Singapore electricity, gas prices to decrease from July to Sept due to lower energy and fuel costs
SINGAPORE - Households here can look forward to smaller electricity and gas bills from July to September due to lower energy and fuel costs.
Electricity bills will decrease by 65 cents per kilowatt-hour (kWh), while gas prices will fall by 44 cents per kWh, before goods and service tax.
This comes after grid operator SP Group announced on June 30 a 2.3 per cent drop in electricity tariffs for households from the previous quarter.
An average 4-room HDB household may see a $ 2.36 drop in its monthly electricity bill before GST, for example.
City Gas, the producer and retailer of piped gas, said in a separate statement on the same day that the gas tariff will drop from 22.72 cents per kWh to 22.28 cents per kWh due to lower fuel costs compared with the previous quarter.
SP Group and City Energy review the electricity and gas tariffs every quarter based on guidelines set by the electricity and gas industry regulator, Energy Market Authority.
The energy component of the electricity tariff for each quarter is set using the average natural gas prices in the first two and a half months in the preceding quarter.
The fuel cost component of the gas tariff for each quarter is set using the average fuel prices in the first two and a half months in the preceding quarter.
The electricity and gas tariffs may fluctuate quarter to quarter due to volatile global fuel prices driven by geopolitical factors such as the ongoing conflicts in the Middle East.

The joint statement by the group's finance ministers marks the first time the Brics countries have agreed on a unified position on the proposed reforms. They agreed to back the shared proposal at an IMF review meeting coming up in December, which will discuss changes to a quota system that defines contributions and voting rights. 'Quota realignment should reflect members' relative positions in the global economy, while protecting the quota shares of the poorest members,' the ministers wrote in their statement after meetings in Rio de Janeiro, adding that the new formula should increase quotas for developing countries. The ministerial meetings came ahead of a leaders summit in Rio for the bloc that expanded last year beyond Brazil, Russia, India, China and South Africa to include Egypt, Ethiopia, Indonesia, Iran, Saudi Arabia and the United Arab Emirates. That has added diplomatic clout to the group, which aims to speak for developing nations in the Global South, urging reforms of institutions long dominated by traditional Western powers. [SINGAPORE] The first batch of Housing & Development Board (HDB) Build-To-Order (BTO) flats in the new Sembawang North neighbourhood will be launched in July this year. The development, Sembawang Beacon, will comprise 775 flats ranging from two-room flexi to five-room as well as 3Gen flats. The project will have a waiting time of about three years, said HDB in a statement on Sunday (Jul 6). The flats form part of about 5,500 BTO units to be offered in the upcoming BTO sales exercise. Other projects to be offered include those in Bukit Merah, Bukit Panjang, Clementi, Tampines, Toa Payoh and Woodlands. The new project is located near amenities and public transport nodes, including a neighbourhood park, Sembawang MRT station and the Sembawang Mart, which houses a supermarket, food court and retail shops. HDB is also planning new amenities in the area, such as a neighbourhood centre, a one-hectare park with playgrounds and fitness stations, as well as an extensive network of cycling paths and walkways. Analysts expect healthy demand for the project. Lee Sze Teck, senior director of data analytics at Huttons Asia, noted: 'It has been five years since the last BTO launch in Sembawang. This BTO is less than 10 minutes' walk from Sembawang MRT station, and there are several primary schools nearby.' Sign Up Sign Up He estimated that the application rate for a four-room flat could range between three and four times, with prices potentially starting from S$300,000 – possibly making Sembawang Beacon the 'most affordable project' in the July BTO exercise. However, compared to the last BTO project in the area, Sembawang Beacon is located further away from key amenities, which may affect its 'overall appeal', said Eugene Lim, key executive officer at ERA Singapore. The last BTO project, Sun Sails, was launched in November 2020 and drew reasonable subscription rates among first-timers, at three times for three-roomers, 3.7 times for four-roomers, and 4.6 times for five-room flats, he noted. Still, looking beyond location, Lim said Sembawang Beacon could see 'reasonable interest', given its affordable price point and shorter construction timeline. 'Taking cue from the last BTO launch, we expect the five-room flats to see stronger demand compared to other flat types.' Both Lim and Lee expect the project to be classified as Standard flats, given its distance from the city centre and the MRT station. The agency noted that the design of Sembawang Beacon was inspired by the area's maritime identity and colonial architecture. For instance, the residential blocks and drop-off porches feature white facades outlined by bold black frames, drawing inspiration from the nearby black-and-white bungalows. Spanning 53 hectares, the new Sembawang North housing estate is expected to yield close to 10,000 new homes, comprising about 8,000 BTO flats and 2,000 private housing units. It is located not far from Sembawang Shipyard, which was previously a British naval base, and in its vicinity is a cluster of black-and-white bungalows, currently managed by the Singapore Land Authority. A portion of the land parcel, along Admiralty Road West, is currently occupied by foreign workers dormitories, operated by dormitory management company Vobis Enterprise. The new Sembawang North housing estate was first announced in October 2024. HDB said: 'When fully developed, homes in Sembawang North will be well-served by a comprehensive range of amenities, green spaces and public transport.' Minister for National Development Chee Hong Tat said in a social media post that HDB and NParks are working with other agencies to 'ensure that residents can enjoy convenient access to various amenities, lush green spaces, and well-connected public transport nodes'. Separately, a nearby executive condominium site along Sembawang Road was launched for tender in May 2025 under the government land sales programme. The site, which can yield about 265 homes, is expected to garner strong interest from developers, given the lack of supply of executive condo units in the north. The tender closes on Sep 11.

