meeting. There is less than a 50 per cent chance of the OCR falling below 3 per cent this year, swaps data show.
House prices have risen less than 1 per cent in the six months to June, and Davidson expects no more than a 3 per cent increase for the year to December, less than the 5 per cent he had previously projected. The RBNZ has projected 3.5 per cent.
'For every upwards influence on the housing market at present, you can probably find a downwards factor,' he said. 'In this environment where buyers have the upper hand and economic sentiment remains subdued, it's hard to see these flat market conditions suddenly turning around within a month or two.' BLOOMBERG

It said on Thursday its core priority was to turn cash flow positive during its 2025/26 year - which starts in December - by reducing its costs, and be full year cash positive in the following year. Shares in Ocado have fallen 35 per cent over the last year, reflecting market anxiety at the pace of new site openings for its existing grocery retail partners and a lack of technology deals with new partners. The group said it made adjusted earnings before interest, tax, depreciation and amortisation (EBITDA), its preferred measure, of 91.8 million pounds ($122.9 million) in the first half of its 2024/25 year, up from 52.0 million in the previous corresponding period. The Ministry of Education (MOE) and the Ministry of Social and Family Development (MSF) said in a joint statement on Thursday (July 3) that disbursements would begin on Monday (July 7). While the credit can be used through the LifeSG app at selected merchants, many still prefer cash. Here's how to convert your Child LifeSG Credit to cash using YouTrip in just four easy steps, according to SG Budget Babe : Step 1: Log in to the LifeSG app. Check your LifeSG app's credit wallet balance to see how much you received. Parents get S$500 per eligible child under 12. For example, someone with two children will receive S$1,000. Step 2: Generate a QR code using YouTrip. Next, open your YouTrip app to generate a QR payment code — you'll need this to scan in LifeSG later. Tap 'Top Up', enter the amount you want to transfer, then select 'Generate QR Code'. Save the QR code image to your phone's gallery. Step 3: Scan the QR code with LifeSG. Return to the LifeSG app and scan the QR code you just created using the 'Scan QR code to pay' option. [WELLINGTON] New Zealand's central bank held the benchmark interest rate at 3.25 per cent on Wednesday, but said it expected to loosen monetary policy if medium-term inflation pressures continued to ease as forecast. The decision was in line with a Reuters poll in which 19 of 27 economists surveyed forecast the Reserve Bank of New Zealand would hold the cash rate for the first time since it started a cutting cycle in August 2024. The central bank has cut rates by 225 basis points since August, but with inflation at 2.5 per cent and concerns that trade tensions could add to price pressures, the central bank has adopted a more cautious approach. 'If medium-term inflation pressures continue to ease as projected, the Committee expects to lower the Official Cash Rate further,' the RBNZ said in its accompanying policy statement. 'The economic outlook remains highly uncertain. Further data on the speed of New Zealand's economic recovery, the persistence of inflation, and the impacts of tariffs will influence the future path of the Official Cash Rate,' the statement said. The minutes from the meeting said it expected to lower the rate in line with projections released at its May meeting. The punishing borrowing costs took a heavy toll on demand and tipped the economy into recession last year. While the economy has emerged from the slump, parts of it remain weak and growth is further hampered by slower global conditions and tight fiscal policy. The statement said while elevated export prices and lower interest rates are supporting a recovery in New Zealand, heightened global policy uncertainty and tariffs are expected to reduce global economic growth. 'This will likely slow the pace of New Zealand's economic recovery, reducing inflation pressures,' it said. Markets expect ongoing weakness in the economy will give the RBNZ sufficient leeway to cut rates at least once more this year.
