SoHo housing project ready to rent first affordable units

One of the developers from Vision SoHo Alliance is now accepting applications for the first available units in the newly-named Village SoHo complex in London.
Zerin Development Corporation is part of a group of six non-profit developers who have been working since 2022 to transform the Old Victoria Hospital grounds into a massive housing project with 690 units — including 410 affordable units and 280 market-rate units.
"It has the potential to be something really special," said Greg Playford, the London Community Foundation representative with the Vision SoHo group.
What will be the first finished building, Zerin Place, built by Zerin Development Corporation, is located at 370 South St. and features 119 units in total, including 60 affordable ones, all geared toward seniors.
The market-rate units in Zerin Place start at $1,695 per month for a one-bedroom apartment. The model units will be available to view later this month and will be move-in ready in the fall.
Playford said he expects the affordable units to go quickly but directed those interested in applying for them to check the new Village Soho website.
"We could have built 800, or probably 8000 affordable units, and they'd be in demand," Playford said. "We're just touching the surface, but it's one step at a time and I think we're making something really impactful."
Now in the final stages, the Village SoHo project has overcome obstacles. Construction was delayed in 2023 when Indwell, one of the other non-profit developers, was forced to scramble for funding. Indwell is redeveloping the former War Memorial Children's Hospital and Victoria Health Services Building into supportive apartment units.

Despite past difficulties, Playford said everything is on track.
"As complex as the project is, it's been a great success time-wise," Playford said. "We are on schedule. We are on budget."
A mixed-income community
Sister Joan Atkinson chairs the board at London Affordable Housing Foundation (LAHF), another member of Vision SoHo Alliance. She is disappointed that Village SoHo won't be providing more affordable units, but she believes it is beneficial to create a mixed-income community, she said.
"If everybody is at the very lowest level of income, nobody is able to do very much to help each other," she explained.
Atkinson also added that the mixed model is common in affordable housing across Canada. There are a lot of costs in a project like this, she said. Some non-profits, including LAHF, get fewer subsidies and often need to pay back government money over time, and charging market-rate for some units can help cover some costs.
Playford agreed, pointing out that it's the market-rate rent prices that help offset the affordable units. He also saw merit in the social aspect.

The adjustment to the yet-to-be implemented ETIAS scheme for visa-exempt nationals comes as the European Commission seeks to boost its financial resources to fund an array of priorities from defence to agriculture. The change reflects inflation and additional operational costs, the commission said. 'It will also bring the cost for a travel authorisation to the EU in line with similar travel authorisation programmes,' the EU's top executive body said. Adopted in 2018, the European Travel Information and Authorisation System (ETIAS) regulation originally envisaged a fee of seven euros. Britain's equivalent, known as ETA, comes with a 16 pound fee, while the United States' ESTA permit costs US$21. Obtainable online, the European Union's ETIAS permit will be required for the bloc's 27 countries with the exception of Ireland, as well as for Norway, Iceland, Switzerland and Liechtenstein. The permit, valid for three years, will be required for non-EU nationals from countries whose citizens do not need a visa for short stays in Europe, such as Canada, Britain and the United States. Those aged under 18 or over 70 years will be exempt from the fee. Brussels said the scheme was created to identify security, irregular migration and other risks as well as to facilitate border crossing for regular travellers. But its implementation, which was supposed to go hand-in-hand with a new automated border check system, has suffered from delays. The European Parliament and member states have two months to review the new 20-euro fee, which will enter into effect as soon as ETIAS becomes operational -- now expected for the last quarter of 2026. This week the commission proposed a boosted two-trillion-euro long-term budget for 2028-2034, which has already upset some of the EU countries that will have to chip in most of the money. As part of the blueprint, which is subject to negotiation, Brussels said it will seek to raise about 58 billion euros a year collecting money directly through measures like its carbon border tax and a levy on electronic waste.

ASML Stock Declines 9% After Q2 Earnings: Should You Hold or Fold?