SINGAPORE: The first Build-to-Order (BTO) project in the new Sembawang North housing estate will be launched in the July sales exercise, said the Housing and Development Board (HDB) on Sunday (Jul 6). The Sembawang Beacon project will have 775 units on offer, with a range of flats from two-room Flexi to five-room and 3Gen, and a wait time of around three years. These units are part of around 5,500 BTO flats that will go on sale this month, including those in Bukit Merah, Bukit Panjang, Clementi, Tampines, Toa Payoh, and Woodlands. HDB said the upcoming project marks the first step in its plans to "transform Sembawang North". Bounded by Admiralty Link, Admiralty Lane and Canberra Road, it is in the vicinity of Sembawang MRT station, Sembawang Mart and a neighbourhood park, giving residents easy access to existing amenities and public transport, it added. Sembawang Mart comprises a supermarket, food court and retail shops, while there are also various shops and dining options nearby. Other amenities like a neighbourhood centre, a 1ha park with playgrounds and fitness stations, and a network of cycling paths and walkways will also be introduced in the future. In a Facebook post on Sunday, Minister for National Development Chee Hong Tat said: "HDB and NParks are working closely with partner agencies to ensure that residents can enjoy convenient access to various amenities, lush green spaces, and well-connected public transport nodes." SEMBAWANG BEACON In October last year, HDB announced that Sembawang North will be a 53ha site within Sembawang town, delivering about 10,000 housing units - 8,000 BTO flats and 2,000 private housing units - when fully developed. "When fully developed, homes in Sembawang North will be well-served by a comprehensive range of amenities, green spaces, and public transport," it said on Sunday. According to HDB, Sembawang Beacon's design is inspired by the area's rich maritime heritage. It was once home to the British naval base in the 1920s, where black-and-white houses served as quarters for naval officers. "The residential blocks and drop-off porches of Sembawang Beacon are designed to incorporate elements reminiscent of these colonial houses, featuring white facades outlined by bold black frames," HDB said. "Blue accents on the block facades echo the colour of the sea, paying homage to the area's heritage." On the ground floor, black-and-white downhang screens will not only offer shade but mirror the drop blinds typically found in colonial corridors and verandahs. In addition, recreational spaces, including a playground featuring nautical motifs and elements such as a lighthouse play structure, will reflect the maritime theme. Meanwhile, the project's landscaping will "bring nature closer" to residents' doorsteps, with several green spaces such as a roof garden and an open lawn, as well as native plants "carefully selected to beautify" the environment, and attract fauna such as birds and butterflies, HDB said. Plants such as the Sembawang tree will also be planted in the common areas to create gathering places that "capture the spirit of old Singapore", it added. Additionally, features like rain gardens will be incorporated to cleanse rainwater from surface runoff. HDB said that it will continue to incorporate each town's heritage and distinct features into the planning and design of new housing areas, so that their "unique character" and identity can be preserved for future generations of Singaporeans. About 19,600 BTO flats will be launched in 2025, as part of the government's efforts to boost public housing supply and meet rising demand.
