Australian chocolate gains a competitive edge in global cocoa shortage
"I've actually got a waiting list of people wanting to buy Australian cocoa beans and we just don't have enough to supply them," Mr Jahnke said.
Supply challenges in the major West African cocoa-producing countries, Ghana and Ivory Coast, have led to record prices, driving up the cost of chocolate for consumers.
Not just a cocoa grower, Mr Jahnke also produces chocolate at his Mission Beach property, about 130km south of Cairns in Queensland's far north.
"I get calls probably at least once a week from Australian chocolate makers — these are the sort of boutique, bean-to-bar kind of makers — wanting to buy Australian beans," he said.
"That's not just in Australia. We get inquiries from overseas now that we're becoming a bit more well known."
He expected it would lead to growth in the Australian industry over the next decade.
"I think we'll get to a point where we'll be … maybe producing a couple of thousand tonnes of cocoa here in Australia, which is still a drop in the ocean in the worldwide cocoa supply," he said.
Historically, cocoa prices have averaged close to $4,600 a tonne, according to Rabobank agricultural analyst, Paul Joules.
But by the end of last year, prices peaked at almost $17,000 a tonne, eventually settling at about $14,000 a tonne.
Later this year, the European Union plans to enforce new trade regulations that penalise products linked to deforestation.
It will apply to commodities including cattle, wood, cocoa, soy, palm oil, coffee, rubber, and their associated products.
Mr Joules says it will be a significant change.
"It could have big impacts and it could cause a bit of a shift in supply chains for these key EU importers and where they're getting their products from."
He says, to some degree, prices have already started to move because Europe is a significant importer of cocoa.
"It's going to be very difficult to source products from key [European] producers so that, potentially, was also one of the factors as to why we saw higher prices," Mr Joules said.
"There's already a bit of fear in the market and, of course, depending on how it plays out, it could potentially cause a little bit more upside."
In May, the federal Department of Agriculture said Australia had been classified as a low-risk country under the European regulation.
That means it will be easier for EU businesses to source ingredients grown here than from countries classified as higher risk, like Ivory Coast.
For Mr Janke, that presents a big opportunity.
"Deforestation is a common thing in West Africa, which grows 70 per cent of the cocoa, so there is a significant problem for that industry in Europe," he said.
"Because so much of cocoa is grown in Third World countries, where they have all sorts of compliance issues, we're at the head of the queue just by virtue of where we are."

Dissh fashion founder Maree Henry and daughter Grace Henry-Hicks have secured a lush new events space, after losing another property to a devastating fire last year. The duo, who belong to the family of retailers also behind City Beach, splashed $9m on the sprawling Gold Coast hinterland estate. Operating as Austinvilla Estate, the wedding and events venue was sold in an off-market deal handled by Cohen Handler agents, Luke Serhan and Tom Osborn. Brisbane leading home auction clearance rates nationwide during Winter season
Brisbane auctions have been found to lead the nation's home auctions during the winter season, with experts suggesting seasonal bidding may be a thing of the past for Queensland. Auction analysis from Place Advisory Research compared year-on-year auction results across each of Australia's capital cities, and found Brisbane had shown the strongest clearance rate improvement within a typical winter week. The week ending in July 20 saw Brisbane's clearance rate rise from 40.1 per cent to 54.5 per cent this year, making for the strongest week-on-week improvement of any capital city. For the week ending in July 27, the preliminary clearance rate sat at a huge 74.5 per cent: making for this year's second-highest early result so far, following a 76.1 per cent peak in late June. Much of this activity was seen in the inner-east and inner-south of Brisbane, including a $4.05 million result in Ascot and multiple transactions more than $3 million in Hawthorne, Robertson and Balmoral. Place auctioneer Sam Kelso said this trend was common month-on-month in both July and August, with higher-end buyers making up a significant portion of the season's market. 'What you're seeing is that when a good piece of real estate comes up like a prestige or rare property, people know that they have to jump on it,' he said. 'They don't want to miss out, knowing that it's hard to buy a property like that quickly.' Mr Kelso said while supply remained lower in winter than in other times of the year, many buyers were using this as a chance to make their homes stand out more, often seeing seven registered bidders at a sub $1.5 million home. 'We're getting the feedback that there is not enough stock on the market currently,' he said. 'Maybe there are fewer sellers in the market, but there are certainly not fewer buyers.' Place plans to capitalise on the winter demand with a three-day auction event called The Winter Day, taking place from August 8 to 10. The agency will be placing several dozen auctions up for sale over the weekend, including standout offerings in Norman Park, Gumdale, Holland Park and Coorparoo. Place Camp Hill agent Shane Hicks, auctioning both the Norman Park and Gumdale properties, said he was receiving frequent calls from buyers about available homes during the winter months. 'There's a real buzz in the market right now,' he said. 'We're seeing a new level of urgency, especially in the prestige and lifestyle segments. Winter used to be a wait-and-see period, but not anymore. If a property is well-presented and well-priced, it's attracting serious interest.'