ASML Holding ASML shares have dropped 9.5% since the company reported its second-quarter 2025 results on July 16. ASML net sales grew 23.2% year over year to €7.69 billion, while EPS surged 47.1% to €5.90. Converted to the U.S. dollar, ASML Holding's second-quarter revenues and EPS were $8.7 billion and $6.70, respectively, both surpassing analysts' expectations. The top line beat the Zacks Consensus Estimate by 1.8%, while the bottom line surpassed it by 12.8%. Despite strong quarterly results, the market reaction was negative, largely because of what the company said about 2026 uncertainty and weaker-than-expected third-quarter guidance. ASML Turns Cautious About 2026 Outlook Management backed away from earlier confidence about growth in 2026. Previously, ASML Holding had expected demand to keep rising, especially with AI fueling more chip production. However, on the second-quarter call, the company said that it 'cannot confirm growth in 2026,' pointing to customer hesitation and ongoing market uncertainty. During the call, ASML Holding acknowledged that ongoing U.S.-China tariff discussions, including the Section 232 tariff review, are negatively impacting customer capital spending timelines. This hesitation may delay orders and revenue recognition in late 2025 and into 2026, casting doubt on near-term growth continuity. Additionally, ASML Holding issued disappointing guidance for the third quarter. The company expects third-quarter revenues between €7.4 billion and €7.9 billion. As per the Euro/USD currency exchange rate as of July 16, the top-line guidance ranges from $8.6 billion to $9.2 billion, significantly lower than the Zacks Consensus Estimate of $9.81 billion. ASML expects the third-quarter gross margin in the 50-52% range, depicting a significant decline from 53.7% in the second quarter. This sequential decline is expected mainly due to margin-dilutive High NA system revenues and fewer upgrade orders. All these factors have caused near-term uncertainty about ASML Holding's prospects. However, considering the growing AI-driven demand for advanced chip-making tools, the company's long-term prospects seem bright, making the stock worth holding. EUV Technology Keeps ASML in a Strong Position ASML Holding's dominance in the semiconductor manufacturing sector is unchallenged. The company maintains a near-monopoly on extreme ultraviolet (EUV) lithography, which is essential for producing advanced chips at 3nm and below. Its EUV systems are crucial for leading chipmakers such as TSMC, Samsung and Intel, positioning ASML as a key enabler of cutting-edge semiconductor manufacturing. ASML Holding projects 30% growth in EUV revenues this year. Customers are increasing EUV layers in DRAM nodes, using ASML's tools to reduce multi-patterning complexity. AI Growth Continues to Support ASML's Future ASML Holding is well-positioned to capitalize on the artificial intelligence (AI) revolution, which is driving massive demand for advanced semiconductors. With AI workloads requiring cutting-edge GPUs, high-bandwidth memory and AI accelerators, the demand for smaller and more powerful chips is rising. This trend plays directly into ASML's hands, as its EUV and High-NA EUV machines are vital for manufacturing these advanced chips. Shares of ASML have risen 7.6% year to date (YTD), underperforming the sector's gain of 8.6%. Shares of semiconductor giants Intel, NVIDIA and Advanced Micro Devices have soared 13.7%, 28.9% and 32.5%, respectively, YTD. YTD Price Return Performance Final Thoughts: Hold ASML for the Long Term The recent dip in ASML Holding stock is more about short-term uncertainty than a breakdown in fundamentals. The company still leads in one of the most critical technologies for advanced semiconductor production. Its tools are essential for enabling AI, next-gen computing and high-performance memory. Despite near-term caution around 2026 and geopolitical risks, ASML's market position, tech advantage and long-term demand drivers remain intact, making the stock worth retaining at the moment. The EU targets Russia's energy revenue and shadow fleet with new sanctions over Ukraine war

BRUSSELS — The European Union approved on Friday a new raft of sanctions against Russia over its war on Ukraine, including a lower oil price cap, a ban on transactions with Nord Stream gas pipelines, and the targeting of more shadow fleet ships, the EU foreign policy chief said. 'The message is clear: Europe will not back down in its support for Ukraine. The EU will keep raising the pressure until Russia ends its war,' Kaja Kallas said in a statement. Kallas said the measures amount to 'one of its strongest sanctions packages against Russia to date' linked to the war, now in its fourth year. It comes as European countries start to buy U.S. weapons for Ukraine to help the country better defend itself. Ukrainian President Volodymyr Zelenskyy welcomed the new measures, describing them as a 'timely and necessary' step amid intensified Russian attacks. 'All infrastructure of Russia's war must be blocked,' Zelenskyy said, adding that Ukraine will synchronize its sanctions with the EU and introduce its own additional measures soon. The European Commission, the EU's executive branch, had proposed to lower the oil price cap from $60 to $45, which is lower than the market price to target Russia's vast energy revenues. The 27 member countries decided to set the price per barrel at just under $48. The EU had hoped to get major international powers in the Group of Seven countries involved in the price cap to broaden the impact, but conflict in the Middle East pushed up oil prices and the Trump administration could not be brought onboard. In 2023, Ukraine's Western allies limited sales of Russian oil to $60 per barrel but the price cap was largely symbolic as most of Moscow's crude — its main moneymaker — cost less than that. Still, the cap was there in case oil prices rose. Oil income is the linchpin of Russia's economy, allowing President Vladimir Putin to pour money into the armed forces without worsening inflation for everyday people and avoiding a currency collapse. A new import ban was also imposed in an attempt to close a loophole allowing Russia to indirectly export crude oil via a number of non-EU countries. The EU also targeted the Nord Stream pipelines between Russia and Germany to prevent Putin from generating any revenue from them in future, notably by discouraging would-be investors. Russian energy giant Rosneft's refinery in India was hit as well. The pipelines were built to carry Russian natural gas to Germany but are not in operation. They were targeted by sabotage in 2022, but the source of the underwater explosions has remained a major international mystery. On top of that, the new EU sanctions targeted Russia's banking sector, with the aim of limiting the Kremlin's ability to raise funds or carry out financial transactions. Two Chinese banks were added to the list. The EU has slapped several rounds of sanctions on Russia since Putin ordered his troops into Ukraine in February 24, 2022. More than 2,400 officials and 'entities' — often government agencies, banks, companies or organizations — have been hit with asset freezes and travel bans. But each round of sanctions is getting harder to agree, as measures targeting Russia bite the economies of the 27 member nations. Slovakia held up the latest package over concerns about proposals to stop Russian gas supplies, which it relies on. The last raft of EU sanctions, imposed on May 20, targeted almost 200 ships in Russia's sanction-busting shadow fleet of tankers. On Friday, 105 more ships were blocked from European ports, locks and from ship-to-ship transfers, bringing the total number of vessels now sanctioned to more than 400. ___ Lorne Cook, The Associated Press Illia Novikov in Kyiv contributed to this report.
