
CLMT's RM250mil fundraise to reduce gearing
PETALING JAYA: Capitaland Malaysia Trust 's (CLMT) proposed private placement to raise up to RM250mil is being viewed positively as a successful placement will enable the real estate investment trust (REIT) to reduce net gearing that has climbed due to borrowings to acquire industrial assets.
Maybank Investment Bank Research, which has maintained a 'buy' recommendation on the stock and raised the target price to 76 sen from 75 sen, projects the REIT's net gearing to be reduced to 39.6% post-placement from 44.1% in the first quarter ended March 31, 2025 (1Q25) based on existing borrowings for the industrial asset acquisitions.
'We are positive on this exercise as it enhances CLMT's balance sheet strength and provides additional headroom for future yield-accretive acquisitions,' the research house said, as proceeds from the placement would be used to partly refinance borrowings of RM400mil of completed and pending logistics as well as industrial assets.
It added that these acquisitions would be expected to contribute RM20mil in gross rental income annually or around 4% of the financial year ending Dec 31, 2026 (FY26) revenue.
'Post-acquisition, CLMT's industrial and logistics exposure will rise from 2.8% to 7.9% of assets under management, which is expected to contribute around 9% of FY26 net property income,' it said.
'We expect its retail assets to remain resilient with mid-to-high single-digit range rental reversion and steady occupancy for its ex-Klang Valley malls.
'Despite short-term dilution, longer-term earnings visibility, diversification and improved gearing, support our positive view,' it added.
TA Research said the placement would support the REIT's continued diversification into logistics and industrial assets in which more stable and recurring income can be expected.
'We are positive on CLMT's proposed placement, which reflects a proactive and forward-looking approach to strengthening its capital base while preserving balance sheet flexibility,' the research house said.
It has reiterated a 'buy' call on the stock with an unchanged target price of 82 sen.
It pointed out that while there would be some near-term dilution to earnings per unit, the longer-term benefits from improved gearing, enhanced portfolio mix and rising rental contributions from logistics assets outweigh the short-term impact.

REITs shine as defensive assets in uncertain times
PETALING JAYA: Hong Leong Investment Bank Research (HLIB Research) has turned bullish on local real estate investment trusts (REITs), upgrading the sector to 'overweight' from 'neutral', driven by their strong relative performance and attractive valuations. Naming Sunway-REIT and Axis-REIT as its top picks with target prices of RM2.31 and RM2.18, respectively, the research house reported that in the first half of this financial year (1H25), REITs outpaced the broader market, with the KL-REIT Index rising 3.7%, while the FBM KLCI fell 6.6%, reflecting investor preference for defensive assets. In a note to clients yesterday, HLIB Research said: 'REITs notably outperformed, owing to their defensive appeal amid persistent external uncertainty, including US political risk and Middle East tensions.' It said one of the biggest tailwinds for REITs is the easing of the 10-year Malaysian Government Securities (MGS) yield, which dipped below 3.5% from 3.8% in January, following strong foreign inflows and a 25 basis point cut to the overnight policy rate on July 9. 'This further widens yield spreads and enhances the risk-reward profile for REITs,' HLIB Research said. As a result, the research house adjusted its 10-year MGS assumption from 4% to 3.7%, acknowledging a 'prudent buffer' to account for global rate differentials. Looking at specific segments, it said retail REITs continue to show resilience despite new supply pressure, with retail space in the Klang Valley rising to 70.9 million square feet in the second half of financial year 2024 (2H24) and an additional 3.6% increase expected this year. While this increase could strain tenant performance, the research house remained confident about malls with strong fundamentals, citing Pavilion Kuala Lumpur, Sunway Pyramid and Suria KLCC as malls that have maintained above 90% occupancy over the past five years. 'Malls with strong catchment areas and premium positioning will remain resilient,' it added. The research house said retail trade grew 6.8% year-on-year from January to April this year, lifted by the minimum-wage hike in February, although it added it was expecting some moderation in 2H25 due to inflationary pressures. HLIB Research said the the hospitality segment experienced a soft 1Q25 – with Sunway-REIT and KLCC's Mandarin Oriental seeing occupancy drops to 55% and 54%, respectively. However, the research house said it was nonetheless anticipating a strong rebound. 'We expect the hospitality segment to recover in 2H25, driven by the year-end holiday season and rising international tourist arrivals,' the research house said, adding that this would be supported by the Visit Malaysia 2026 campaign and a mutual visa exemption arrangement with China. The research house said that Chinese tourists have become a key growth segment, accounting for 13% of arrivals and 20% of tourist receipts last year, surpassing pre-lockdown levels, adding that their spending is also rising. HLIB Research said Chinese tourists tend to have longer vacations and are bigger spenders as well at an average of RM953 per day, compared with the average of RM770 per day for a non-Chinese tourist. Meanwhile, it reported that Klang Valley's office space expanded to 118.3 million square feet in 2H24, but growth moderated to 0.7% last year, down from a 2.1% four-year average, which suggests a stabilising trend. HLIB Research said it sees opportunities in Malaysia's push into 'high-tech and high-value sectors', which could boost demand for space to conduct research and development and house regional operations. Among office-focused REITs, the research house favours IGB Commercial-REIT, citing its strategically located assets – particularly in Mid Valley City, supported by strong transport links and adjacent retail offerings. HLIB Research also pointed to a rising trend in REIT diversification, noting that Pavilion-REIT is exploring hotel acquisitions; Sentral-REIT is adding retail assets; and Hektar-REIT is investing in industrial and solar assets. 'We favour this diversification strategy,' the research house said, highlighting Sunway-REIT's 35% exposure to non-retail and Axis-REIT's 20% in non-industrial assets. It said the expanded Sales and Service Tax, which includes a rate of 8% on leasing and rental income above RM1mil, is expected to have minimal immediate impact on the sector. 'The additional costs are expected to be passed through to tenants,' HLIB Research said, though it cautioned this could pressure future rental revisions.

