KLCCP Stapled Group expects rental rates for its office assets to rise this year

KUALA LUMPUR: KLCCP Stapled Group – an integrated structure comprising KLCC Property Holdings Bhd (property development and management) and KLCC Real Estate Investment Trust (rental income generation) – expects rental rates for its office segment to rise this year, supported by ongoing asset rejuvenation and modernisation efforts.
CEO Datuk Mohd Salem Kailany said its rental reversion continues to trend upwards despite rising costs and broader global economic uncertainties.
'How we build our value proposition is by rejuvenating and refurbishing our assets to be more modern and market-ready. We are positioning our properties on a higher pedestal compared to the market, and therefore we are able to command higher rents corresponding to the improvements we have made,' he said in a press conference after the group's annual general meeting today.
Mohd Salem said the group's capital deployment this year will focus primarily on asset rejuvenation and refurbishment that are part of its normal budget cycle rather than new capital expenditures.
'This is where we will continue to focus. What you see is a defensive stock, stable and delivering high-yielding dividends. The essence of the company will be preserved. Given the trust placed in us, I believe we are on the right path, and we will continue doing things the way they are.'
He added that shareholders observed the group has good tenants and stable companies. 'The tenancy arrangements for the office segment are largely based on triple net lease structures and long-term leases. Some of those upgrading costs will be borne by the tenants.'
Apart from that, Mohd Salem said, retail asset upgrades are ongoing, with escalator replacements completed and toilet refurbishments under way.
Chairman Datuk Annies Md Ariff said the group continues to maintain the strong quality of its assets, with its office segment operating at 100% occupancy. 'We have strong quality assets. We need to do something to always maintain its strong quality.'
As for retail, he said the occupancy rate is 99%, while driving higher customer engagement and footfall of over 50 million visitors. 'All in all, we are positive about our outlook moving forward. At the same time, we remain focused on safeguarding and strengthening the assets we already have.'
The group achieved sterling results in the financial year ended Dec 31, 2024 with record-breaking revenue, profit, and dividend since its listing.
Revenue saw a 5.7% year-on-year increase, hitting RM1.7 billion, while profit before tax rose to RM1.2 billion.
In line with this performance, the group declared its highest-ever dividend payout of 44.50 sen per stapled security, a 9.9% increase from 2023.
Mohd Salem commented that during the year the group deployed the right strategies, elevated the customer experience, and ensured assets remained in pristine condition, driving the strength in its properties and business growth.

For the financial year ended March 31, 2025, Paragon Globe achieved a net profit of RM105.6 million, reversing the previous year's net loss of RM1.2 million. Revenue surged to RM306.3 million from RM51 million the year before, primarily driven by strategic land disposals and robust industrial property sales. Paragon Globe executive chairman Datuk Seri Edwin Tan Pei Seng said the strong performance was largely attributable to a RM337.3 million disposal of 67.6 acres of industrial land at Desa Cemerlang to Bridge Data Centres. 'Apart from strategic land sales, we experienced high demand for industrial developments at Pekan Nenas, significantly contributing to our earnings,' he added. 'Looking ahead, our growth will be underpinned by residential launches such as Calia Residences and The Iconic at Stulang Laut, along with continued industrial projects.' Paragon Globe recently opened its flagship RM10 million PGB Experience Gallery in Johor Bahru, aimed at enhancing customer engagement and centralising sales activities across its diverse project portfolio. Tan highlighted the strategic advantage of Paragon Globe's industrial projects – Desa 27 and Desa 100 – which are ideally located to leverage the Johor-Singapore Special Economic Zone (JS-SEZ). These projects have attracted prominent multinational tenants, including Hunter Amenities International and Meiban Technologies. Despite global economic uncertainties, Tan expressed optimism about Johor's property sector, buoyed by initiatives such as the JS-SEZ and the Johor-Singapore Rapid Transit System Link. 'PGB remains committed to resilience, diversification, and sustainability, positioning ourselves to adapt swiftly and effectively to market changes,' Tan said. On shareholder returns, he said the company was actively reviewing its capital allocation strategy, including the possible introduction of a structured dividend policy, balancing prudent reinvestments with shareholder rewards. 'Despite global economic uncertainties, we remain optimistic about Johor's property market outlook, driven by sustained regional growth initiatives. KUALA LUMPUR: Avaland Bhd has signed an agreement to acquire nine parcels of freehold development land along Jalan Putra, Kuala Lumpur, for a total of RM148.8 million. The company plans to undertake a mixed-use commercial development on the site, with an estimated gross development value (GDV) of about RM900 million, subject to regulatory approvals. The acquisition follows Avaland's recent land purchase in Section 13, Petaling Jaya. Combined, the two proposed developments are expected to deliver a GDV exceeding RM1.2 billion. "The projects are expected to contribute meaningfully to the next phase of the group's earnings growth," it said in a statement. The latest land deal will be financed through a combination of internally generated funds and bank borrowings. Chief executive officer Apollo Bello Tanco said the acquisition aligns with the group's long-term strategic objective to strengthen and expand its footprint within the Klang Valley. "It will enhance our presence in Kuala Lumpur by complementing existing developments in Seputeh and Taman Desa, while providing an opportunity to introduce investment-focused product offerings in a prime urban location. "Moreover, the acquisition will reinforce the group's brand positioning as a high-quality property developer in the Klang Valley," he said. Batu Pahat police chief ACP Shahrulanuar Mushaddat Abdullah Sani said the 67-year-old man first came across the investment advertisement on social media in December last year (2024). Drawn by the advertisement, the retiree contacted an individual through WhatsApp to obtain more information. "The victim was promised a 50 per cent return from the investment within three months. Believing the offer, the victim made several investments between April and July this year. "In addition to transferring RM1.7 million to several accounts as instructed by the suspect, the victim also downloaded an application and registered an account to monitor the investment,' he said in a statement today. Shahrulanuar Mushaddat said that according to the victim, the investment account showed a profit of RM2 million. However, when he attempted to withdraw the money, the victim was told to make additional payments, which he refused to do. "At the time the report was filed yesterday, the victim had not received any returns.
