Plans for Portland-area In-N-Out restaurant moving forward: What to know
The California-based burger chain filed for building permits on June 17 for the site located at 10565 SW Beaverton Hillsdale Highway in unincorporated Washington County.
'We are looking forward to being able to serve our customers in and around Beaverton with this upcoming location,' said Mike Abbate, vice president of store development for In-N-Out Burger.

Abbate said the company hasn't yet started the construction process, and does not have an estimate when work could start. Once it does, he said it usually takes about 9 months before the location will be ready and open for business.
The company first filed an application for the location in 2020, but it was denied. A Washington County spokesperson said the issue was the way the site was zoned, and not because of traffic concerns.
In-N-Out appealed the decision in 2022. After years of back-and-fourth, the application was approved in 2024.

Local residents raised concerns about traffic. Rowan Krahel, who lives in the area near where the forthcoming In-N-Out will be located in Washington County, said while he's excited for a closer location, he is worried it will bring an increase in congestion.
'I mean I was excited to not have to drive 45 minutes to go to an In-N-Out but also worried that our neighborhood is going to have even more traffic than it already does,' Krahel said. 'The traffic is going to be killer and it's just another fast food restaurant.'
The forthcoming In-N-Out will be located at the now-vacant Hawaiian Time restaurant building in Washington County. The commercial corridor just west of Highway 217 is already heavy with traffic and has a Chick-fil-A restaurant right next door.
Jeff Murray, a neighbor, said he hopes the new In-N-Out will help clean up the area.
'I know In-N-Out brings a lot of people, but hey, I'm for it,' Murray said.
Earlier this year, In-N-Out also began the permit process for a vacant lot at the intersection of Northeast Airport Way and Holman Street in Portland, which would be the city's first In-N-Out location.
The company has also filed for permits for the former Shari's location in Gresham's Oregon Trail Shopping Center.

