
Milbank Expands Real Estate Practice with Addition of Alex Meirowitz in New York

Mr. Meirowitz represents clients in a wide range of complex commercial real estate transactions, focusing on both debt and equity representations. His practice includes purchase and sales, and borrower- and lender-side financings, covering all asset classes, such as office, multi-family, data centers, logistics, industrial and retail, across various deal sizes. He also advises clients on the formation and negotiation of joint ventures. His clients, among the world's most successful investors and developers, include top financial institutions, private equity funds, family offices and sovereign wealth funds.

Zuckerberg shares AI superintelligence vision as Meta posts results
SAN JOSE: Meta is stepping up its push to become a global leader in artificial intelligence (AI), with chief executive Mark Zuckerberg unveiling ambitions to build "personal superintelligence for everyone in the world." Zuckerberg made the remarks as the company reported stronger-than-expected second-quarter results on Wednesday, driven by a booming advertising business on Facebook and Instagram. He said Meta has begun to see early signs of AI systems capable of self-improvement - an important step toward what the company defines as superintelligence, or AI that exceeds human capabilities across the board. "The improvement is slow for now, but undeniable. Developing superintelligence is now in sight," he said. Meta, which has long used AI to personalise user feeds on Facebook and Instagram, said improved recommendation algorithms drove a 5% increase in user time on Facebook and 6% on Instagram last quarter. The Facebook parent announced it expects to make investments of at least US$66bil (RM280.6bil) this year, primarily in AI data centres, maintaining an upper limit of US$72bil (RM306.1bil). Three months ago, the company's projected minimum investment was US$64bil (RM272.1bil). Zuckerberg has been aggressively courting top AI talent and is seeking to surpass rivals including ChatGPT developer OpenAI, Google, and Elon Musk's xAI. Robust financial results are expected to power Meta's AI ambitions. In the second quarter, Meta's revenue rose 22% year-on-year to US$47.5bil (RM207.9bil), while net income jumped 36% to about US$18.3bil (RM77.8bil), beating market expectations. For the current quarter, Meta forecasts revenue between US$47.5bil (RM207.9bil) and US$50.5bil (RM214.7bil), above market expectations of around US$46bil (RRM195.5bil). CPP Investments Sells Stakes in Birmingham Joint Ventures to Hammerson
LONDON, July 31, 2025 /CNW/ – Canada Pension Plan Investment Board (CPP Investments) today announced that it has reached a definitive agreement to sell its 50 per cent stakes in its Birmingham, UK Joint Ventures, the Bullring and Grand Central Shopping Centres, to its long-standing joint venture partner Hammerson Plc for £319 million. The Bullring forms the majority of the transaction and was sold at book value at a net initial yield of 6.4 % and a topped up net initial yield of 7.1%. Net proceeds for CPP Investments in total will be approximately C$615 million. The transaction is expected to close in August 2025. CPP Investments originally invested in a 16.7% interest in the Bullring in 2013 and, subsequently, increased its holding to 50% in 2022. The investment in Grand Central was made in 2016. The Bullring is a Top 5 shopping centre in the UK, featuring 1.3 million sq. ft. of prime retail space in Birmingham. Over the last 12 years, working in partnership with Hammerson, CPP investments has executed a targeted value‑creation plan. Since the increase in ownership in 2022, the joint venture raised occupancy at the Bullring from 86 per cent to 95 per cent and lifted net operating income by 23 per cent. Following tenancy changes during COVID-19, Grand Central is now being prepared for repositioning. 'The Bullring has been a standout performer in our UK portfolio since our upsize in 2022, and we have worked closely with Hammerson to reposition the asset, increase occupancy and attract new anchor tenants' said Tom Jackson, Managing Director, Real Estate Europe, CPP Investments.
