€2.75m Limerick land sale could deliver up to 70 homes in Corbally

DEVELOPMENT land with the potential to deliver almost 70 homes in a popular Limerick City suburb is on the market, with offers in excess of €2.75m sought.
The greenfield site, on the Mill Rd in Corbally, is just over eight hectares (20.3 acres), of which 1.9ha (4.7ac) is zoned 'new residential'.
The prescribed residential density, under the current Limerick Development Plan (2022-2028), is for 35+ homes per hectare.
The remaining land just over 6ha (15ac) — is zoned for public open space.
Last year, development land sold in Lower Park, Corbally, for €485,000 per acre.
Savills, the agents handling the Mill Rd sale, said the residential-zoned land has a number of advantages that makes it ideally suited for housing units.
'This includes access to existing services/infrastructure to facilitate an immediate development, as well as a new development access off Mill Rd, which is being provided as part of the council's Part 8 improvements,' said agents James O'Donovan and Peter O'Meara.
The council has carried out significant improvements to the neighbourhood road infrastructure since the same site came to market three or four years ago.
The land was withdrawn from sale at the time due to concerns about access to the site for development.
Since then, the road has been widened, with other improvements.
Mr O'Donovan said the residential-zoned land could accommodate 66-68 homes.
He said there was 'good interest from lots of parties, including developers,' the last time they brought it to market, and he expects similar this time around.
While the land could cater for a housing scheme — subject to planning permission — a developer could also buy it, put in roads and services, and sell off serviced sites.
The land, which slopes gradually from east to west, benefits from a new access point and has 105m of frontage to Mill Rd.
'It has direct access to services with a wastewater line, watermain, and ESB line traversing the site and readily available for connection,' the agents said.
Mr O'Donovan said they already have offers 'in the region of €2.5m', subject to planning permission, 'but the preference is for an unconditional sale'.
The surrounding area is a mix of mature residential estates such as Brookhaven and The Hermitage to the north and mature agricultural landholdings to the west and to the south.
Large detached stately homes lie to the west of Mill Rd towards its southern end, among them Roseneath House.
The current site sale is of lands that once formed part of the Roseneath House landed estate.
The house itself, along with 0.9 acres, is on the market as a separate lot priced at €900,000 (see next Saturday's Property & Home for details).
Corbally is regarded as one of the more desirable areas of Limerick City.
It's linked to the University of Limerick and the city centre via a riverbank walkway, along the nearby River Shannon. There are a number of primary schools and secondary schools in the area, including St Munchin's College (secondary) and Scoil Íde (primary).
Grove Island shopping complex, with large retailers such as Super Valu and Lloyd's Pharmacy, is a mere 750m walk away. Limerick itself has a strong employment base, and continues to attract interest from multinational companies.
World ICT leaders such as Dell, Analog Devices, and Intel are based in Limerick, while the life sciences sector is flourishing too, with employers such as Regeneron, Biopharma and Ethicon Biosurgery, along with pharma giants Johnson & Johnson, Zimmer, Stryker and Cook Medical.

UK-headquartered private equity real estate manager Henderson Park is understood to have secured about €34 million from the sale of the Arena Centre in Tallaght , Dublin 24. The mixed-use scheme, which is located next to Tallaght Stadium and almost directly opposite the landmark Square Shopping Centre, has been acquired by UK and European real-estate investment manager M Core. The Arena Centre is the company's first investment in the Irish market. The sale of the property comes just over five years on from its purchase by Henderson Park, which secured ownership of the scheme as part of its record-setting €1.34 billion purchase of Green Reit. The Arena Centre extends to 29,858 sq m (321,385 sq ft) in total and consists of a mix of retail, office, and hotel accommodation. The development is 98 per cent occupied and home to anchor tenants including Bank of Ireland, Woodie's DIY, and the Maldron Hotel which includes an adjoining leisure centre, and a central surface car park which provides car parking for retail customers. While the €34 million paid by M Core is substantially less than the €65 million guide price Green Reit attached to the Arena Centre when it first looked to sell the scheme in 2016, the current sale did not include 63 apartments that were included as part of that original process. Also excluded from the latest sale was the Arena Centre's Lidl store, which is owner-occupied, and a further 167 apartments which are held by a mix of owner-occupiers and private investors. The Irish Times understands also that M Core sold the Woodie's premises to another investor upon the completion of the €34 million deal with Henderson Park. M Core says it plans to invest significantly in the Arena Centre as part of its management strategy. Early improvements are expected to include the installation of digital display screens, EV chargers in partnership with Pogo, as well as food trucks and kiosks. David Nolan, associate director at M Core said: 'I grew up in Dublin, not far from Tallaght, and I've watched the area evolve over the years. That local insight proved invaluable when shaping our business plan for the Arena Centre. Agent JLL advised Henderson Park on the sale of the Arena Centre. Minister insists he didn't leak claims An Post is in a 'dire financial state'

Communications Minister Patrick O'Donovan has insisted he is not responsible for a leak that claims An Post is on the brink of financial collapse. The Irish Daily Mail reported that the semi-state company is facing 'a dire financial situation'. It alleges that cash reserves dropped below €1m for the first time ever. The publication also reported that Minister O'Donovan briefed the Cabinet about the 'bleak financial realities' An Post faces and that it would have made 'a substantial loss" was it not for election-related letters. However, An Post chief David McRedmond has rubbished these claims, saying it's 'utter garbage'. The boss said he is 'absolutely furious' over the claims and described it as 'an irresponsible leak' by a 'Government minister'. Minister O'Donovan, who is responsible for An Post, insists he didn't leak this information. Speaking to RTÉ's Today with Claire Byrne he said: 'No, it wasn't me and I heard David McRedmond's interview this morning, and first of all, I agree with him. 'The issue here is actually quite extraordinary. A set of accounts were brought forward by me yesterday to the Cabinet meeting and I'm not going to break Cabinet confidentialities because I'm constitutionally prevented from doing that, as is everybody else. 'But obviously somebody decided that wasn't going to be the case.' Minister O'Donovan added that he has no idea how a "nameless Minister" would conflate the Cabinet meeting on Tuesday to saying the situation was dire. He explained that people are conflating An Post with independent postmasters in budgetary talks and it shows "a lack of understanding of what An Post is" from politicians. The Minister added that the postal service returned a profit last year and it has come through 'massive transformative change'. Mr McRedmond insists that the semi-state company is not in a dire financial situation, and that it's 'performing really well'. He said: 'The results were presented to Cabinet yesterday. They showed the highest revenue we've ever had, over a billion in revenue for the first time. "They show that we grew our earnings from €38 million to €55 million. They showed that our net profit was €10 million." The An Post chief said he appreciates the local, general and European elections gave the business a boost but even without them, it still would have avoided a loss. He continued: 'We got a big boost from the elections last year, but if it wasn't the elections, it would be something else. We are constantly growing, so we need more working capital.
