PropTrack: Melb six months from record prices
PropTrack figures released today show the city's fifth straight month of home price growth added almost $8000 (0.87 per cent) to the city's $902,000 typical house value across the past 31 days.
Senior economist Eleanor Creagh said the past month was Melbourne's biggest single month of growth for house prices since 2021.

On its current trajectory of 1.6 per cent a quarter, Ms Creagh said the city would achieve a 6.7 per cent resurgence over the next 12 months — enough to smash through its previous median price record in about six months' time.
'Melbourne has been underperforming for much of the past five years, and it's now one of the more affordable capitals,' Ms Creagh said.
'But with interest rates falling, seeing renewed competition and improving buyer sentiment, it's all proving to be the catalyst to reversing the relative weakness that we have seen in Melbourne.'
However, the economist noted it was not guaranteed that the city would maintain its current high rate of growth and a 4-5 per cent uplift was more likely for the coming 12 months.
This would delay the return to peak prices until next year.
Real Estate Buyers' Agents Association of Australia Victorian representative Matthew Scafidi said the end of Melbourne's buyers market was 'right now', and he believed growth would continue at higher rates in the months ahead.
'There's no more buyer's market, it has swung back in favour of vendors,' Mr Scafidi said.
'Melbourne is back in a big way.'
The Abode Advocacy Group buyer's agent said that about two weeks ago a switch had been flicked, with auctions more competitive, more homebuyers at inspections and he was now advising owners planning to sell to buy first – then list their home, as the market would likely give them a boost.
'And when the Reserve Bank meets next, we might get another drop in interest rates — if we do, it will be on like Donkey Kong,' Mr Scafidi said.
Melbourne's median unit price also gained ground in May, rising almost $2000 (0.31 per cent) to $588,000.
On current trends, both houses and units are as little as a month away from recording their first 12 month growth cycle since 2023.
Across regional Victoria the median house price rose 0.18 per cent to $602,000, while the typical unit outside of the metropolitan area now costs $414,000 after a 0.17 per cent rise in May.
Much of the wider growth was a result of more significant increases in areas around the Hume region, up 4.56 per cent in the past year to $564,000, the Bendigo area, where the median rose 2.45 per cent to $587,000, and Warrnambool and surrounds, which gained 2.39 per cent to reach $521,000.
Melbourne's top performing areas were the city's south east, where values rose 1.5 per cent in the past year to $787,000, and the north east where they gained 0.96 per cent and the typical home now costs $721,000.

Locavores: IGA owner's local produce initiative
A fresh food movement is currently sweeping Aussie supermarkets with its founder focused on sharing the homegrown message with shoppers. Locavore's is a fresh produce initiative aimed at 'shortening the distance between plate and paddock' by giving local producers shelf space in nearby supermarkets. It was founded by Roz White, who owns six IGAs across Queensland's Sunshine Coast and wanted to use her reach to support the local industries. 'We've been practising locavorism for many decades, which basically means we're just buying local products and produce from a local region,' she told NewsWire. Ms White came across the 'locavore' term on Wikipedia and created a program around it to 'showcase all of our fabulous, talented, diverse, unique, beautiful, bespoke, handcrafted products from within a 200km radius'. 'We bring all those products and the producers into our stores through the locavore program and their products are identified in store with a tractor emblem, which is the locavore little tractor. 'It's got whites on it and 'supporting local producers,' 'join the locavores'. That helps our customers to identify local products, where the origins of the fresh food comes from and the story behind it.' Ms White said after seeing first hand the work that goes into making our produce she wanted to celebrate the families who were responsible for it. 'I grew up on the land. I'm a farm girl, farmer's daughter, a primary producer's daughter. I grew up on a farm with cattle and agriculture,' she said. 'I just have a great respect for food and where our food comes from. Seeing first-hand the hard work, that goes into producing it and the blood, sweat, and tears, the highs and lows and the droughts and the good times and bad times. 'That had a big influence on being able to recognise (local work), bringing it into the store and celebrating the families who create our food that we enjoy.' Ms White has been running the initiative for 13 years, with some local suppliers going on to become multimillion-dollar brands after getting their start in Roz's stores. However, not content to rest on her laurels Ms White has set the ambitious new goal of growing the number of local suppliers to 200 by the end of the year. 'It's important to a lot of people. There are conscious and mindful shoppers and this is for the conscious and mindful shopper, but it's also about inspiring and igniting interest and engagement of other people that's sort of bringing them in because people do really care about where their food comes from and people care about our planet,' she said. 'If they can enjoy something that is quality freshness, that is good for the planet and good for the community, I am finding that there are more and more and more people that want to be a part of that.' The renowned Mooloolaba prawns are among personal favourites, however, Ms White says just because it's local doesn't mean it'll be any more expensive than supermarket standards. 'There's so much here to enjoy. It's particularly the fresh produce, the lettuce, tomatoes, mushrooms, eggs, pineapples, strawberries, avocados, it's truly endless. I can walk in and I go, 'yep, that's local, local, local'. I don't even need a sign because I know where it all comes from,' she said. 'Don't be hoodwinked into thinking that you can just walk into a store and get a product that's cheap just because that's what they're known for. 'Think about the taste, think about the quality and freshness of that product that's going to last longer in your fridge and think about the enjoyment of being able to nourish your family and nourish another family at the same time when you're having that.'

