Private investors pay €4.75m for medical-use portfolio

A group of investors represented by
MNK Partners
has secured an uplift of 36 per cent on its original outlay of €3.5 million in a fully let medical-use property portfolio distributed across
Dublin
,
Kildare
and
Clare
. The investment comprising four assets in Lucan, Maynooth and Ennis has been sold for a total of €4.75 million to two private investors, having been offered to the market by agent
Colliers
at a guide price of €5 million in February of this year.
The details of the portfolio are as follows:
Ballyowen Lane, Lucan, Dublin
This property, located on the first floor of a well-established medical facility, is fully let to Centric Health Primary Care Limited and is generating €101,365 annually in rent. The lease expires in 2039, providing an unexpired term of 14.8 years. The property is guiding at €1.5 million, reflecting a net initial yield of 6.1 per cent and a capital value of €219 per sq ft.
Ballyowen Castle, Lucan, Dublin
This ground-floor medical unit is occupied by Centric Health Primary Care Limited, producing a passing rent of €32,010 a year, and with an unexpired lease term of 14.8 years. The guide price of €485,000 reflects a net initial yield of 6 per cent and a capital value of €245 per sq ft.

Located in Manor Mills Shopping Centre, this medical suite is occupied under a long-term lease by Centric Health Primary Care Limited, generating €25,000 annually. The lease expires in 2039, offering an unexpired term of just under 15 years. The guide price of €400,000 reflects a net initial yield of 5.68 per cent and a capital value of €236 per sq ft.
Francis Street, Ennis, Co Clare
This property is let to Centric Health Primary Care Limited, the OPW and Claremed Pharmacy, and is generating a gross rent of €256,115 a year, with an unexpired lease term of 7.21 years. The property is guiding at €2.6 million, reflecting a net initial yield of 7 per cent and a capital value of €282 per sq ft.
One purchaser acquired the Ennis property, while the remaining three were acquired by another investor. The sales completed just three months after the portfolio was brought to the market, with all transactions closing simultaneously.
Niall Delmar of Colliers handled the sale on behalf of MNK Partners. He said: 'The portfolio attracted good interest, particularly from private investors focused on long-income opportunities. There's clearly still demand for secure, income-producing assets from local private investors and we're pleased to have delivered a combined net initial yield of 6.9 per cent.'
'The transaction underscores the ongoing appeal of healthcare investments, driven by stable occupational performance and long unexpired lease terms. Despite wider market uncertainty, investor appetite remains firm for essential-service assets offering reliable returns.'

‘Apartments here are very reasonable for what you get, but eating out is expensive': an Irishman on life in Antwerp

From Ballyjamesduff in Co Cavan , Peter Shaffrey grew up in the Percy French Arms Hotel in the town, owned by his parents Peter and Maura Shaffrey, who bought it in 1964. One of six children (and a nephew of the late celebrated architect Patrick Shaffrey), Peter has a twin sister Ciara and remembers the family moving to Dublin in 1979 when his parents bought O'Brien's pub on Sussex Terrace and the Stag's Head in Dame Court. 'I grew up in Kenilworth Square and went to school at St Mary's College in Rathmines, and worked in the pub from the age of 12 or 13, mostly in O'Brien's where I learned so much about running a business. There was a strong work ethic and business sense in the family', he says. After school, he moved to London and ended up running the first Gap store to open outside the US, in Richmond. Back in Dublin in 1989, he started working with the interior design company Gibson & O'Rourke 'which gave me a real understanding of textiles and client needs and from there I went to study fashion at the Grafton Academy at 22 and just loved it'. READ MORE After graduation, he went into designing corporate wear for, among others, AIB, Bank of Ireland, airline Cityjet and retailer SuperValu. In 1998, he met his now husband Kevin Warwick, who had come to Ireland to work with John Rocha as a designer. When Warwick later got a job with the Blanc Blue French knitwear company, the couple moved to Paris in 2000 and lived in the Marais 'and it was the best fun ever', Shaffrey recalls. Their next move was to Amsterdam when Warwick landed a job with Docker Levis 'and then I went back to my Irish roots and ran an Irish bar called O'Reilly's near Dam Square'. 'We got married in 2004 and bought our first house, a canal house apartment in 2008,' he says. When Warwick decided to do a master's degree in menswear at the Royal College of Art in London, they transferred to London, where Shaffrey first started working with Louise Kennedy running her shop in Belgravia. Following Warwick's graduation, they returned to Amsterdam, with Shaffrey continuing to work as a freelance design consultant, brand ambassador and stylist. In 2017, Warwick fulfilled a lifelong dream, securing a job as a senior menswear designer at Dries Van Noten in Antwerp and they moved once again. They have lived there ever since and 'and we just love it here. It is a wonderful city, vibrant with a very relaxed atmosphere and compact with beautiful cafes, galleries and concept stores. 'It's a historic city with a modern edge and even the train station is magnificent', he says. 'There is a lot to do and such a rich history here'. They live in the residential Harmonie area, 'which is very peaceful and very connected to the city centre. It has a sense of community and loads of little bakeries and cafes, so it's like a little village with loads of parks – there are three beside us.' Home is a duplex in a late 18th-century house with a beautiful garden and two terraces. 'It's about 3,000 square feet with three bedrooms, one of which we have converted into a walk-in wardrobe. We back on to a huge garden beside us so we are not overlooked. Apartments here are very reasonable for what you get, but eating out is very expensive and there are more Michelin restaurants per square mile than anywhere else'. Local people are 'a tiny bit hard to get to know initially and not showy in any shape or form, but we have made lovely friends here mostly in the arts sector and we get invited to lots of openings and galleries. It's a very art-inspired city'. One of the big advantages, he says, about living in Antwerp is that all the shops are closed on Sundays 'except for the first Sunday of the month, so it's a real family day. Antwerp is small, but that suits us and anyway we are near Schiphol airport [in Amsterdam], so travelling anywhere else is easy.' Some of their favourite places to eat and drink include Spiridon, a local wine bar, Nives, 'great for brunch', Café Finch, 'contemporary with an Asian twist', Felfet 'Mediterranean with Middle Eastern flavours' and Le Qui, 'where the chef just cooks what he wants, and the cuisine is innovative and funky'. They also love bars such as Hopper with its 1930s Art Deco interiors and Witzli Poetzli, which is 'full of artists and interesting people'. What does he miss about Ireland? 'I miss friends and family, but I get back quite a lot. Kevin loves working with Dries Van Noten and I get plenty of work – though I am very selective in what I choose – and my relationship with Louise Kennedy, which is now over 20 years, continues as a brand consultant.' A sociable couple who love entertaining, 'we have loads of parties here as the house lends itself to that. It was my 50th birthday and that of my twin sister Ciara six years ago so we threw a big party here for that. We love living here, it has a wonderful quality of life. I really feel blessed.'

