The 10 most pet-friendly cities for renters

The Hill08-07-2025
For renters with pets, finding a home isn't easy — unless you're looking in Texas.
Austin (80 percent), Dallas (79 percent) and San Antonio (78 percent) led all major U.S. metros last year in the share of pet-friendly rental listings on Zillow.
One notable exception was Houston, which ranked dead last with just 38 percent of listings marked as pet friendly.
Those findings come from a new Zillow analysis of 11 million listings nationwide, which showed that 57 percent of rentals allowed pets last year.
But there was wide variance from city to city, with the Lone Star trifecta near 80 percent, while places like Providence, R.I. (43 percent), Hartford, Conn. (43 percent) and San Jos, Calif. (44 percent) were all below half.
The pet-or-no-pet decision has become even more important in recent years as nearly 6 in 10 renters now have a pet, up from 46 percent before the pandemic, Zillow said.
For landlords, allowing pets can pay off, since pet-friendly rentals tend to draw more views and are typically rented out eight days faster, the analysis found.
'In a market where renters have more options, allowing pets can make the difference in finding a tenant quickly,' Emily McDonald, Zillow rental trends expert, said in a statement.
The rental marketplace company said almost half of those who have a pet have passed on a property because it was not pet-friendly, but the advantage to landlords varies from city to city.
In New York City, pet-friendly units are typically rented 26 days faster than places that did not accept pets, the biggest gap of any major market. Tampa, Fla. (16 days), Columbus, Ohio (12 days) and Phoenix, Ariz. (11 days), all saw pet-friendly listings rented out more than 10 days quicker.

How Florida Home Prices Compare to Mexico, Canada and China

Comparing home prices in different countries often feels like apples and oranges, given the different local home sizes, land acreage and income variations. It's also hard to find single data sources. Learn More: Trending Now: Fortunately, Numbeo provided consistent data for the average housing price per square foot and local monthly incomes. And where Numbeo's numbers end, real estate experts can help fill in more color and texture. Here is how Florida's home prices compare with Mexico, Canada and China. Florida Average Price/SF (city center): $313.50 Average Price/SF (outside urban centers): $262.40 Average Monthly Salary: $4,105.08 (ZipRecruiter) Numbeo doesn't provide state-specific data — just country- and city-level data. But the average home price in Florida ($384,811 per Zillow) is 4.2% higher than the U.S. as a whole ($369,147), so by boosting Numbeo's average U.S. home price per square foot by 4.2%, we can keep the numbers consistent based on Numbeo data. Of course, even at the state level, there are wild variations in home prices. 'In the outer suburbs and more rural areas, you can buy houses for around $200,000,' noted Mark Sanchez, Senior Real Estate Manager at Florida brokerage Gator Rated. 'Buyers can expect to pay over $1 million in desirable neighborhoods in cities like Miami and Orlando, however.' Florida Alternatives: Canada Average Price/SF (city center): $582.52 (all prices in USD) Average Price/SF (outside urban centers): $423.81 Average Monthly Salary: $2,877.64 Much of Canada has an affordable housing problem that makes the one in the U.S. look trivial. Despite salaries in Canada being 33.4% lower than those in the U.S., home prices are significantly higher. Jeremy Savory founded Millionaire Migrant to help Americans move to more affordable and lower-tax countries. He warned Americans to beware of Canada's housing markets, however. 'Property prices have become unaffordable in some cities, especially in Vancouver where they're incredibly elevated.' Mexico Average Price/SF (city center): $186.34 Average Price/SF (outside urban centers): $132.64 Average Monthly Salary: $727.66 Mexico homes cost less per square foot than those in Florida — but local incomes are disproportionately lower still. That makes housing in Mexico less affordable for locals than in Florida, or the U.S. at large. Mariana Lange helps Americans and Canadians move south of the border with Mexico Relocation Guide. The average American transplant pays far more for housing than the average Mexican, since American expats tend to cluster in more expensive pockets of the country. She lists Rosarito, La Paz, Puerto Vallarta, Playa del Carmen and Costalegre as the top five destinations. 'In Rosarito for example, you can find nice two-bedroom oceanfront condos in the $200,000 to $400,000 price range,' she said. 'If you'd rather live in town and forego an ocean view, you can find homes starting at $150,000 USD.' China Average Price/SF (city center): $582.13 Average Price/SF (outside urban centers): $277.39 Average Monthly Salary: $919.71 In China, home affordability remains even more skewed, even after a real estate bubble burst. Urban homes cost 93.6% more than their U.S. counterparts, while Chinese incomes average 78.7% less than Americans'. 'In first-tier cities like Shanghai or Beijing, prices per square foot easily reach $800 to $900 USD,' explained real estate expert Ben Mizes with Clever Offers. 'Affordability in major Chinese cities is a significant concern, to put it mildly.' Savory added that the real estate crisis in China — and perhaps the political regime — has driven many wealthier Chinese to leave. 'China is now experiencing the second largest exodus of wealth behind the U.K.' For Floridians looking for more affordable housing and pleasant climes, look south to Mexico rather than north to Canada or east to China. Mortgage and refinance interest rates today, July 26, 2025: Fixed mortgage rates see slight decreases

