Your home's interior paint colors could boost its sale price by this much, Zillow says

Home sellers hoping to get the highest price for their listing should pay particular attention to room paint colors, among other aesthetic considerations that can drum up interest among buyers.
Why? Color selection can boost a home's sale price by almost $2,600, according to a new report from real estate marketplace Zillow. The hottest kitchen color right now is olive green, according to the survey of thousands of homebuyers. Various shades of muted green in a home's kitchen — its hearth — can generate more buyer interest, Zillow found.
House hunters are even willing to pay up to about $1,600 more for a kitchen with cabinets in the elegant green tone, according to Zillow's analysis.
"Olive green is a timeless, grounding color that evokes a sense of calm and sophistication," Sue Wadden, Sherwin-Williams director of color marketing, said in a statement. Sherwin-Williams paint shades in the earthy color family include "Ripe Olive," "Secret Garden" and "Succulent."

Sellers seeking top dollar for homes they're looking to off-load would also do well to set aside their own aesthetic preferences in the most personal of rooms — the bedroom.
Classic navy walls are most desired by buyers, who are willing to pay an estimated $1,815 more for a home that features navy blue in the bedroom, according to Zillow's research.
"Navy blue is a classic that adds depth and elegance," Wadden said. "It works well in both traditional and modern spaces and can act as a neutral when styled correctly."
Staging a home by removing one's personal belongings, and bringing in a pro to help viewers imagine a residence's potential, can boost sale prices and reduce the amount of time a listing sits on the market, benefitting sellers, research from the National Association of Realtors shows.
Zillow also found that buyers tend to prefer dark gray living rooms, versus lighter colors. A dark neutral color can boost a buyer's offer by about $2,600, according to the analysis.
Bright, playful colors, by contrast, might draw attention but tend to turn off buyers. A lemon yellow kitchen or scarlet red bedroom, for example, can shave a home's sale price by thousands, according to the study.

However, because you're paying off the same amount in half the time, your monthly payments will be higher than if you choose a 30-year term. Dig deeper: 15-year vs. 30-year mortgages Adjustable-rate mortgages lock in your rate for a predetermined amount of time, then change it periodically. For example, with a 5/1 ARM, your rate stays the same for the first five years and then goes up or down once per year for the remaining 25 years. The main advantage is that the introductory rate is usually lower than what you'll get with a 30-year fixed rate, so your monthly payments will be lower. (Current average rates don't necessarily reflect this, though — in some cases, fixed rates are actually lower. Talk to your lender before deciding between a fixed or adjustable rate.) With an ARM, you have no idea what mortgage rates will be like once the intro-rate period ends, so you risk your rate increasing later. This could ultimately end up costing more, and your monthly payments are unpredictable from year to year. But if you plan to move before the intro-rate period is over, you could reap the benefits of a low rate without risking a rate increase down the road. Home prices aren't spiking like they were during the height of the COVID-19 pandemic. So, if you want or need to buy a house soon, you should feel pretty good about the current housing market. Experts don't think rates will plummet in 2025, so you might not want to base your decision on whether to buy strictly on interest rates. Recent news that home price gains are slowing, with predictions that house values may actually ease lower this year, can be part of your home buying decision. The best time to buy is typically whenever it makes sense for your stage of life. According to Zillow, the national average 30-year mortgage rate is 6.53% right now. But keep in mind that averages can vary depending on where you live. For example, if you're buying in a city with a high cost of living, rates could be higher. Overall, mortgage rates are expected to tick down slightly in 2025. There may be days (like today) when rates go down more significantly, but they won't necessarily stay lower when this happens. The top ten coldest housing markets in the United States, where buyers have more power, are all in the South, according to the latest Zillow's Market Heat Index, while the hottest ones, where sellers have more power, are clustered in the Northeast. The figures highlight how an incoming reversal of the dynamics that have dominated the U.S. housing market for over a decade is already well underway in those parts of the country that have seen the biggest surges in inventory and have been the most overheated during the pandemic. Zillow's Market Heat Index measures competitiveness across 250 major metropolitan areas nationwide, based on the balance between for-sale supply and demand. This assessment considers user engagement on Zillow's active home listings, the share of listings with price cuts, and the share of for-sale listings that go pending within 21 days. Based on this factors, it then gives a score of 70 or above for a metro identified as a "strong sellers market;" a score from 55 to 69 for a "sellers market;" a score from 44 to 55 for a "neutral market;" a score from 28 to 44 for a "buyers market"; and a score of 27 or below for a "strong buyers market." In May, according to the latest index released earlier this month, the best market in the country for aspiring homeowners was Macon, Georgia, last month, which Zillow researchers identified as a "strong buyers market" with a score of 23. It was followed by Jackson, Tennessee (24); Brownsville, Texas (27); Gulfport, Mississippi (27); Naples, Florida (27); Longview, Texas (27); Daphne, Alabma (29); Punta Gorda, Florida (29); Beaumont, Texas (30); and Cape Coral, Florida (31). This list includes markets that became red-hot during the pandemic homebuying frenzy due to their affordability and are now experiencing a more dramatic correction than the rest of the country, as rising costs-including prices, mortgage rates, property taxes, and home insurance premiums-have dampened demand. Florida and Texas, which feature prominently in this list, are also facing higher levels of inventory than the rest of the country, having started more building projects than any other state over the past few years. The hottest markets in the country-where sellers still have the upper hand over buyers-are concentrated in the Northeast, with major metros in New York claiming as many as four spots on Zillow's top ten. Rochester, New York, was the hottest market in the country with a score of 145, followed by Buffalo, New York (110), Syracuse, New York (100), Charleston, West Virginia (99), Albany, New York (97), Hartford, Connecticut (89), Lansing, Michigan (85), Anchorage, Alaska (83), Springfield, Massachusetts (82) and Manchester, New Hampshire (81). All of these metros are located in parts of the country where the inventory shortage that has plagued the country since the Great Recession remains acute, more so than in the South and the West.