Distributive trade sales likely to grow
TA Research maintained a positive outlook on consumer activity. PETALING JAYA: The economy is expected to remain underpinned by resilient private consumption in the second half of 2025, despite a moderation in distributive trade momentum and global uncertainties, according to analysts. While growth in the distributive trade index (DTI) softened slightly in May, economists projected that favourable labour conditions, targeted policy measures and a recent interest rate cut would continue to support household spending and cushion downside risks to gross domestic product (GDP) growth. Malaysia's DTI expanded by 4.1% year-on-year (y-o-y) in May 2025 to 163.3 points, easing from April's 4.3% y-o-y growth. Distributive trade sales rose 4.4% y-o-y, also moderating from 4.7% in the preceding month. TA Research noted that the April-May DTI average of 4.2% y-o-y represented a marginal moderation from 4.3% y-o-y in the first quarter (1Q), suggesting 'a normalisation in spending patterns following steady momentum'. Nonetheless, the research house maintained a positive outlook on consumer activity, stating: 'We maintain the view that private consumption will remain resilient, underpinned by a favourable labour market, steady income gains and benign inflationary pressures, all of which support household purchasing power.' It added that Malaysia's Asean Chairmanship in 2025 could provide an additional uplift through heightened international engagements. 'These activities could spur urban consumption, particularly within the hospitality, transport and retail sectors, creating a positive spillover effect on domestic demand,' it said. TA Research forecasts private consumption expenditure (PCE) to grow by 4.7% y-o-y in 2Q25, slightly below the 5% y-o-y registered in 1Q25, due to a high base. Consequently, it expects GDP growth to moderate to 4% y-o-y in 2Q25 from 4.4% y-o-y in 1Q25. The recent 25-basis-point (bps) cut in the overnight policy rate (OPR) to 2.75% is expected to provide further stimulus. TA Research said: 'The recent 25-bps cut in the OPR is expected to reduce borrowing costs for households and businesses, making loans like mortgages, hire purchase and personal financing more affordable.' It cited a historical precedent, stating that a similar cut in 2016 had lifted GDP and PCE modestly in the subsequent quarter. BIMB Research, meanwhile, revised its 2025 distributive trade sales growth forecast downward from 6% to 5.2%, citing lacklustre motor vehicle sales. Nonetheless, the firm remained upbeat on the wholesale and retail trade segments, maintaining growth projections of 5% and 6.6%, respectively.

Malaysia to be focus of DayOne's plans
ISKANDAR PUTERI: Global data centre operator DayOne is deepening its long-term commitment to Malaysia by positioning the country as a key hub in the regional digital supply chain, with major investments centred on Johor. DayOne Data Centers Malaysia Sdn Bhd general manager Jimmy Yan said the company is currently developing two hyperscale campuses in Nusajaya Tech Park and Kempas Tech Park, each covering hundreds of acres and targeting a combined capacity of up to 500 megawatts. 'Our goal is not just to build data centres, but to embed ourselves in Malaysia's digital economy by localising our supply chain, developing skilled local talent, and building long-term partnerships with both federal and state governments,' Yan said.