'Perfect storm' points to US recession and RBA interest rate cut
Global financial markets have responded swiftly to much-worse-than-expected US economic data. Total non-farm payroll employment rose by 73,000 in July, which was well below expectations of over 100,000 jobs. However, combined with "shocking" revisions to employment data from May and June, there were 258,000 fewer jobs than previously expected. The weak data followed another round of changes to reciprocal tariffs. US President Donald Trump signed an executive order on Friday, Australian time, that adjusted so-called reciprocal tariffs on many countries, with new levies ranging from 10 per cent to 41 per cent. Mr Trump told NBC News in a phone interview that he was open to more compelling offers, but it was "too late" for some nations to avoid duties as of next week. "It was a perfect storm," Marcus Today senior portfolio manager Henry Jennings said. "Weak revisions weighed more than the actual [July data]. "[The employment data for July] could have been explained away." Analysts said there was head-scratching among financial market participants around how the employment data for May and June could have been so inaccurate. Mr Trump responded by sacking Bureau of Labor Statistics commissioner Erika McEntarfer. "Trump blames the messenger, but uncertainty and tariffs are the real cause," Mr Jennings said. "[There has been] too much complacency [in financial markets] and reliance on technology [stocks] which is not the real world or economy. "Chickens coming home to do their thing." Wall Street's benchmark index, the S&P 500, closed down 101 points, or 1.6 per cent. France's CAC fell close to 3 per cent, while Germany's DAX fell 639 points, or 2.7 per cent. Investors sold equities or shares and bought US government bonds, sending their yields sharply down. Bond yields move inversely to their prices. The 10-Year US Treasury bond fell 0.15 per cent to 4.225 per cent. "Bond markets had their biggest one-day drop in yields after a very soft jobs number and big downward revisions to prior months," Jamieson Coote Bond's James Wilson said. "Bond markets are pricing in further economic slowdown and questioning whether the Federal Reserve will now need to cut more aggressively or put the US into recession." FNArena finance commentator, Danielle Ecuyer, said the news of tariffs and disappointing US economic data hit global stock markets that had been flirting with record highs. "US markets went into Friday's disappointing job report at record levels," she said. "When combined with higher than expected global tariffs, including on major trading partners like Canada, and a poor earnings outlook from tech giant Amazon, it was enough for profit taking and sellers to move in. "August is a typically weak and volatile month for equity markets as the northern hemisphere goes on holiday. Wilson Asset Management owner Geoff Wilson told the ABC that global financial markets were now pricing in a serious downturn for the US economy. "Markets are reacting to noise in the data as if a hidden recession has emerged, while the core indicators still align with a resilient economy." He said the latest US jobs report supports the case for an interest rate cut from the Federal Reserve at its next meeting. But that would be a mistake, he argued, if the disappointing jobs data was not reflective of the health of the US economy. "If the Federal Reserve cuts [interest rates] now, it risks undermining its credibility," Mr Wilson said. Mr Trump said on early Saturday morning, Australian time, that the Federal Reserve Board should "… assume control and do what everyone knows has to be done." He later wrote on social media, "Jerome 'Too Late' Powell, a stubborn moron, must substantially lower interest rates, now." Australia's Reserve Bank has previously said it was watching US economic developments, and the interactions between Jerome Powell and Donald Trump, closely. "I can't speak to what goes through Mr Trump's mind," RBA governor Michele Bullock told journalists at the bank's July press conference. "I'm not sure anyone can. "Obviously, I think as we all know, Jay Powell's term is coming to an end. "It's going to be interesting to see what happens from here. "But I would say that generally, the general principle around the world of central bank independence still remains a very firm guiding light," she said. For Australians, overnight developments could be positive. The news saw the Australian dollar climb over 1 per cent to near 65 US cents, which would be welcomed by travellers. It has since edged back slightly. As for mortgage borrowers, analysts say a US recession would force the Federal Reserve to slash borrowing costs. Based on movement in Australian money markets overnight, there could be similar downward pressure on local interest rates. Australia's 3-Year Bond plummeted overnight, down 0.118 points to 3.331. "[The RBA] may be thinking about cutting interest rates by 0.5 percentage points at its next meeting," Mr Wilson told the ABC.
