KUALA LUMPUR: Construction company Kerjaya Prospek Group Bhd's wholly owned subsidiary Kerjaya Prospek (M) Sdn Bhd has accepted a letter of award from Majestic Gen Sdn Bhd for a building contract worth RM162 million in Johor Bahru.
The contract entails main building works for Gen Rise, a 47-storey transit-oriented serviced apartment development near the customs, immigration and quarantine (CIQ) and Bukit Chagar Rapid Transit System (RTS).
The project comprises a single block with 732 units, nine levels of podium parking, and other supporting facilities.
Construction, scheduled to commence on Aug 1, is expected to be completed within 36 months.
Kerjaya Prospek CEO and executive director Tee Eng Tiong said the construction of Majestic Gen's is the company's maiden project in Johor and its first contract win in the state for 2025.
'Geographically, our focus remains on three growth regions namely Klang Valley, Penang and Johor, where we see strong demand and vibrant development activities continue to shape the future of urban living.
'With this latest RM162 million job, our year-to-date new contract wins have reached RM870.3 million, placing us well on track to achieve our RM1.6 billion target for the year,' he said in a statement.
Tee said the total outstanding order book now stands at RM4.6 billion, providing healthy earnings visibility and a solid foundation for continued growth over the next four financial years.
Majestic Gen CEO Datuk Hoo Kim See said the company had appointed Kerjaya Prospek, a reputable construction firm, to build Gen Rise – its first project in Johor.
'This is a truly momentous occasion for both companies as we aim to deliver quality and sustainable products to our esteemed buyers.
'We hope that this collaboration will further boost the market's confidence in our current and future developments with an estimated GDV of RM3.7 billion,' he said.

PETALING JAYA: Kerjaya Prospek Group Bhd 's recent land acquisitions and joint-venture (JV) deal are expected to bode well for the group. The initiatives signal a deliberate move by the construction and property development group to diversify its revenue base and gradually expand its footprint within the property sector, aligning well with its long-term growth agenda, according to TA Research. 'Although the gross development value (GDV) for the Jalan Puchong parcels has yet to be disclosed, we estimate a potential GDV range of RM900mil to RM1.7bil, based on GDV per acre assumptions between RM126mil and RM230.8mil. 'This suggests a highly attractive land cost-to-GDV ratio, with the RM112.8mil purchase price remaining well below the conventional 20% land cost threshold,' the research house said in a report yesterday. Kerjaya Prospek, through its wholly owned subsidiary, Senandung Raya Sdn Bhd, has acquired three pieces of freehold land measuring a total of 2.99 ha along Jalan Puchong, Kuala Lumpur for a total purchase consideration of RM112.8mil. Kerjaya Prospek, via Senandung Raya, had inked three separate sale and purchase agreements – two with Top Up Properties Sdn Bhd and one with Sunrise Bright City Sdn Bhd. The newly acquired land parcels will serve as a landbank for Senandung Raya's property development activities. These land plots are strategically located in the Klang Valley and are easily accessible via the Kesas Highway. The area is surrounded by a few mature townships and close to plenty of amenities, including food and beverage outlets, shopping areas and hospitals with easy access to Kuala Lumpur City Centre via the Federal Highway, Lebuhraya Damansara Puchong and Kesas Highway. The parcels are also located within 1km of Kerjaya Prospek's headquarters, facilitating ease of oversight and operational coordination. The acquisitions will be funded through internally generated funds and/or bank borrowings, with the exact breakdown yet to be determined at this juncture. The completion of the transaction is expected by September 2025. TA Research said the land price of RM350 per sq ft also represents a 29% discount to Mah Sing's recent acquisition of a nearby 5.2-acre site for the M Aurora project, announced in November 2024, which was transacted at RM495 per sq ft. 'This reinforces our view that Kerjaya Prospek has secured a competitively priced land bank with ample upside potential,' the research house said. Meanwhile, TA Research said the group's JV with Aspen Vision Tanjung Sdn Bhd (AVT) provides a capital-light entry into Penang's affluent Tanjung Bungah corridor, expanding Kerjaya Prospek's northern region presence. 'The JV structure enables Kerjaya Prospek to retain development upside while mitigating execution risks and capital exposure. The collaboration also reflects a sound strategy of leveraging AVT's groundwork and local expertise,' the research house said. Kerjaya Prospek, through its wholly-owned subsidiary, Kerjaya Prospek Ventures Sdn Bhd, formed a JV with AVT, a subsidiary of Singapore-listed Aspen (Group) Holdings Ltd, to jointly develop two freehold land parcels measuring 4.5 acres in Tanjung Bungah, Penang. A special purpose vehicle, Tanjung Bungah Development Sdn Bhd (TBD), has been established to undertake the joint development, in which Kerjaya Prospek Ventures holds a 60% stake and AVT holds the remaining 40%. Additionally, the land carries a total consideration of RM117mil, comprising RM105mil in cash and RM12mil via in-kind property units. The planned development will include residences, serviced apartments and retail units, with the GDV to be confirmed later. AVT had paid RM53mil and incurred RM7mil in related predevelopment costs. TBD will reimburse AVT a total of RM60mil, of which RM4mil will be converted into AVT's share capital in TBD and RM56mil will be recognised as advances. TBD will also assume responsibility for the balance of the RM52mil cash payment through bank borrowings and/or internal resources. Completion of the transaction is expected by December 2025. Furthermore, TA Research noted these acquisitions are well supported by the group's solid balance sheet, underpinned by a robust net cash position of RM336.7mil. 'Based on previous management guidance, the group could comfortably leverage up to about RM700mil in financing facilities–translating to a manageable 0.3 times net gearing ratio, if fully drawn,' the research house said. TA Research maintained a 'buy' call on Kerjaya Prospek with an unchanged target price of RM2.97. RHB Research, which also maintained a 'buy' call on Kerjaya Prospek with a target price of RM2.80, said there are no changes to its earnings estimates pending further details (such as the GDV) and completion of the deal.

