Dubai Residential REIT becomes largest listed REIT in GCC via DFM debut

Dubai Residential REIT, a Shariah-compliant income-generating closed-ended real estate investment fund, commenced trading its shares on the Dubai Financial Market (DFM) under the symbol 'DUBAIRESI'.
Dubai Residential REIT, one of the largest owners and operators of residential real estate in Dubai, raised AED 2.14 billion ($584 million) from its initial public offering (IPO), according to a press release.
This marks a milestone for Dubai's capital markets, introducing the GCC's first listed pure-play residential leasing focused REIT and the region's largest listed REIT with 35,700 residential units under management.
The transaction also marks the first REIT to list under the UAE's updated regulatory framework and the first listing on the DFM in 2025.
Meanwhile, Dubai Residential REIT offered 1.95 billion units, which were fully subscribed within minutes of the book opening, resulting in a final offer price set at AED 1.10 per offer unit.
Dubai Residential REIT made its debut with a market cap of AED 14.30 billion ($3.90 billion) and a projected gross dividend yield of 7.70% for 2025.
In response to growing demand across all investor tranches, DHAM REIT Management LLC increased the size of the offering from 12.50% to 15% of Dubai Residential REIT's total issued unit capital.
The total gross demand surpassed AED 56 billion ($15 billion), resulting in an overall oversubscription of 26 times at the final offer price.

Citigroup Global Markets Limited, Emirates NBD Capital, and Morgan Stanley & Company. International plc have been appointed as joint global coordinators and joint bookrunners.
Emirates NBD has been appointed as the lead receiving bank. Abu Dhabi Commercial Bank (ADCB), Arqaam Capital Limited, and First Abu Dhabi Bank (FAB) served as joint bookrunners for the offering.

Abu Dhabi: The net profits after tax of ADNOC Drilling Company jumped by 21% year-on-year (YoY) to $692 million in the first half (H1) of 2025 from $570 million. The group generated revenues worth $2.36 billion as of 30 June 2025, an annual surge of 30% from $1.82 billion, according to the financial results. Earnings per share (EPS)stood at $0.04 in the first six months (6M) of 2025, up from $0.03 in H1-24. Results for Q2-25 In the second quarter (Q2) of 2025, ADNOC Drilling posted 19% YoY higher net profits at $351 million, compared to $295 million. Revenues increased by 28% to $1.19 billion in Q2-25 from $935 million in Q2-24, while the EPS climbed to $0.02 from $0.01. Quarterly, the Q2-25 profits grew by 3% from $341 million in Q1-25, while the revenues went up by 2% from $1.17 billion. Dividends for Q2 The board members approved cash dividends amounting to $217 million, nearly 5 fils per share, for Q2-25 in line with the group's commitment to delivering reliable, growing income to shareholders. The cash amount is expected to be paid in the second half of August 2025 to all shareholders of record as of 8 August 2025. The company's strong performance was mainly driven by the full operational impact of rigs commissioned in stages over the course of last year. ADNOC Drilling was awarded a $1.15 billion contract for two jack-up rigs by ADNOC Offshore in support of its growing offshore operations. The contract follows existing agreements, bringing accretive rates that generate long-term revenue and attractive returns. The UAE-based company signed a deal to acquire a 70% stake in SLB's land drilling rigs business in Kuwait and Oman. On 30 June, ADNOC Drilling announced the award of a contract valued at up to $800 million by ADNOC Onshore for the provision of integrated hydraulic fracturing services for conventional and tight reservoirs.

Mashreq's H1 2025 net profit falls 14% on higher taxes

Dubai-listed Mashreq has posted a decline in net earnings due to higher tax payments despite strong operating income . Total net profit for the first half of the year reached AED 3.47 billion ($945.4 million), marking a 14% drop from a year earlier. For the second quarter of 2025, net profit stood at AED 1.68 billion, dropping by 16% year-on-year. The decline in net profit was mainly due to a 'significantly higher tax burden' following the UAE's implementation of 15% global minimum tax, the bank confirmed on Tuesday. The bank's provision charges also went up to AED 245 million. 'Income tax expense of AED 604 million in H1 2025 up by 35% year-on-year impacted the net profit after tax,' Mashreq noted. Despite lower net profit, the bank said its operating income has remained robust at AED 6.2 billion for the first six months of 2025, supported by increased loans and advances (up by 21%) and non-interest income (up by 17%). The lender also noted that its cost-to-income ratio is at 30%, while its balance sheet and asset quality remained strong.