Can Lucid Pull Off a Beat This Earnings Season? Things to Note
Lucid Group LCID is slated to release second-quarter 2025 results on Aug. 5, after market close. The Zacks Consensus Estimate for the to-be-reported quarter is pegged at a loss of 22 cents a share on revenues of $253.4 million. The loss per share estimate for the second quarter of 2025 has narrowed by 2 cents over the past seven days. The bottom-line projection indicates a year-over-year improvement of 24%. The Zacks Consensus Estimate for quarterly revenues suggests year-over-year growth of 26%. In the trailing four quarters, this California-based electric vehicle (EV) startup missed EPS estimates thrice and beat once, with the average negative earnings surprise being 6.13%. Lucid Group, Inc. Price and EPS Surprise Lucid Group, Inc. price-eps-surprise | Lucid Group, Inc. Quote Q2 Earnings Whispers for LCID Our proven model predicts an earnings beat for Lucid this earnings season. The combination of a positive Earnings ESP and a Zacks Rank #1 (Strong Buy), 2 (Buy) or 3 (Hold) increases the odds of an earnings beat. That's the case here. You can uncover the best stocks to buy or sell before they're reported with our Earnings ESP Filter. LCID has an Earnings ESP of +3.08% and a Zacks Rank #3 (Hold). You can see the complete list of today's Zacks #1 Rank stocks here. Factors Shaping Lucid's Q2 Results Lucid sold 3,099 vehicles in the June quarter, a new record for the company. Deliveries rose 38% on a yearly basis and 6% on a sequential basis. A boost in deliveries is likely to have driven revenues in the to-be-reported quarter. Production in the second quarter of 2025 came in at 3,863 units, up 83% from the corresponding period of 2024. Lucid doesn't break out delivery numbers for its Air and Gravity models, but these two are clearly driving sales. In May, Lucid offered up to $22,500 in discounts on the Air sedan—nearly 25% off its $90,000 price tag. The Gravity SUV launch has also been well received, with many buyers being former Tesla owners looking for a fresh start amid growing backlash tied to Elon Musk's antics. In early 2025, about half of Lucid's customers had switched from Tesla. For Gravity, over 75% of the orders came from first-time Lucid buyers. This suggests growing interest in Lucid's premium EVs. Jonathan Kuminga Rejects Warriors' Offer Amid $90 Million Pursuit From Suns, Kings
Jonathan Kuminga Rejects Warriors' Offer Amid $90 Million Pursuit From Suns, Kings originally appeared on Fadeaway World. Jonathan Kuminga's free agency saga has become one of the most contentious standoffs of the NBA offseason. Despite the Golden State Warriors' repeated efforts to keep the former No. 7 overall pick in San Francisco, Kuminga has made it clear: he's not satisfied with the terms on the table. And now, with lucrative offers from the Phoenix Suns and Sacramento Kings approaching $90 million, the 21-year-old forward is seriously considering a fresh start elsewhere. As reported by Shams Charania and Anthony Slater, the Warriors recently offered Kuminga a two-year, $45 million contract. While the deal carries the highest starting salary of any proposal, $21.7 million for the 2025-26 season, it also includes a critical sticking point: a team option for the second year and the removal of the implied no-trade clause. That's where things have fractured. Kuminga's representatives, led by agent Aaron Turner, have been pushing for greater player control. In meetings during Summer League, they pitched alternative frameworks, including a three-year, $82 million deal designed to keep the Warriors below the second tax apron while granting Kuminga more long-term security. Golden State declined, and the standoff has only intensified since. Meanwhile, rival teams have entered the mix with substantial long-term offers. The Suns and Kings have each put together packages nearing $90 million over four years, complete with player options and more guaranteed money. Phoenix, in particular, has made an aggressive push via sign-and-trade, a path Kuminga and his camp have openly explored for weeks. Sources indicate Phoenix's proposal is nearly $70 million more guaranteed than the Warriors' current offer, and includes promises of a defined starting role and a fresh opportunity to grow. For Kuminga, the issue isn't just about money; it's about career trajectory and respect. After four seasons of inconsistent usage under Steve Kerr and a perceived lack of long-term commitment from the Warriors, Kuminga sees the Suns and Kings as organizations willing to invest in him as a centerpiece rather than a question mark. Sources say he's enticed by both teams' offers of guaranteed roles and more freedom on the floor, something he never quite received in Golden State. The Warriors, for their part, are reportedly unmoved by the trade returns offered by Sacramento or Phoenix. As of this week, Golden State is signaling that they're prepared to shut down all sign-and-trade conversations, effectively daring Kuminga to either accept their current offer or take the one-year, $7.9 million qualifying offer by the Oct. 1 deadline. That qualifying offer is a major gamble. It's $14 million less than Golden State's deal for next season, but it comes with the benefit of an implied no-trade clause and the opportunity to become an unrestricted free agent next summer, when Kuminga will still be just 23. Given the rising salary cap and his high ceiling, betting on himself may be a gamble worth taking. At the heart of this saga is a tug-of-war for control. Golden State sees its short-term offer as a tradable, financially flexible move. Kuminga sees it as another attempt to dictate his career. Until one side blinks, or another team offers the right trade package, the Warriors remain stuck in limbo. And so does Kuminga's story was originally reported by Fadeaway World on Jul 30, 2025, where it first appeared.

Apple Posts Better-Than-Expected Earnings as Services Revenue Hits Record High
Apple (AAPL) reported fiscal third-quarter earnings that topped analysts' expectations, as its services revenue hit a record high. The iPhone maker posted revenue of $94.04 billion, up 10% year-over-year and above the analyst consensus from Visible Alpha. Net income of $23.43 billion, or $1.57 per share, rose from $21.45 billion, or $1.40 per share, a year earlier, topping Wall Street's estimates. Apple's services revenue improved 13% to a record $27.42 billion, above expectations. Apple's iPhone sales climbed 13% to $44.58 billion, ahead of projections, while Mac sales rose 15% to $8.05 billion, and iPad sales decreased 8% to $6.58 billion. Apple shares gained more than 2% in after-hours trading. The stock was down 17% for 2025 through Thursday's close. CEO Tim Cook Says Apple Is 'Significantly Growing' AI Investments CEO Tim Cook told investors on the company's earnings call that Apple is "significantly growing" its investments in AI and reallocating employees within the company to focus on development, but didn't provide a specific figure. A more personalized, AI-powered version of Apple's Siri virtual assistant is expected to launch in 2026, Cook confirmed. Significant delays have raised pressure on Apple to prove it can compete with other tech leaders on AI development. Cook also said Apple absorbed roughly $800 million in tariff-related costs during the third quarter, and expects to take a $1.1 billion hit in the current quarter, assuming tariff levels remain the same. Last week, Morgan Stanley analysts cautioned that the Trump administration could soon subject Apple to Section 232 tariffs, which are tied to national security concerns.
