Balwin Properties, a prominent developer known for its environmentally efficient and affordable apartment estates, has announced a remarkable rebound in property sales during the latter half of its financial year.
Following the commencement of a new interest rate cutting cycle, which has seen rates reduced by a total of 75 basis points since September 2024, the company reported substantial improvements in trading conditions.
In the six-month period leading up to February 28, the company recognised revenue from the sale of 1 109 apartments, a significant increase of 73% compared to just 640 units sold in the first half. Additionally, pre-sales surged, with 814 apartments being contracted for future financial periods, up from 520 the previous year.
Group CEO Steve Brookes attributed this increase to heightened buyer interest driven by the easing of interest rates.
'The year under review was a tale of two halves, with a strong recovery in profitability in the second six months of the year, supported by ongoing cost-saving initiatives and a strong performance from the Balwin Annuity,' Brookes commented.
Despite this positive trajectory, while the interest rate relief was a welcome development, it fell short of expectations, and further interest rate cuts were anticipated for the new financial year.
The company's monthly average gross sales rate surged by about 30% since the start of the interest rate cuts, positioning Balwin to expedite construction activities as market conditions improve.
Even amidst a challenging economic landscape, Balwin reported an 8% increase in taxed profit to R234 million, with group revenue standing at R2.2 billion—a 6% decline from the previous year, reflecting ongoing pressures in the residential property market.
The anticipation surrounding the Government of National Unity formed in June 2024 was overshadowed by political uncertainty, amplified by global economic volatility. Nevertheless, earnings per share experienced a modest increase, rising to 49.74 cents, while headline earnings per share slipped 4% to 45.95 cents.
To adapt to the challenging market conditions, Balwin implemented measures to align construction rates with sales, which included better cost engineering, ongoing marketing, and incentives, as well as strict control over operating costs, which remained steady at R351m. The company's gross margin did improve to 30% from 28%, buoyed by contributions from its annuity businesses.
Focusing on regional performance, Gauteng emerged as the largest contributor to revenue with 856 apartments recognised, while the Western Cape demonstrated strong demand, with 801 apartments contributing to the sales figures—an impressive 99% of market offerings in the area were recognised in revenue. Despite a subdued performance in KwaZulu-Natal due to planning delays, management expressed optimism for future improvement as progress is made on these challenges.
Balwin's directors expect further interest rate cuts will likely stimulate a gradual recovery in the residential property sector. The company is committed to maintaining operational and development cost containment strategies to bolster profit margins and maximise returns on invested capital.

Nigel Green, the CEO of global financial coal advisory giant deVere Group, said Bitcoin is on track to reach $125 000 in the coming days and predicts support from US President Donald Trump, sweeping regulatory moves in Washington, and accelerating institutional demand converge to drive the cryptocurrency's price to new highs. 'Bitcoin has blasted through $122 000, and all the indicators point to $125 000 in sight this week,' said Green. 'It's being powered by deep political backing, new regulatory clarity, and sustained institutional inflows. This is a powerful combination we haven't seen at this scale before.' Bitcoin's gains follow a flurry of developments in the US, including President Trump's public positioning as the 'crypto president' and a series of bills scheduled for debate in the House of Representatives this week. Among them, the Genius Act is expected to create a federal framework for stablecoins - one of the most significant regulatory steps the US has taken to date. 'This is not crypto on the fringe anymore,' said Green. 'This is front and center of US financial policy. Trump is championing it, lawmakers are acting on it, and Wall Street is all-in.' The renewed drive from Washington is turbocharging optimism in markets already buoyed by record-breaking inflows into US spot Bitcoin ETFs. Major players including BlackRock and Fidelity are continuing to scale up their exposure, sending a powerful signal to both retail and institutional investors. 'Wall Street has crossed the Rubicon,' Green further said. 'The capital is committed. The infrastructure is there. The political will is building. The market is responding exactly as we expected.' deVere has previously forecast Bitcoin reaching $150 000 within this cycle - a target the firm is now doubling down on. 'The trajectory to $150K is intact, but investors should expect a sharp move to $140K, then a healthy sell-off before we power higher,' said Green. 'Investments of this magnitude don't move in straight lines. They surge, cool, consolidate, then break out again. That's the phase we're entering.' Bitcoin's surge is also being echoed in related equities, with US-listed crypto miners and ETF-linked stocks substantial gains. Bitcoin's market cap now exceeds $2.3 trillion, reinforcing its grip on the $3.8trl global digital asset space. 'The scale of capital entering the space is rewriting the map,' Nigel Green adds. 'This isn't hype. This is asset reallocation on a global level.' deVere attributes the current rally not just to speculation, but to fundamental changes in the structure of the market. Recent moves by nation-states, institutional allocators, and regulators are helping to strip away the longstanding barriers to mainstream crypto adoption. 'Once the US locks in a formal framework, we expect others to follow. This is how the tipping point begins,' Green said. He further said, "The $125K milestone is within reach now, and when it comes, it will confirm what we've been saying: that Bitcoin is not only back, but can be expected to break through every ceiling put in front of it if the momentum continues.' Several key factors are driving the current rally. Large institutions, investment firms, and corporations continue accumulating Bitcoin through exchange-traded funds (ETFs) and direct purchases, creating sustained upward pressure. A significant $200 million short squeeze has also contributed to the price surge, forcing traders betting against Bitcoin to buy back their positions, amplifying the upward momentum. "The market dynamics we're seeing today are fundamentally different from previous cycles," explained De Wit. "Institutional participation has matured significantly, and we're seeing reduced selling pressure as fewer bitcoins remain on exchanges, indicating strong holder confidence." The half-a-billion rand upgrade of the K50 Garstfontein Road is seen as a key enabler for the Mooikloof Mega City development, a strategic integrated project led by the national government and Balwin Properties. With a total budget exceeding R517-million, the K50 project has reached 15% completion since construction began, and is progressing well, according to the Gauteng Department of Roads and Transport. The upgrade of one of Pretoria east's busiest roads is expected to unlock and integrate major economic nodes in the region. Spokesperson for the MEC of Roads and Transport Lesiba Mpya, said the conversion of Garstfontein Road into a double carriageway is critical to support the Mooikloof Mega City development. Mooikloof Mega City is located off Garstfontein Road and a few kilometres from the junction with De Ville Bois Mareuil Drive, where Woodlands Boulevard Mall is located. It is also not far from Solomon Mahlangu Drive, which gives access to the N4 and other main arterial routes. The development is set to become South Africa's largest sectional title housing development. 