
IGB Reit 1Q net profit rises to RM106.58 mln
Revenue rose by 5.4 per cent to RM171.44 million compared with RM162.56 million previously, IGB REIT Management Sdn Bhd, the manager of IGB REIT, said in a filing with Bursa Malaysia.
Similarly, net property income (NPI) grew by 7.1 per cent to RM133.1 million in 1Q 2025 from RM124.2 million in 1Q 2024.
"The increase in both the revenue and NPI were mainly due to higher rental income in 1Q 2025," it said.
The manager said it has proposed a distribution per unit (DPU) of 3.19 sen for 1Q 2025 up 0.23 sen or 7.8 per cent versus 1Q 2024.
This translates into an annualised distribution yield of 5.75 per cent, based on IGB REIT's unit price of RM2.25 as at March 31, 2025.
On outlook, IGB REIT remains steadfast in its commitment to delivering long-term value to stakeholders through ongoing property upgrades, tenancy mix management, and sustainability-linked improvements.
IGB REIT owns two major retail assets, Mid Valley Megamall and The Gardens Mall, located in Mid Valley City, within the Klang Valley.
Committed to customer experience and cost efficiency, the manager said both malls are undergoing asset enhancement initiatives to upgrade their spaces and streamline operations.
IGB REIT is managed and administered by IGB REIT Management, which works to increase income and enhance asset value over time with the objective to maximise returns from investments.

KIP REIT registers 2Q earnings boost on improved revenue, property appreciation
KUALA LUMPUR: KIP Real Estate Investment Trust (REIT) recorded a sharply higher earnings quarter as it received a boost to its property valuations following an assessment of its properties. In a statement, the REIT said it recorded a revaluation surplus of RM61.8mil on the annual fair value assessment of 14 investment properties as at June 30, 2025, conducted by Rahim & Co. "The gain reflects appreciation across the portfolio, notable from newly acquired assets such as D'Pulze Shopping Centre, TF Value-Mart and the Cheras Jaya industrial property, as well as from matured KIPMalls including Kota Warisan, Masai and Tampoi, which recorded double-digit fair value gains," it said in a statement. In the fourth financial quarter ended June 30, 2025, KIP REIT recorded a 6.1% higher year-on-year (y-o-y) net property income (NPI) of RM28.1mil, while net profit was nearly five times higher at RM79.25mil. Revenue jumped 22.2% y-o-y to RM39.9mil on the back of contributions from 7 KIPMalls, D'Pulze Shopping Centre, TF Value-Mart, as well as its portfolio of four industrial properties, especially the Cheras Jaya asset. Portfolio occupancy stood at a robust 97.8% during the quarter. Over the entire financial year, the REIT's net profit surged to RM115.14mil from RM47.31mil in the previous year, while revenue rose to RM136.13mil from RM102.16mil in FY24. "We are pleased with our FY2025 performance, which underscores the effectiveness of our disciplined growth strategy and unwavering focus on delivering resilient, long-term returns. "The acquisition of high-yielding, community-focused assets such as D'Pulze and TF Value-Mart has not only strengthened our earnings base but also reinforced the defensive nature of our retail portfolio," said KIP REIT CEO Valerie Ong. The REIT Manager proposed a final income distribution of 2.018 sen per unit for 4QFY25, with book closure date fixed for Aug 8, 2025, and payment on Aug 29, 2025.

Pavilion-REIT forecast to continue solid showing
HLIB Research said the outlook for Pavilion-REIT for financial year 2025 remains positive. PETALING JAYA: Analysts expect stronger earnings for Pavilion Real Estate Investment Trust 's (Pavilion-REIT) in the second half of this year (2H25) as the group's growth continues to gain momentum. The group reported its second quarter of financial year 2025 (2Q25) core net profit of RM78.7mil earlier this week, down 13% quarter-on-quarter and up 17.2% year-on-year, bringing 1H25's total to RM169.1mil, which was in line with most consensus expectations. Hong Leong Investment Bank Research (HLIB Research) said in a report the outlook for Pavilion-REIT for financial year 2025 (FY25) remains positive, underpinned by sustained tourism-driven footfall at key malls such as Pavilion Kuala Lumpur and Pavilion Elite, which contributed about 67% of 1H25 revenue. 'This, along with management's low to mid-single-digit rental revision guidance, supports our view of a resilient FY25 performance,' it added. HLIB Research noted that Pavilion-REIT's management had observed a notable increase in tourist footfall at Pavilion KL and Pavilion Elite over the past two to three weeks. 'This aligns with our 2H25 outlook, where we expect sustained high footfall at these prime malls supported by Visit Malaysia 2026 initiatives and the mutual visa exemption between Malaysia and China,' the research house said. HLIB Research, which maintained a 'buy' call on the stock with an unchanged target price of RM1.77, said it remains positive on the REIT, underpinned by a favourable tourism outlook, which is expected to boost footfall and spending in key assets like Pavilion KL and Pavilion Elite, reinforcing its growth momentum. CGS International Research (CGSI Research) said it continues to see Pavilion-REIT as a proxy for growing private consumption, an uptick in tourism and accelerated earnings expansion from Pavilion Bukit Jalil (PBJ). The research house said the group is expected to post higher 2H25 earnings backed improving occupancy and earnings from PBJ, incremental contributions from the newly acquired Banyan Tree Kuala Lumpur hotel and Pavilion Hotel Kuala Lumpur as well interest savings following the overnight policy rate cut on July 9. On key takeaways from Pavilion-REIT's 2Q25 briefing earlier this week, CGSI Research said management highlighted that PBJ's valuation has been maintained at RM2.2bil following a recent revaluation exercise by consultants Knight Frank and KPMG. Therefore, the outstanding acquisition consideration remains unchanged at RM400mil (with RM1.8bil already paid), which is due next month. 'We believe this could lead to a modest increase in gearing, as it draws down additional debt to fund the remaining consideration,' the research house said. CGSI Research reiterated an 'add' call on the REIT with a target price of RM1.79 per share. RHB Research, meanwhile, kept a 'buy' call with a new target price of RM2 per share. It said Pavilion-REIT's 1H25 results were in line with expectations and supported by the solid performance of PBJ. According to the research house, Pavilion REIT's stands to benefit from its robust asset quality, the recovery in tourism, and exposure to floating-rate debt (88%), which makes it a beneficiary of recent interest rate cuts. On the REIT's outlook, RHB Research said it expects 3Q25 retail sales to remain soft, due to the absence of festival-related spending, before picking up in the seasonally stronger 4Q25.

Higher 2Q net profit for UOA-REIT
PETALING JAYA: UOA Real Estate Investment Trust (UOA-REIT) expects the demand for office space to continue to improve gradually. In a filing with Bursa Malaysia, the REIT said its completed asset enhancement initiatives would help to generate interest in older buildings in its portfolio, while the initiatives continue into financial year 2025. For its second quarter ended June 30, 2025, UOA-REIT's net profit rose to RM10.89mil from RM8.1mil in the previous corresponding period, while revenue improved to RM30.09mil from RM27.75mil a year earlier. UOA-REIT said gross rental income during the quarter had increased by 9%, driven by improved occupancies. 'The increase in total expenditure was mainly due to increase in property operating expenses. The higher property operating expenses were primarily due to the increase in maintenance costs.'