KUALA LUMPUR: MyNews Holdings Bhd is expected to see limited impact from the eight per cent Sales and Service Tax (SST) on leasing services, according to CIMB Securities Sdn Bhd. The research firm said MyNews had modelled a worst-case scenario in which all its outlets are affected by the tax, but at least one-third of its stores are likely to be exempt. These potential exemptions mostly involve high-street outlets, where landlords are expected to earn below the RM1 million annual rental income threshold for the SST to apply. Meanwhile, the mandatory two per cent Employees Provident Fund (EPF) contribution for foreign workers is expected to have a minimal impact on its overall operating costs. "We are slightly negative on the potential increase in costs resulting from the services tax on leasing and mandatory EPF contribution for foreign workers. "However, we make no changes to our financial year 2026 (FY26) to FY27 earnings forecasts as MyNews has indicated plans to mitigate the potential impact of these cost increases through various measures," the firm said. Amid the expanded SST, MyNews estimated that its FY26 operating cost would increase by RM4.6 million, about 18 per cent of CIMB Securities' current FY26 core net profit forecast. MyNews has 650 stores as at end-April 2025, comprising 487 MyNews stores, 148 CU outlets, 20 WHSmith stores and four Maru Coffee outlets. It aims to open 100 new stores by the end of the year, representing a 15.6 per cent increase from 640 stores as at end-2024. Most of the planned openings comprise MyNews and CU outlets, with 10 new openings expected for its Maru Kafe brand. CIMB Securities said MyNews has stepped up its store rollout in the third quarter, with a focus on high-traffic and public transit locations to boost footfall. "The continued expansion of its store network is also expected to enhance utilisation of its food processing centre, which is currently operating about 70 per cent, thereby supporting margin improvement. "Our forecast assumes a more conservative net addition of 50 net new stores in FY25, after factoring in planned store closures," the firm said.

KERJAYA Prospek Group Bhd has announced a series of strategic land acquisitions and a new joint venture (JV) project, strengthening its presence in both the Klang Valley and Penang property markets. The group, through its wholly owned subsidiary Senandung Raya Sdn Bhd, is acquiring three parcels of freehold land in Jalan Puchong, Kuala Lumpur. The acquisitions – made via three separate sale and purchase agreements – are valued at a combined RM112.8 million. The land parcels include a 3.9-acre tract from Sunrise Bright City Sdn Bhd for RM59.1 million, and two parcels measuring 1.7 and 1.8 acres respectively from Top Up Properties Sdn Bhd for a total of RM53.7 million. The sites are strategically located near the KESAS, Federal Highway and LDP, and are surrounded by mature neighbourhoods and key amenities. Kerjaya said the acquisitions will be financed via a mix of internal funds and bank borrowings, with completion expected by September 2025. In Penang, the group is venturing into a landmark mixed-use development in Tanjung Bungah through a JV with Aspen Vision Tanjung Sdn Bhd, a unit of Singapore-listed Aspen (Group) Holdings Ltd. A special purpose vehicle, Tanjung Bungah Development Sdn Bhd (TBD), has been set up to undertake the project. Kerjaya holds a 60% stake in TBD via Kerjaya Prospek Ventures Sdn Bhd, while Aspen Vision Tanjung holds the remaining 40%. The project will be developed on 4.5 acres of freehold land, with a total land consideration of RM117 million – comprising RM105 million in cash and RM12 million in in-kind property units. TBD will reimburse Aspen RM60 million (RM4 million via share capital and RM56 million as advances), while assuming the balance RM52 million via borrowings or internal funds. The project is expected to be completed by December 2025. 'These milestones reflect our continued focus on building long-term value for the group. We are highly selective about where we invest, and both Klang Valley and Penang are markets we know well. These two locations present compelling opportunities with steady demand and plenty of room for development potential,' Kerjaya CEO and ED Tee Eng Tiong said.
