North Wales shopping park secures major new retail lettings at empty units

A retail park has secured lettings for two large empty units. Island Green Shopping Centre in Wrexham had lost a number of brands in recent years, with occupancy falling to near 70%.
But Focus Estate Fund has now bagged lettings at the former Wilko and Asda Living stores. The units have been taken by Trade Outlet, a growing discount retail chain offering a mix of household goods, electricals, homewares, and general merchandise.
The brand will occupy over 45,000 sq ft combined, breathing new life into long-vacant anchor space and "broadening the value offer at the centre". Sign up for the North Wales Live newsletter sent twice daily to your inbox
Maxim Skolnick, general partner at Focus Estate Fund, said: 'At Focus Estate Fund, we specialize in turning around retail assets by identifying value-added potential and unlocking it through active management and strategic repositioning. Island Green is a clear example of this strategy in action.
"When we took over the scheme, it was facing significant challenges — several major voids, declining footfall, and underutilized potential. Today, all key units are re-let, the tenant mix is stronger, and early indicators show the centre is regaining its traction.
"This turnaround wouldn't have been possible without the excellent work of the teams at Estama and Barker Proudlove, and our in-house asset management team. There's still more to come — we're continuing to build on this momentum to deliver the strategy at its full potential.'
Alex Butler, managing director at Estama of Island Green, added: 'These lettings are a big win for the scheme and the town. We're expecting a solid uplift in footfall as the new stores open, and the leasing momentum puts us in a strong position to complete the final phase of the asset plan.'
Occupancy at Island Green has increased from 71.4% to 98.7% since Focus Estate Fund took ownership of the scheme. The centre is seeing increased activity; according to data from Euro Car Parks, the number of cars at the shopping centre rose by 23.8% compared to the same period last year.

Latest industry figures show they have risen in Flintshire, going up by 3.3% in the second quarter of 2025, to an average price of £238,455. The figures have been released from Principality Building Society's Wales House Price Index for Q2 2025 (April to June), which demonstrates the rise and fall in house prices in each of the 22 local authorities in Wales. Wales' largest building society's report also shows that there was also a 5.2% annual increase in average house prices in Flintshire, from the second quarter in 2024, where an average property cost £226,622. In the first quarter of 2025, an average property in Flintshire cost £230,902 - an increase in the second quarter of £7,553. Despite ongoing affordability pressures, the steady rise in the number of transactions - which reached over 10,000 in the second quarter (up 13% on last year) - suggests growing buyer confidence despite persistent cost-of-living challenges and elevated rates. Speaking about the Q2 House Price Index, Iain Mansfield, Chief Financial Officer at Principality Building Society, said: 'The housing market in Wales continued to stabilise in the second quarter of 2025, with prices holding broadly flat compared to the start of the year. Encouragingly, the steady increase in transaction volumes signals increasing confidence among buyers. "While market conditions remain challenging, a downward trend in mortgage rates is helping to create a more favourable environment for buyers. This shift is contributing to a gradual uplift in consumer confidence as we move into the second half of 2025.' According to analysis of HM Land Registry data, there were over 10,000 property transactions in Wales during the second quarter. This marks a 13% rise compared to the same period last year, reflecting a trend in year-on-year recovery in property sales. Flintshire saw higher prices than neighbouring counties Conwy and Denbighshire, which both saw slight drops in average house prices for the second quarter this year. Conwy saw a fall of 1.7%, to £231,282, while Denbighshire's figures fell slightly to £219,004. However, Wrexham saw a slight increase, on the quarter, with an average price of £217,998 - an increase of 0.2% annually. Iain added: 'As a business, we remain focused on being part of the solution when it comes to the demand pressures within the Welsh housing market. As of this year, we're proud to support 19 of 32 housing associations in Wales - aiming to remove barriers to help support everyone to have a place to call home. "As the report demonstrates, price growth has eased this quarter. Looking ahead, we expect the market to gain momentum. A significant factor will be improving affordability which goes hand in hand with consumer confidence increasing - especially for first-time buyers. (This is) driven by falling interest rates and more favourable mortgage terms, likely boosting demand. "With demand rising and supply remaining a challenge for buyers across the country, we anticipate renewed market activity in the second half of the year.'

Airbus secures 90 plane order worth billions of pounds

Airbus has secured a new major plane order. Avolon, a leading global aviation finance company, has placed an order for 90 Airbus aircraft. This is made up of 15 A330neo and 75 A321neo in a deal with more than £10bn at list prices. This brings Avolon's total Airbus orders to 79 A330neos and 264 A321neos. Wings for the planes will be assembled at Airbus Broughton in North Wales. Andy Cronin, Avolon CEO, said: 'This order demonstrates our strong confidence in the long-term demand for new aircraft. Our scale and balance sheet position us to support our airline customers' expansion and replacement needs into the next decade. "Both the A321neo and A330neo are in high demand, and we expect this to continue given the long-term growth trajectory for the aviation sector. We are delighted to be expanding and extending our long-term partnership with Airbus with this order.' The A321neo is the largest member of Airbus' best-selling A320neo Family and brings a 50% noise reduction and more than 20% fuel savings and CO₂ reduction compared to previous generation single-aisle aircraft. As with all in-production aircraft, the A330neo and A321neo are able to operate with up to 50% Sustainable Aviation Fuel (SAF), with a target to increase to up to 100% SAF capability by 2030.