'As the development grows, it's essential that the supporting infrastructure keeps up with the demand,' Mpya said. 'These K50 upgrades are vital to accommodate the area's expected population growth and to promote economic activity.' He said the completion of the upgrades is set for July 20, 2027, and the project is aimed at enhancing mobility, improving traffic flow, and connecting key development areas across eastern Tshwane. As the Mega City development grows into the large sectional title housing project, upgrading surrounding infrastructure has become essential. The upgrades are essential to accommodate the area's growing population and support economic activity. The project is expected to enhance mobility, drive regional development, and connect key economic zones across the eastern parts of Tshwane. Mpya said so far (the end of April this year), R48.73-million has been spent on the project. 'Monthly progress and costs are being measured continuously. While the construction schedule remains intact, the project has faced a few challenges,' he said. He explained that the project had challenges related to the safe relocation of underground services, as well as temporary work stoppages caused by community members demanding subcontracting opportunities, and traffic congestion in the construction zone. He added that despite the presence of safety signage, traffic barriers, and a 40km/h speed limit, some motorists continue to speed, placing both workers and fellow drivers at risk. 'We urge drivers to respect the speed limit and exercise caution, especially in active construction zones,' Mpya said. He added that the upgrade of Garstfontein Road, which links Menlyn node to the Garsfontein and Woodlands development zones and connects with the N1 freeway, is critical for enhancing traffic flow and promoting economic activity. 'This stretch of road runs through several important suburbs including Ashlea Gardens, Menlyn, Newlands, Waterkloof Glen, Constantia Park, Garsfontein, and Moreleta Park, ending in Alphen Park.' He said the recent addition of a new interchange by Sanral between the N1 and Garstfontein Road has further increased traffic volumes, making the upgrade even more urgent. 'The Garsfontein upgrade aligns with the city's spatial Development Framework and Spatial Planning and Land Use Management Act directives to promote inclusive urban growth.' According to Mpya, the project is still well on track. 'The project officially commenced on November 28, 2024, with site handover to the contractor taking place on January 21. As of June 2025, the project has reached 15% completion and remains on track to meet its 30-month timeline, with a completion date set for July 2027. 'Since the start of the project, we've completed full site establishment and clearing,' he said. He added that relocating bulk services, including water lines, electricity cables, fibre, and sewage systems, is also ongoing. 'There's steady progress on the installation of stormwater drainage, box-cutting for the new lanes, and preparation of the roadbeds. In some sections, layer works have already started, and structural widening of the Constantia Spruit bridge is currently underway,' he explained. He said the construction period was optimised from the start and is currently on track. 'At this stage, there are no plans to fast-track any section as it would have cost implications,' he said. According to metro spokesperson Lindela Mashigo, the project is aligned with the provincial goal of delivering an efficient, integrated and sustainable road network. 'The upgrade will directly align with the province's vision of creating a modern, integrated, efficient and sustainable transport and road infrastructure system in Gauteng,' he said. Mashigo said the Garstfontein Road upgrade is not only a significant financial investment but also a crucial step toward future-proofing the metro's infrastructure, reducing congestion, and creating a more equitable city for all its residents. The National Financial Ombud Scheme South Africa (NFO) has emphasised the need for fairness from financial institutions after intervening in a case where a bank sold a home for just R10,000 due to a client's home loan arrears. The intervention of the NFO led to the bank writing off the client's home loan arrears of more than R233,000. The details of the matter are contained in the NFO's recently released 2024 annual report. Between 1 March 2024 and 31 December 2024, the NFO handled 35,855 complaints that was dealt with by its four divisions - Non-life and Life Insurance, Banking and Credit. According to the report, in a complaint handled by the Ombud's banking division, a complainant held a Home Loan account with a bank and the account was in arrears. The report explained that the bank exercised its rights in terms of the home loan agreement and proceeded with legal action to recover the full outstanding balance owing on the account. "Judgment was granted and the property was declared executable. There was no reserve price set by the court for the sale of the property. The bank proceeded to sell the property on auction for R10,000 and the complainant remained liable for a shortfall of R233,241.90 after the proceeds of the sale had been credited to the account." The outstanding balance on the home loan account at the time of the sale was R234,541.06. In addition, outstanding rates and taxes on the property amounted to R335,575.12 at the time of the sale. However, the NFO said it was of the view that despite these costs, there was still sufficient value in the property, and that a higher selling price could have been achieved by the bank to ensure that the full outstanding balance on the account was settled. The report said: "Whilst the NFO remained cognisant that the court did not set a reserve price and therefore the bank was not in contravention of any court order, the office exercised our equity jurisdiction and remained firm in its view that it could never be considered fair nor reasonable of a bank to sell someone's home for R10,000 when it has a market value of R590,000.00." The NFO therefore recommended that the bank write off the full shortfall amount. "The bank accepted the recommendation, and the full shortfall of R233,241.90 was written off," the report said.