Today's mortgage interest rates have shifted slightly downward. According to Zillow, the 30-year fixed mortgage rate shifted down by four basis points, sitting at 6.68%. Meanwhile the 15-year fixed rate is down six basis points to 5.91%. If you're looking to buy a house soon, it could be smart to lock in your interest rate now while rates are slightly down. Just be sure to choose a mortgage lender with a rate buydown option so you don't get stuck with a higher rate if rates decrease further in the coming weeks. Instead, with a buydown program, you can re-lock your interest rate if market rates decrease before you buy the house. Read more: Looking for a lender with a rate buydown program? For a deeper dive, you can use Yahoo's free mortgage calculator to see how homeowners insurance and property taxes factor into in your monthly payment estimate. You even have the option to enter costs for private mortgage insurance (PMI) and homeowners' association dues if those apply to you. These details result in a more accurate monthly payment estimate than if you simply calculated your mortgage principal and interest. 30-year fixed mortgage rates: Pros and cons There are two main advantages to a 30-year fixed mortgage: Your payments are lower, and your monthly payments are predictable. A 30-year fixed-rate mortgage has relatively low monthly payments because you're spreading your repayment out over a longer period of time than with, say, a 15-year mortgage. Your payments are predictable because, unlike with an adjustable-rate mortgage (ARM), your rate isn't going to change from year to year. Most years, the only things that might affect your monthly payment are any changes to your homeowners insurance or property taxes. The main disadvantage to 30-year fixed mortgage rates is mortgage interest — both in the short and long term. A 30-year fixed term comes with a higher rate than a shorter fixed term, and it's higher than the intro rate to a 30-year ARM. The higher your rate, the higher your monthly payment. You'll also pay much more in interest over the life of your loan due to both the higher rate and the longer term. 15-year fixed mortgage rates: Pros and cons The pros and cons of 15-year fixed mortgage rates are basically swapped from the 30-year rates. Yes, your monthly payments will still be predictable, but another advantage is that shorter terms come with lower interest rates. Not to mention, you'll pay off your mortgage 15 years sooner. So you'll save potentially hundreds of thousands of dollars in interest over the course of your loan. However, because you're paying off the same amount in half the time, your monthly payments will be higher than if you choose a 30-year term. Dig deeper: 15-year vs. 30-year mortgages Adjustable mortgage rates: Pros and cons Adjustable-rate mortgages lock in your rate for a predetermined amount of time, then change it periodically. For example, with a 5/1 ARM, your rate stays the same for the first five years and then goes up or down once per year for the remaining 25 years. The main advantage is that the introductory rate is usually lower than what you'll get with a 30-year fixed rate, so your monthly payments will be lower. (Current average rates don't necessarily reflect this, though — in some cases, fixed rates are actually lower. Talk to your lender before deciding between a fixed or adjustable rate.) With an ARM, you have no idea what mortgage rates will be like once the intro-rate period ends, so you risk your rate increasing later. This could ultimately end up costing more, and your monthly payments are unpredictable from year to year. But if you plan to move before the intro-rate period is over, you could reap the benefits of a low rate without risking a rate increase down the road. Learn more: Adjustable-rate vs. fixed-rate mortgage Is now a good time to buy a house? First of all, now is a relatively good time to buy a house compared to a couple of years ago. Home prices aren't spiking like they were during the height of the COVID-19 pandemic. So, if you want or need to buy a house soon, you should feel pretty good about the current housing market. However, mortgage rates are staying relatively high due to the political and economic climate. Experts don't think rates will plummet in 2025, so you might not want to base your decision on whether to buy strictly on interest rates. Recent news that home price gains are slowing, with predictions that house values may actually ease lower this year, can be part of your home buying decision. The best time to buy is typically whenever it makes sense for your stage of life. Trying to time the real estate market can be as futile as timing the stock market — buy when it's the right time for you. Read more: Which is more important, your home price or mortgage rate? Today's mortgage rates: FAQs What is a 30-year mortgage rate right now? According to Zillow, the national average 30-year mortgage rate is 6.68% right now. But keep in mind that mortgage rates vary by state and even ZIP codes. For example, if you're buying in a city with a high cost of living, rates could be higher. Are interest rates expected to go down? Overall, mortgage rates are expected to lower slightly in 2025. Rates may inch up or down from day to day, but there shouldn't be a huge shift in the near future. Are mortgage rates dropping? Mortgage rates are dropping slightly. Today's 30-year fixed mortgage rate has only shifted down four basis points. How do I get the lowest refinance rate? In many ways, securing a low mortgage refinance rate is similar to when you bought your home. Try to improve your credit score and lower your debt-to-income ratio (DTI). Refinancing into a shorter term will also land you a lower rate, though your monthly mortgage payments will be higher.

Zillow says these are the best paint colors for selling your home

If you've bought or sold a home in the past, there's a good chance your real estate agent might have told you that clean white walls bring in a higher price than homes with color. Well, times have changed; according to a recent analysis from Zillow, paint colors in 'bold hues found in nature,' such as dark greens and blues, tend to have the best payoff. Christie Cannon, a real estate agent with The Cannon Team at Keller Williams in Frisco, Texas, said, 'We've seen a clear shift toward nature-inspired tones that add cozy, organic warmth. This trend is ideal for selling, because when a home feels warm and inviting, it's easier for buyers to imagine it as their own.'We're not talking a couple of hundred dollars here. Research shows that using these earthy-toned paint colors can increase the sale price of a house by as much as $ 2,590. According to Zillow, the top paint colors to use when selling your home include olive green for the kitchen, dark grays for the living room, navy blue for bedrooms and lighter browns for bathrooms. Some upgrades, like trading out the hardware on your kitchen cabinets and changing out light fixtures, could end up being fairly pricey, but a few cans of paint? Totally doable. 'Paint is a relatively affordable and easy change, yet it has an outsized impact on a buyer's perception of the home,' said Amanda Pendleton, Zillow's home trends expert. If you're ready to update the vibe and the profits of your home, here are some of the top exterior and interior paints of 2025: The One Interior & Exterior Matte Green Paint & Primer This rich, forest green hue works well on front doors or in living rooms.