Has Ireland's Intel loss turned out to be its gain?

When Germany was announced as one of the locations for Intel's newest chip plants in Europe, it was seen as a blow to Ireland's ambitions. The Republic had been a close second, then chief executive Pat Gelsinger said, but other areas and their officials had been more 'aggressive' in winning over the chip maker for a bigger slice of the planned $33 billion (€28 billion) investment in European chip facilities. As a sort of consolation prize, Ireland would get Fab 34, a multi-billion-dollar investment that would make sure the Leixlip plant would be manufacturing next generation chips. But it would be without its general manager, Eamonn Sinnott, who subsequently was appointed to oversee the Magdeburg project on an interim basis. While the politicians were eager to highlight the positives of the situation – $12 billion isn't to be sniffed at, after all – there was much criticism about the loss of the new plant. It was a 'tragedy' for the State. There were accusations of the Government and IDA Ireland 'snatching defeat' from victory. Ireland had failed, for various reasons, to bag the big prize, and we grudgingly had to make the most of the $12 billon in scraps that we were being tossed. Although German ministers and Intel executive shook hands almost two years ago on an expanded €30 billion investment In Intel's operations in the country, things have not progressed as planned. Despite heavy subsidies from the German state, the project was paused in 2023, leaving the new plant in limbo. There was worse to come. This week, new chief executive Lip-Bu Tan said the planned factories in Europe would no longer be going ahead. [ Intel slides after CEO struggles to show turnaround on track Opens in new window ] In the meantime, Fab 34 in Leixlip has opened, and shipped its first chips in January 2024. Although the wider Irish operation is currently facing the loss of up to 200 jobs – and there could be more, given Mr Tan's announcement this week – the Fab 34 investment and its importance to Intel's current plans is thought to have largely insulated the Irish workforce from the most severe cuts. Ireland's loss, as it turns out, may actually have been its gain.

Widow of noted psychiatrist Michael Mulcahy left more than €5m in will

Joan Mulcahy, the widow of noted psychiatrist Dr Michael Mulcahy , left estate valued at €5.5 million when she died in October last year, according to papers lodged with the Probate Office. The couple met when sailing to New York in 1956. When their paths crossed again two years later they married just a month afterwards in New York in April 1958. Dr Mulcahy became one of the most eminent psychiatrists of his generation and was an internationally renowned figure in the specialism of intellectual disability. He also spearheaded the move from institutional care to community houses in Ireland. The couple lived at Merrion Road, Ballsbridge, Dublin. He died in January 2021. READ MORE In other wills, Kevin Doherty, former solicitor and Leitrim county registrar, of Cootehall, Boyle, Co Roscommon, who died in May last year, left an estate valued at €2.5 million. Mr Doherty was a member of the well-known Co Roscommon family and a brother of the late Fianna Fáil politician, Seán. Margaret Goor, of Annacrivey House, Enniskerry, Co Wicklow, who was noted for sailing the world with her husband John, a former managing director of Blackwood Hodge, left an estate valued at €8.4 million when she died last October . Co Wicklow farmer Martin Patrick Carr, with an address at Ashtown Farm, Ashtown Lane, Wicklow town, died in August 2023 and left more than €9.5 million. Marie Crosbie, of Killeen House, Kill, Co Kildare, and formerly of The Grange, Lucan, Co Dublin, left estate valued at €8.5 million when she died in May last year. Businessman Terence Crawford Johnson, of Stratmore Road, Killiney, Co Dublin, who died last December, left estate valued at €7.79 million. Mr Johnson was a member of the Johnston family, which owned the distribution company Johnson Brothers. John (Sean) Lyons of Mount Alto, Ashford, Co Wicklow, who died in January, left estate valued at €6.9 million. James J Swan, of Skryne Hill, Tara, Co Meath, who died in March 2023, left estate valued at €4.09 million. Catherine Boylan, of Primrose Hill, Celbridge, Co Kildare, who died in September 2021, left estate valued at more than €3.1 million. Michael Behan, of Ormond Road South, Rathgar, Dublin, who died in June last year, left estate valued at more than €3.6 million. The values quoted above include all assets, typically including the value of a home and other holdings such as land or investments
